Greetings and welcome to our warm 'Pearl in the Sky' family condo, unit 22CD, Tower 2, Manhattan Parkway Residences, Araneta Center, Quezon City! Enjoy your stay at our spacious 1 bedroom and 2 bathrooms 45 sqm unit where 4 sleep comfortably. Relax with the sunset as the night falls onto the city and experience breathtaking night view of the Araneta Center. “Pearl In The Sky” has a direct view of the famous Araneta Coliseum.

1. Condo Rates

Our rates include water (faucet only), unlimited WIFI, unlimited landline phone within Metro Manila, Cable TV, use of gym, toddlers' daycare, outdoor gardens, games room, basketball court (see guidelines for use in our 'Pearl in the Sky' booklet available at the condo) and swimming pools (adult pool, kids' pool, outdoor jacuzzi - kindly check swimming pool rules in our 'Pearl in the SKy' booklet available at the condo). For electricity use you will choose one out of the two options mentioned under each section, except for a 3 nights stay, electricity is included in the rate.

PER NIGHT (MINIMUM OF 5 NIGHTS) = 65 USD per night, for 4 persons.

Note 1: When electricity is not included, we take meter readings at check in + check out and you have total control on your electricity consumption.

2. What You May Expect From Us

At your arrival we will offer you the following: A 'spring cleaned' unit. Fresh mattress covers + bedsheets. Four clean towels. Two bathroom tissue rolls (one for each bathroom). Four medium size mineral water bottles. Ten large trash bags. Hand wash liquid. Washing liquid for kitchen utensils. Cleaning materials. We are responsible for changing all linens when applicable and our guests take the charge of replenishing household needs for the continuation of their stay. At the end of their stay guests may depart with all the household goods they purchased.

Cleaning of the unit and Trash disposal ?

When guests stay 10 nights+ we offer one free cleaning service with change of bed sheets and towels. For those staying 14 nights+ we will clean the unit for free, with complete change of linen, once a week. In between, guests take charge of cleaning and trash disposal.

In Need of Urgent Help?

Since our family home is close to our condo we offer quick response to any urgent help you might need.


Guests can avail of our parking slot in the residential parking area for free. We will need photocopies of the vehicle's OR (Original Receipt) and CR (Certificate of Registration) to process the access to the parking slot. This is the residents' parking area and has 24 hrs security surveillance.

For additional parking, guests can use the pay parking at basements 1 and 2. Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

3. What We Expect From Our Guests

Smoking is NOT allowed inside the condo or within building premises.

OVERNIGHT STAY: People other than those formally approved by the building administration may not stay overnight in the property. The building management will not allow this for security reasons. Any additional person to sleepover must be made known to the owner in advance so that a supplementary staying permit may be granted. Your security is our top priority.

VISITING GUESTS: There is no limit to how many guests can visit those staying at the unit. However, the unit can only contain so many people at one time. An average of 10 people at one time looks like enough. Do take note that this is a residential place and no noisy parties should be held in the unity. The security guards patrol the buildings and will report any noise disturbances. They also have the right to intervene if they feel other residents are being affected by such noise.

PERSONAL SAFETY: Guests are responsible for their own personal safety. The owner of the condo and staff of the building are not responsible for any accidents, injuries or illness that may occur while on the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

CARE OF OUR CONDO: Guests are expected to keep the property and all furnishings in good order. Only use appliances for their intended uses.

Pets are not allowed. Take note, some condo owners keep pets and guests might see them. However, for hygiene and cleanliness purposes, this unit does not accept pets.

Housekeeping: There is no daily housekeeping service. The maid will clean the condo for free once a week. Guests will take the responsibility of daily cleaning and daily disposal of trash. Keeping trash for longer than 24 hours may attract ants and insects. For your own comfort, a quick trip to basement 1, by using elevators, will keep the place ant free and insect free (see instructions on trash disposal in our 'Pearl in the Sky' booklet).

