The house is in a peaceful, panoramic position surrounded by gentle rolling hills, which in the springtime are covered by a colourful carpet of flowers, enhancing the already magnificent panorama. The hills stretch out as far as the Tuscan coast, discovering along their way, the sunflower fields, vineyards and olive groves, so typical of the area. In the immediate vicinity there are delightful little mediaeval villages where you can re-discover antique traditions and savour traditional local recipes, in the typical little restaurants.

In the extensive private garden, the ideal place to eat outside and relax, guests have at their disposition an inviting 12 x 6 m- 1'40 m depth private swimming pool, available from May to October.
In case of cancellation of a booking must be paid the following penalties:
30% of the total rental price if the cancellation is made 45 days or more before the start of the rental period;
50% of the total rental price if the cancellation is made between 44 and 30 days before the start of the rental period; 90% of the total rental price if the cancellation is made between 29 and 1 day before the start of the rental period; 100% of the total rental price if the cancellation is made on the arrival day or in case of no show.
The Tuscany region

Belforte, a picturesque mediaeval village situated on an extremely panoramic hill at 550 m over the sea level, lies approx. 900 km away, is easy reachable on foot, and offers a grocery shop, a bar-restaurant and a post office.
The nearest village with more facilities, including a tennis court, is Radicondoli at approx. 5 km. Other distances: San Gimignano 40 km, Volterra 43 km, Siena 45 km, the beaches of Follonica 50 km, Florence 75 km, Pisa 110 km.

"Peace and tranquility"
My wife and I stayed here in June 2012. On arrival we were stuned by how beautiful the house, the grounds and the surrounding valleys were. The gardens are well maintained as with the house. There are numerous sitting areas outside to enjoy the sun throughout the day. The peace and quiet will amaze you as you relax and enjoy the views from the pool. The pool is lovely and warm and very large. The only negative i can think of is on the seating in the living room. There is only one small sofa which can get uncomfortable in the evening. The owner and his wife are very pleasant and welcoming and are on hand for any queries. The bedrooms are a very good size with plenty of storage space. It is very private and secluded down a windy gravel road. You can walk to the small village ontop of the hill on the otherside of the facing valley. It has a small shop for groceries and a small cafe bar. It is an historic village so has plenty of character. You location is situated central to florence, siena and san giminiano along with other historic towns. You are usually 45minutes form any of these main locations. This is a holiday location for someone to relax and unwind as the drive in the evening can be tiring in the dark. We needed to unwind so this was perfect for our needs. I would definately stay again as the house is so beautiful.
