About the home
Riverside House is a great property with its own enclosed private garden, with the river Aude at the bottom of the garden, located in a very pretty village between Axat & Quillan. It offers charm and character of a holiday home for sea, ski, and watersports options, in the South of France. You will be close to many of the Cathars castles and the sparkling Mediterranean, Spain and Andorra
It has 3 good-sized bedrooms, a bathroom (bath/shower with a magnificent view of the river), and a fully equipped kitchen. The living-room area leads directly to the 200m2 patio/ garden on the river.
We also own the land on the other side of the river(opposite our garden) which is ideal for trout/fly fishing. There is also 3 other pieces of land that we own in this village, great for the kids to explore, make camp etc or just for your tranquility.
I have lived in this area for many years, I know where the best places are!
Touist information wont find you the hidden thermal waterfall pool !
I will always offer before & during the duration of your stay, help & advice so you may make the best time of your holiday with my local knowledge of this beautiful area. For Pet owners, the garden is enclosed & we can also make you an appointment with the local vet for your return trip to the UK.
A Taxi service is available for our guest who do not want to worry about drink driving & also babysitting in the months of JULY & AUGUST!
This is the only holiday house in ST Martin-Lys with private & secure parking! There is no allocated parking in this village.
Smokers are asked to refrain from smoking in the house, lots of space outside in the garden.

Private garage (1 car) and outside private parking for 3 cars. This is the only holiday house with private parking in ST Martin-Lys. All other parking is non allocated parking (see photo of ST Martin Lys)
One bedroom has a balcony facing the patio/ garden/ river.
A BIG GARDEN BBQ & PIZZA OVEN !
There is a big heated open air communal swimming pool with slides & water falls 2km's away (see photo)
also lots of other pools close by! The river is also a great place to swim, runs by our garden!
Garden furniture available, hammocks/deckchairs/table's & chairs/parasol's (up to 12 people)
All bedrooms have garden/river & mountain views.
The garden is south facing & secure with a 3000LTR plunge pool, only available from June 30th till late Sept, depending on the meteo!
Heated Swimming pool is in the next village, 2k away.
Lots of secure storage place for cycles, motorbikes, canoes, ski equipment, roof boxes etc.
We own 3 parcels of virgin land in this village, great for the kids to explore, make dens, camp or just for your tranquility.
This year we have bought for the children, a couple of fishing rods, also a body board/beach inflatable dingies & other beach equipment/toys, also a beach tent for those young children. Two man pop-up tent & a camping hammock complete with mozzy net, also sleeping bag is available if you fancy going up & making camp in the mountain forest.
Highchair,Stairgate & cot supplied free of charge
ST Martin-lys is a very safe place for children to roam about (all the local children do!) There is also no traffic in the village (see photo of the village!) apart from cars arriving & parking.

The Languedoc-Roussillon region is reputed to be the sunniest in France (a "Mediterranean Climate") and boasts a long coastline of the sparkling Mediterranean and its beautiful sandy beaches and fishing villages.We know where the best places are! Please ask us! (Secret location of the hot waterfall)
The beaches in this area are by far some of the best in France! but you have to know how to find the ones the French try to keep for themselves.
I will help you to find the beaches that suits your needs best.