USE OF TOWELS: Guests may use the towels when going to the swimming pools. However, we only change the towels once a week. We suggest you bring beach towels for use at the swimming pool. Loss of our towels will request a payment of 250 PHP per towel loss. We will not accept other towels to compensate for loss. This is because we need to guarantee that the replacing towel is the same quality as the lost one.

BATHROOM: Do not flush anything other than toilet paper in the toilet unit. No feminine products should be flushed at anytime. Kindly check for possible water leaks while using the facilities and alert the owner immediately.

Greenhills is a must stop and one of the best markets around. The shopping centre combines traditional shopping with an undercover market with small stalls selling everything from jewelry, watches, mobile phones, furniture, clothing, shoes and sunglasses. It's an experience, but be warned no A/C so it gets hot in summer. Prices are good with plenty...

Greenhills Market Staff

Take time to get to know the people. Be first to buy and get the money blessing. Most of all have fun and haggle hard. Allow 1-2 hours minumum for a non shopper and all day if you really want to go nuts.

Cathedral of Manila

A magnificent Cathedral open to the public located within walking distance of Fort Santiago. I would recomend starting at Fort Santiago then walking back down General Luna St and checking out the small selection of shops and local restaurants of the old city.

Fort Santiago, Intramuros

Fort Santiago Gate is part of one of the oldest Hispanic Stone fortresses in The Philippines. It is located in the northern part of the Walled City at Intramuros. A small entry fee and you can wander and have a look around this historic site. Alternatively you will get offered (more than once) a guided tour on foot or by horse drawn carriage.

Intramuros Old Buildings and Restuarants

There are some great examples of original architecture here. A lot of the area was destroyed in World War II when the Americans bombed the Japanese located in the area. Some of the original buildings exist and many have been restored or rebuilt. We stopped here at The Intramuros Hotel. Try the Pork or Chicken Adobo for a taste of a local favourite.

Greenbelt Shopping Mall Restaurants

So much to see here at Greenbelt and if you are looking for shopping and a very very wide choice of restaurants then this is the place. Its in Makati and very modern and quite fancy especially compared to what you might see in Ortigas). Some travellers commented that they thought Greenbelt was by far more impressive than anything they had seen in Australia. And at the end of a day what can be better than Pinkberry Ice Cream. Service here (as most places in Manila) is super friendly.

"NIce accommodations"

close to everything, shopping, restaurant ,transport and public market with fresh seafood. owner is always in attendant whenever you need some thing for the condo, a big "A" plus to the owner for his generosity.

"A Must-Rent Condo"

This condo at Manhattan Parkway is a must-rent. Great high floor on the 22nd, nice open and panoramic view of the Araneta Coliseum as well as its surroundings including Gateway, SM, Shopwide, and the endless shops. It is at the center of almost everything that anyone would need while on vacation – malls, MRT/LRT, entertainment, restaurants, bus stations, and banks/ATMs. This condo is a wiser alternative to a hotel and is offered at a much lower price. The condo is very organized and is a good-size unit – with a spacious bedroom, 2 bathrooms, a double bunk bed (for kids or extra family members), and plenty of towels. It has the typical kitchen appliances, dining table/chairs, and even an office desk. Security at the building is topnotch. And to top all this off, the owner, John, is so considerate and easy to deal with… he will make sure that you would have the most pleasant stay in his condo.

First of all I would like to thank the owner John Gappy for his hospitality and kindness and I've enjoyed my stay and my extended family on his condo it was almost perfect , it is really a pearl in the sky " ha ha. I will definitely come back here in my future holidays.

Love the location- everything is accessible. Laundry shop is walking distance. Jolibee is just next to the building, 24hours convenient store and even the bookstore where I can grab some books to read. The unit is good, I like the idea of having kitchen stuff available since I love cooking. Supermarkets are everywhere. There are restaurants/ cafes / bars that serve alcohol drinks around, if you are not up to it, you can just stay out at night walk around araneta/ gateway, pretty sure youll find a great place to eat. John is fantastic. Everything is organise. We talked before my arrival date, ensuring everything is okay. Then he personally welcome us the night of my arrival. Other people in the unit are very polite and helpful. I highly recommend this place.

