Terms and conditions of rental 1) RESERVATIONS - All prices include the cost of electricity, water, heating, the assistance of our staff during check-in (arrival) and your stay, tourist tax. The cost of final cleaning, linen and towels are included, unless otherwise specified. 2) PAYMENT - Upon confirmation of the customer must make payment of the amount reported in the email to take charge of your booking. The final payment must be made upon arrival in cash directly to the representative or to the same owner will welcome customers to accompany them to housing. Is necessary, upon delivery of the keys, pay a deposit against damage and non return of keys. If, upon check-out will not be detected damages of any kind to the property and the furnishings, the sum will be fully refunded. In special cases, the property reserves the right to accept requests for smaller periods. For tourist rentals, for the law is no one location for more than 6 months. 4) ARRIVAL AND DEPARTURE- If not otherwise specified in the description of the arrival / departure are the following: arrival reception included in the price of the apartment between the hours of 12 and 18, starting : between 9.00 am and 12 am unless otherwise arranged. Any change of date and time of arrival must be notified by phone or email. In case of unavoidable delay in arrival, the customer must call the manager who will take care of his arrival. In the event that the owner or his representative is not traceable and we can communicate with any delay, in case the delay was not previously disclosed or if the owner can not accept a late arrival, the Customer must bear the cost of hotel accommodation. The owner or his representative who will be obliged to make an unexpected move on time outside of the agreed period the customer may request reimbursement of his expenses. The escort service is included in the price advertised at the time of booking and is valid until 18. After that time and up to 22.30 will apply a surcharge of between 25 and 50 euros the amount of the stay and, anyway, to be agreed. RECEPTION ON ARRIVAL - Check-in / reception is made at the nearest vaporetto stop (San Basilio), unless otherwise mutually agreed that might cost you. At least 7 days before arrival, we require notification of arrival and a mobile number of the customer to better organize the delivery of the keys. ANY PREMIUM TO BE PAID ON SITE IN CASE OF LATE ARRIVAL OR DEPARTURE- Inviting you to respect the agreements, and the time of our staff, and written quotes unless otherwise agreed, the following fees apply: Check-in (arrival) between 12.00 and 18.00 : 00.00 euros Check-in (arrival) between 18.00 and 06.00 : 50.00 euros unless otherwise arranged Check-out (departure) between 09.00 and 12, 00 : 00.00 euro Check-out (departure) between 12.00 and 20.00 : 30.00 euros unless otherwise arranged Late arrival (and have not informed our staff) 35.00 euros 5) MODE-ARRIVAL - On arrival the holiday-maker is obliged to present themselves in the place of meeting and presenting their passport or identity card, the owner or his representative for the registration, as required by law. 6) SECURITY DEPOSIT- The customer must pay the owner or his representative, at the time of the withdrawal of the key, the security deposit in cash and in EURO. This deposit will be refunded on departure less any damage caused to the property and any additional expenses not included in the rental price. THE OWNER OR HIS REPRESENTATIVE CAN REFUSE ENTRY TO THE HOUSE THAT YOU HAVE NOT PAID THE DEPOSIT OR PRIOR TO ARRIVAL. If a customer anticipates his departure, the owner or his representative is authorized to refund the deposit by post (less any damage and additional costs) only after having checked the inventory, and housing. The credit card details are valid alternative to the cash deposit. 7) NUMBER OF PEOPLE - REPLACEMENT OF PEOPLE - PETS- Only persons whose name appears on the booking form and mail whose presence has been registered with the competent authorities may use the property. Their numbers (adults and children) can not exceed the number of beds indicated in the catalog, or as agreed in the confirmation email, except for children up to 2 years, provided the customer brings linen. The substitution of persons during the rental period is forbidden unless previously agreed with the property. The customer is required to notify the owner at the time of booking, any pets in tow, indicating the number and size. The animals will be admitted after the communication of 'acceptance by the owner. It 'is compulsory for the holidaymaker to supervise pets, particularly the communal areas within the property. 8) ORDER - CLEANING - HEATING- The apartments are delivered clean and tidy. The bill does not include the cleaning of cooking / kitchen / kitchenette and the removal of rubbish which are edited by the customer. Failing that, the owner or his representative will charge an extra cost beyond what is owed. For the Italian rules in force, the use of heating (when switched on and off, temperature) is governed by regulations which vary from region to region. Generally the heating can be operated from October to April. Consequently, the heating, the cost is included in the rental price, it should be used during the same period. 9) EXTERNAL MAINTENANCE- If necessary, the owner or his representative reserves the right to access to carry out essential maintenance. 10) CHANGES - CANCELLATION- The cancellation of a reservation, even if replaced by another, provides for the following charges: - - from booking until 31 days before arrival: 30% of the total price of the reservation; - 30 to 15 days before arrival: 75% of the total price of the reservation; - from 14 up until the date of arrival or in case of no-show: total amount of reservation, ADDITION TO ANY OTHER EXTRA expenses. The owner is not responsible for cancellations due to circumstances beyond its control, which include: strikes, natural disasters, disease, war and nothing more due to personal responsibilities. 11) RESPONSABILITY - The contained descriptions in the situated web correct and are written up in good faith. In case of problems, the Customer obligates itself to make of its best in order to resolve them and to diminish them, to the aim to avoid the prejudgments that could some turn out. In the impossibility of being able to make it, the Customer is prayed to immediately take to telephone contact with the owner or the representative, confirming the dispute within 24 hours. The Customer obligates itself to grant to the owner or representative the time necessary in order to try to resolve the eventual problem. In defect of the communication of which over, the Customers who will abandon their lodging before the previewed date, will lose every right to an eventual reimbursement of the rent price, less than they do not have a right of legal cancellation. For every dispute introduced after the end of the stay, the Customer will not have no right to an eventual indemnification. If for causes of act of God or every other independent reason from its will, the owner had to be obliged to cancel the relative reservation to the classified lodging from the Customer, it, of common agreement with this last one, it will assign a lodging to it of equal category, on condition that the owner is in a position to offering to the such Customer solution.
