£75.00 per week non refundable booking deposit or payable in full if booking within 6 weeks of starting holiday. Payment preferred by cheque, cash or bank transfer.

Please note the cottage can accommodate 6 maximum. (2 double beds, 1 single Z bed and a travel cot)

An additional fold away single bed with bedding and linen is also available on request at a nominal charge (suitable for a child).

Large basket of logs included. Additional logs available from owner or from local shop.
Electricity is charged at an extra cost by way of coin meter (£1.00).

Long weekend or midweek breaks offers outside main season or school holidays subject to availability from £75-00 to £84-00 per night. (Weekend and short break guests need to bring their own towels)

Conditions

Booking Terms & Conditions 

1. Booking
A provisional booking will be held for 3 working days pending receipt of a non refundable £75-00 per week deposit, or payment in full. Upon receipt you will be sent conformation by email, please check these details carefully and notify us of any errors.

2. Balance payment
Full payment of the balance must be made no later than 6 weeks prior to the holiday commencement date. Failure to do so will result in cancellation of the holiday and forfeit the deposit unless otherwise agreed.

3. Arrival and departure
You may take occupancy of the cottage no earlier than 3pm on the holiday start date (unless otherwise agreed) , please contact us no later than 48 hours before to finalise arrival time and key collection.
The cottage must be vacated no later than 10am (unless otherwise agreed) on day of departure.
If you do not arrive by noon the day after the holiday start date, without notifying us we will treat the holiday as having been cancelled by you.

4. Cancellation or changes by you
We understand the unexpected may happen causing the cancellation of a holiday, in this instance please notify us immediately. Every reasonable effort will be made by us to resell the holiday, should this happen you will only forfeit the deposit, however, if we are unable to resell the holiday the following charges will apply:-
More than 43 days = deposit only
42 to 35 days = deposit & 25% of holiday cost
34 to 28 days = deposit & 50% of holiday cost
27 to 14 days = deposit & 75% of holiday cost
Less than 14 days - 100% of holiday cost
To avoid the potential loss incurred by cancellation, we would advise that you look into, and consider taking out suitable holiday insurance. We will not be liable for any loss of monies due to cancellation.

5. Number of persons using cottage
Your holiday group must not exceed the maximum group size (4 adults, 1 child and 1 baby) if it does we can refuse to allow you to take procession of the cottage and cancel the holiday, you will not be entitled to a refund or compensation.

6. Pets
Sorry we do not accept pets.

7. Your responsibilities
You must look after the property and leave it in the same state of repair and cleanliness as you found it. Additional charges for damage and or cleaning may be levied.
You must ensure the property is secure in your absence - this means locking all exits and securing all downstairs windows.
You are responsible for your own safety during your stay. We will have no responsibility for the safety of yourself or your belongings unless as a result of direct negligence on our part.

8. Complaints
We work very hard to ensure your stay with us is as enjoyable as possible within our control. In the unlikely event this does not happen please contact us immediately and we will make every effort to rectify the problem.

9. Please show due consideration and do not cause any obstruction to access. Please park in the designated parking areas.

10. Smoking
We operate a no smoking policy within the cottage.