"Great place to stay in Quezon City...Great Value for your Money!"

I stayed here for 2 weeks with my girlfriend and we really enjoyed it. Anything you need is within a few blocks walking distance. The Condo is very clean inside and everything works great. It was very convienent to have the two bathrooms because my girlfriend takes forever to get ready :-D It's got hot showers in both bathrooms as well. It has an AC unit in the livingroom and the bedroom which served me very well because I easily get hot, so it was always very comfortable inside. There is also a fan you can use which works great. My electricity bill for 15 days ran about $50 US. It was a very reasonable price and we ran the AC a lot. We used the kitchen quite a bit and the induction stove top cooker worked really well for limited cooking and we used the rice cooker a lot. The view from the 22nd floor is really nice and you can see Araneta Center and all the activity. The wifi was really good and fast for the Phillipines and reliable. The condo is very safe and secure and theres always at least one doorman at the lobby door. There is a SaveMore grocery store right around the corner where you can get all your food and they even have a currency exchange right inside. I preferred going to this store because it wasn't very busy and we could get in and out quickly and it had AC inside. If you goto Araneta center..there is a ShopWise grocery store which is a bit cheaper and bigger, but it is VERY crowded and hot inside. There's also movie cinemas, malls, all kinds of food places, farmers market, all in very close walking distance. It is very easy to get a taxi right outside the condo as they are everywhere. Taxi ride to Greenhills shopping center is bout 10 mins away and costs about $3. Greenhills is a huge shopping place with everything you could imagine and hard to see everything in one day there. One of my favorite street foods was right across the street from SaveMore was a little food cart with really good Sio Mai. I always got the sharksfin and my girlfriend loved the beef. It was like 50 cents for an order. Food is very cheap and delicious around here. The location of the condo is very central and safe. It really is a great value if you want to stay in the city. The owner John is very professional and helpful and lives nearby and always willing to help with anything you need.

"Safe place in Manila"

The good: 1. Top friendly and welcoming owner who will attend to all your needs and questions. First time we stayed it was not a 100% clean and some lamps were broken. We pointed it out to the owner. Second time it was spotless and everything fixed. AMAZING. 2. Apartment with good security. 3. Free car park. 4. Well equipped apartment with excellent appliances. 5. Very central with excellent shopping and good subway connection. Not so good: 1. A bit noisy if you come from a western country but I guess most places in Manila will be like that. Will we stay again? 100%

"Absolutely worth your money."

