- Rome Quiet Home -  Rules for Reservation –

Vacation Rental, is a kind of lodging different from the B&B. In this case, the owner/manager gives all the apartment.
The owner/manager will give the keys needed.
Price includes: 1) Starting cleanings; 2) Gas, water, electricity, 3) Bed linens and towels; 4) Necessary for continental breakfast.
Price does not include:  1) Rome Tourist Tax (Municipal Regulation Art. 14 paragraph, Decree of May 31, 2010, N78): 2,00 Euros per person per night (up to 10 nights). Children under 10 do not pay; 2) Everything that is not mentioned in “Price includes”; ending cleaning fee € 25,00.
Kitchen corner must be left clean or there will be € 40,00 charge.
The balance of the rental price must be paid cash on arrival.
Credit card is requested as security deposit.
 Time of the arrival: being the house for holidays little lodgings, managed by families, there is no a reception open 24 hours as in a hotel, so that the  guest has to contact the owner (by phone or by e-mail) to comunicate the time of arrival, at least 48 hours before the arrival, and fix check in time. 
To go to the lodging reserved without having advised about time of arrival can cause long  waiting.
This problem  cannot be reason for a complaint or a refund.
Call the owner/manager as soon as you arrive at Rome airport, main transport terminal or as you drive into the city, to confirm check-in time.
Please notify the owner/manager if you are delayed (extra fee of € 10,00 will be charged for each hour of delay after the first if not communicated before the departure of means of transport - plane, train, etc.- and not caused by force majeure).

The owner/manager will meet you at this arranged time, where the guest pays the remaining balance and  get the keys.

Check-in time: standard* check in is from 14:00 to 20:00
Check-out: standard check-out by 10:00 a.m.
Late check in extra fee: € 10.00 after h.20:00; € 20.00 after  h.22:00; € 30.00 after h.24:00; plus € 15.00 for each hour after h.01:00 a.m.
Late check-out extra fee (50% of the night rate) from 10.00 a.m. up to 08.00 p.m. (on request - subjected to approval).
 *Check-in before standard check-in time: sometimes other guests will be checking out of the apartment on the same day that you arrive.  To allow for check-out and cleaning, it may not be possible to check-in before the standard check-in time.
Please call the owner/manager at least 48 hours before your arrival, to see whether it is possible.
If a check-in before standard check-in time is not possible, you may be permitted to leave your luggage and return at the normal check-in time, when the apartment will be ready for you.
 Damages: any damage to the accommodations caused by the guest have to be refunded. 

Cancellation policy: 21 days prior the arrival or the guest will lose the payment made in advance. 
During your stay:  the person signing the rental agreement (the client) is expected to ensure that his/her guests will respect the property and their neighbours. Should that person or his/her guests not behave responsibly and respectfully, the owner reserves the right to evict the client and his/her guests from the apartment; thereby forfeiting the client's right to any of compensation. The Renter accepts the premises in their present conditions and agrees to take good care of said premises. This care includes not making any alterations, repairs or improvements and/or any removal of any personal property. The Rent or his/her Representative agrees to contact the Owner at once if an infraction of the agreement occurs with regard to damage and pay the Owner immediately the cost of repairs or the solution to the problem occurred.
Unless otherwise agreed by the owner/manager, only the number of guests indicated by the client in the booking are authorised to use the apartment.  
The apartment is cleaned prior to your arrival.  On your departure, you are required to take out the rubbish and the apartment should be left in a reasonably clean condition.
