RENTAL RULES AND AGREEMENT
MINIMUM AGE for the Guest making the booking is 30 years of age. All Guests must be named in advance with home addresses and passport number supplied with date of birth. This will be verified at check in. Anyone under 18 years of age must be accompanied by one or both parents or legal guardians. The property is a family home and will not be rented to students or to stag/hen parties. The Owners reserve the right to refuse access to any Renters deemed as unsuitable. 
CHECK-IN TIME is AFTER 4 p.m. AND CHECKOUT is 11 a.m. local time.
No early check-in or late checkout without prior arrangement 
SMOKING is not allowed anywhere on the property. 
PETS are not permitted on the property under any conditions. 
BOOKING CONFIRMATION DEPOSIT 
A Booking Confirmation Deposit of £500.00 is required. This must be received in order to confirm the booking. This deposit will automatically convert to a Security/Damage Deposit upon your arrival. The Deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: 
• No loss or damage is done to the Property or its contents due to negligence or any other cause beyond normal wear and tear. This includes lingering odours due to cooking of or other causes. 
• No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. 
• All debris, rubbish and discards are placed in rubbish bins, and soiled dishes are cleaned and put away.
• Lighting, heating & water used responsibly and not excessively.
• All keys are left in the keysafe and house is left locked and alarmed. 
• All charges accrued during the stay are paid prior to departure. 
• No linens or towels are lost or damaged. 
• No early arrival or late departure without prior arrangement/payment 
• The Renter is not evicted by the Owner (or representative of the Owner) or the local law enforcement. 
Deductions will be made to cover costs, losses or damages if incurred.


PAYMENT 
All reservations must be confirmed by payment of a Booking Deposit. 
Advance payment of the total rental cost is required 14 days before the start of the rental period. Please make payments via your Booking Agent.
CANCELLATIONS 
Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or £50, whichever is greater. 
Cancellations (or changes) that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. 
Cancellation or early departure does not warrant any refund of rent. 
MONTHLY RESERVATION CANCELLATIONS
Monthly Renters must cancel one hundred twenty (120) days prior to check-in. Monthly Renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 
MAXIMUM OCCUPANCY 
The maximum number of concurrent Renters is limited to thirteen (13) persons or fourteen (14) if the infant cot is in use. All Renters must be pre-booked by giving name and passport number. Additional charges will be made for non pre-booked Renters to cover additional cleaning and laundry. The Property may only be used as a holiday home and Renters are not permitted to assign, sublet or charge or part with or share any possession of the property or any part of it.
MINIMUM STAY
This property requires a five (5) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the Renter will be charged the five-night rate unless specifically agreed otherwise with the Owner.
INCLUSIVE FEES
Utility costs for power, gas, water, TV subscription and Wi-Fi are included in the rental rate. Also included is a one-time bedding and towel set-up based on the number of pre-booked Renters. You are welcome to use the washing machine and drier as often as you wish to keep linen and towels fresh.

ADDITIONAL CHARGES
There will additional charges levied for additional cleaning of glassware, crockery, cutlery and cooking utensils including barbecue if not properly cleaned and put away by renters. There may also be additional charges for clearing away garbage from dustbins in the rooms and for not putting garbage out for collection by council on due days. Charges may be levied for removing bad odours arising from rubbish or cooking. Such charges will be based on commercial rates for labour to remedy these matters.

NO DAILY HOUSEKEEPING SERVICE 
Clean linens and bath towels are provided at the start of the rental period but daily maid service for bedmaking and cleaning is not included in the rental rate. However, it may be available at an additional cost at approx £10 per hour. Please notify the Owner prior to the rental period with your requirements. 
We do not permit towels, linens or any property to be taken from the Property. 
REPAIRS
The Renters must not undertake any repairs, alterations, painting or decoration whilst staying at the Property.
NUISANCE
The Renters must not do or omit to do anything on or at the Property which may be or become a nuisance or annoyance to owners or occupiers of any adjoining property or nearby premises or which may in any way prejudice the insurance of the Property or cause an increase in the insurance premiums. Unless you have the owner's explicit consent, you are not permitted to invite or entertain friends, family or other persons not registered to stay in the property.
FALSIFIED BOOKINGS
Any booking obtained under false pretences will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Only those persons pre-booked and pre-notified persons can stay in the property.  
LANDLORD ACCESS
The Renters must allow the Owner or their representative access to the house at any reasonable times of day in order to collect mail, carry out maintenance, repairs or inspections, subject to advance notice (except in emergencies).
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 
INSURANCE
The Owner will insure the Property and the contents belonging to the Owner however it is recommended that you take out Travel Insurance for your trip to cover delays, medical claims and your own property. 
DEFINITIONS
“Owner” includes all persons entitled to ownership and/or management of the Property
“Property” includes all of the Owners fixtures and fittings at the Property
“Renters” include all of the persons residing at the Property during the Rental Period.
All references to the singular shall include the plural and vice versa and any obligations or liabilities of more than one person shall be joint and several (this means they will all be liable for all sums due under this Agreement, not just liable for a proportionate part) and an obligation on the party of the party shall include an obligation not to allow or permit the breach of that obligation.
JURISTICTION & LAW
This agreement shall be governed by the laws of England
