Prices include all utilities, linen, use of complementary toiletries, luxury welcome tray including home made cake, and condiments.

25% deposit is required to confirm of reservation, balance due 4 weeks before your holiday. Cash, cheques, or bank transfers only.

Terms and conditions
Contract
A booking is confirmed when you receive written (by e-mail) confirmation from us of your stay. When you sign the booking form, this you have entered into a binding contract which is subject to all the Townend Holiday Cottage terms and conditions. Please ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.
Payment
To secure your booking we require a deposit of 25%, with the balance payable four weeks prior to arrival or cash, payable within 12 hours of arrival. If booking within four weeks of arrival, the whole cost is payable on booking. Please make cheques payable to Lindsey Crossley.
We also accept payment by bank transfer. Overseas guests: Please ensure that we receive the full amount in UK Pound Sterling. We regret that exchange rate costs and bank fees cannot be borne by Townend Holiday Cottage.
Cancellation
In the event of cancellation, deposits are non-refundable. If a cancellation is made within four weeks of the start of your holiday, the full balance will be payable unless we are able to re-let the cottage. If we do succeed in re-letting the cottage, you are no longer liable for the balance. If you have already paid the balance, we will refund it to you less a £20 administration fee. We strongly recommend that you take out a cancellation insurance policy against this eventuality.
Non-availability
We would only cancel your holiday if your accommodation were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation; however if this were not possible, or were unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.



Arrival
Your cottage will be available from 3.00pm on the day of arrival.
Departure
Please vacate the cottage by 10.30am on the day of departure to allow us time to make it ready for the next guests.
Use of the property
The number of guests occupying the cottage must not exceed two. Guests must use the cottage for personal and domestic purposes only and not for commercial purposes. We reserve the right to refuse entry to the party if these conditions are not observed.
Care of the Property
All guests agree to take all reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period, as at the beginning.
The owners can require payment from guests to cover the replacement of broken items or the repair of damage, in or to the property along with any additional costs which may result; for example, extra cleaning costs.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless it is proven to have been caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.
Right of entry
We reserve the right of reasonable access to the cottage at all times, but, where possible, we would advise you in advance if access were required.
Pets
Well behaved, fully house trained dogs are accepted by prior arrangement only. Pets are not permitted upstairs or on any of the furniture. Please contact me with full details of you dog, before you complete your booking form.