My wife and I together with our 12 year old daughter rented the Pearl from Jan 7, 2014 for 1 whole month and it is worth every penny. Location is excellent and owner is very receptive and organized and assigned covered parking is secure and very close to the elevator. LOCATION: Right in the heart of Cubao. We have a driver who lives in Alabang and he says it takes him less than an hour via LRT to get home. Currency exchange store I recommend is Czarina at Farmers and is less than 5 minutes walk. Gateway Mall is about 2 minutes walk. A 24 hr Jollibee by the lobby and a Tropical Hut Hamburger a minute walk away as well as a 7 eleven and an SM Shop More which is a bigger grocery just around the corner. Farmers Market is just a 10 minute walk where you can buy all the freshest sea food and other produce. Ali Mall and Shopwise is of the same distance and the provincial bus station to Bicol is also very close. And here's the kicker, if you like to gamble or see some special entertainment i.e. live shows, 24 hour movie theater etc. Right by the lobby, there is a shuttle van that will take you to Resort World and back until the wee hours of the morning. We did not use this van though since we had a ride and a driver throughout our stay but I want to mention that it is available if needed. Now on the south side of the building is Aurora Blvd which is a very busy street but if you go across there are wash and fold shops that charges by weight of clothing. Also a water refill station where you can get your $3 dollar bottled water jugs refilled for less than a quarter. ROOM and Amenities: The Pearl has one bedroom and 2 bathrooms with hot and cold showers. Kitchen with all utensils is on the left side as you enter and the living room straight up and the 1st toilet to your right. We did not cook at all since food is cheap in the Philippines anyway and my mother who lives in Fairview is always cooking so we never get to test the culinary amenities of the place. The bedroom door is on the far left side and the space outside the door fits about a balikbayan box and a suitcase. The bedroom has a comfy king size bed with colorful beddings, ample cabinet space and working desk and an impressive view from the 22nd floor facing Araneta Center. The room is big enough that a bunk bed fitted comfortably on the far left side of the room right behind the big cabinet. Our daughter did not sleep in this bunk bed since she opted to sleep by the couch so she can watch TV all night long if need be. The bunk bed became perfect storage for our stash of pasalubongs, clean laundry and etc. The bathrooms are small but we're happy there's 2 so waiting to use one is not an issue and guests who need to use one can utilize the one outside the bedroom. There are 2 A/C units which worked fine since the weather was on the mid 70s to 80s during our stay. Entertainment and other amenities: 2 flat screen TVs with cable, a landline phone and a wireless wifi with good connection. Water bill is included but electricity usage is separate. Our electric bill was about $50 US for a month stay although we were out of town for about 12 days and basically uses the place only at night to sleep in. Owner John is very professional and articulate. He lives close by and always a phone call away if needed. He is very organized and fair to deal with. All our communication prior to our stay were via email and he is prompt in replying back to any concerns. Overall: My family is very satisfied with our stay and highly recommends the Pearl in the Sky to any traveler wishing to have a safe and clean and affordable place to stay while in Manila.

"Excellent rental"

Location is good. Close to Araneta Center and a number of Cubao malls. Nice apartment and John is an excellent host. Everything was as described in the rental listing. Internet was fast and reliable. Decor was pleasant. Front desk was good to deal with. Easy access to the Blue (MRT3) and Purple (LRT2) lines. Taxis readily available day and night. Note there is only minimum cooking facilities in the apartment - two electric rings if I recall correctly. The one negative about this apartment is that there is no garbage chute in the building and you have to bring your garbage down to a room in the building basement car park. I would be happy to stay in this rental property again.

Thanks for this review, I take note of the garbage disposal issue and I have a solution to that for our future guests.

"Wonderful Experience"

I absolutely adore this place! Perfect for tourist specially who's really busy and just want to do everything all at once in matter of few minutes, around the block there's a lot of restaurant from fast food to fancy dinner. shopping mall, grocery stores and entertainment places name it and you will find it there!! and while staying to Manhatttan we felt like were secured because of the 24 hours security and they are all friendly and helpful if you need directions or ask questions they would happy to help you. We stayed at 22 floor, view at night is so beautiful, we don't need to turn on the light because of the light coming from the outside. we had a very wonderful experience staying to this place! All worth it! I want to say thank you to Mr. John Gappy for accommodating us to his wonderful place, were glad we found this place... We will be back for sure!

It is our pleasure to share our second home, the "Pearl in the Sky" condo, to all our guests. We have taken into account our previous friends' comments, requests....and now our spacious bedroom has a double decker bed in its side entire family can now enjoy their vacation nights sleep!

"Highly recomended"

What i like about the place is in central area for shopping, dine in, movie theater, MRT station, leasures. Easy access to other part of Manila. I like most is the owner, his very easy to talk to, showing care for his tenants and making sure they are satisfy, very accomodating person. I would recomend his place to our friends for sure and we definitely come back if we needed a place to stay.

Our 'Pearl in theSky' condo was meant for me to live there...and blessings led me to a home just close by. Renting out our condo now means sharing the human warmth that people needing vacation are seeking. It is our pleasure to listen to our guests' needs and respond positively.