The Aude benefits from an unusually rich wildlife, with great visual contrasts and a fascinating history : mountains, rivers and lakes, ancient cities, towns, villages, thermal springs, abbeys and cathedrals, castles, notably the famous mountain fortresses popularly known as Cathar Castles.
It possesses a number of World Heritage sites, including the medieval fortified town City of Carcassonne, the Canal du Midi, and the Pont du Gard.
It is only one hour drive to the beautiful mediterranean coast and 45 mins to the breathtaking Pyrenees for skiing, or walking. It is also only an hour and a half drive to the border of Spain, and about 2,5 hours from Barcelona.
Many water sports are possible including Canoeing, Rafting, Kayaking, and in season some Skiing in the Pyrénées, with a choice of many resorts, the nearest being Camurac, for all grades of skiers, including Les Angles, Puyvalador, Formiguères, Font-Romeu and Ax Les Thermes, all within a 45 min drive away.
The Quillan / St Martin Lys area
St Martin Lys is a small mountain side village overlooking the river Aude and surrounded by forests.
St Martin Lys is situated 2km from Axat, with its local shopping,amenities & a large outdoor family pool and 7km, Quillan, a larger market town, with restaurants and supermarket shopping available.
Esperaza host the famous sunday market, by far the best market in Languedoc & Rousillon
Many recreational activities are offerd in the area (Quillan, Axat, Belvianes ) : horse riding, kayaking, canoeing, rafting, hiking, climbing and cycling , walking, swimming in lakes,deep gorges and dark caves to visit .
Beach! There are too many to mention, but a few we prefer are Racou, Colliour, Canet & Argeles.
There is a man-made beach called Puivet its 24klm,s away.
Quillan has a number of great shops, restaurants and bars. You will find traditional goods and sample local products and crafts in the town market on a Wednesday or Saturday, or in Espéraza market on Sunday morning. Festivals, concerts and night markets take place in summer.
Several white water rafting companies operate within a 3km radius around ST Martin-Lys.
We highly recommend RODEO RAFTING (see photo) & we can offer discounts with them to everyone that stays at our house this year!
The famous Yellow train starts at Axat next to the open air summer pool, 2km's away by car.
There is a outdoor swimming pool in Axat (2km) open only in the french summer school holidays, closes 31/08/12! and a indoor/outdoor one in Quillan open all year long.

Arques lake, near the horse riding place, another school is now only 1.5k away.
Mont-Bel, an impressive mountain lake.
Renne les Bains a thermal town.
Ceret a beautiful artist town, once home to the famous Pablo Picasso.
At one hour drive, several beaches : Canet, Argelès, Saint-Cyprien.
Further on the coast, visit the charming and typical village of Collioure and the rocky beaches of Port-Vendres.
Boat excursions are available too.
In the winter, grab your skis and head to Camurac where you’ll find 16 slopes. There are also facilities for snowshoeing and cross-country skiing.
High mountain Ski resorts in Andorra.

Gorges de Galamus and its hermitage & chapel built into the cliff face.

Tree walking in Quillan and Alet Les Bains.
Nebias and its natural labyrinth.
Walking in the Hills and Mountains: many options for all ages and abilities.
Limoux (23 km) is the home of the famous "Blanquette de Limoux" and well known for its Carnival in February.
Rennes Le Château and its mythical link to the Holy Grail (see the Da Vinci Code & photo!).
Rennes Les Bains, a thermal town with its thermal springs & there is also a secret one & we will share details of how to find it.

Nearest railway : Quillan (7 kms) but this line only goes to Carcassonne, if you are looking to get to us by train then Perpignan is by far the best train station.

Colin, the manager, was a great help before and during our stay in what was a lovely location. The garden was perfect; secluded and peaceful with the river running alongside. The house was cosy and well-equipped. Beautiful, friendly village. Best day ever - Rodeo rafting! Loved it! Fantastic restaurant just down the road and so many great places to visit whether in the mountains or the beach. Hot rock pool/waterfall was an experience! Would highly recommend. A lovely house, unique and special, comfortable as a family home, and a very pretty garden with a river at the end of it! Has a prime location in the village, where everyone was friendly and helpful to us (not every village is like that!). Made some excursions to the beach, but our favourite thing was the secret waterfall/hot springs nearby, a great place for swimming, hardly anyone there - see if you can persuade the locals to tell you where it is! We will definitely be back... Response: Thankyou, we are happy that you enjoyed your stay. The hot waterfall is a very unique & special place. What a beautiful house! & a very big thank you for showing us the natural heated pool with hot waterfall, we spent a whole day swimming in the pool & we had it all to ourselves. Also we went to Collioure for the 1st time, its just one of those places you will always want to go back too.
The house itself is stunning, what a location! relaxing on a hammock in the garden, hubby doing the bbq, listening to the river go by, bliss! & we even plucked up the courage to follow your directions on how to get too the cross that overlooks the village, what an amazing view.
The quality of service is second to none, Colin really does know the area like the back of his hand & nothing was ever too much trouble, we had help from the start to the finish.

MONTHLY SEASON's ( Sept till June) charges, prices do not include utility, please enquire regarding utility charges. The prices are negociable on bookings of more than one month. All will be done with a normal French rental aggrement/contract.
