Fotini is a brand new luxurious seafront villa in Protaras / Cape Greco in a beautifully designed gated development.
Outside it has its own private swimming pool and landscaped garden with chairs and sun beds for six and a gas BBQ. Relax overlooking the sea and shoreline which is ideal for snorkelling (using equipment provided in the villa). It's a 5 minute walk along the shore to the local beach or a few minutes further to Konnos beach with its water sports facilities.
The villa has two stylish and comfortable double bedrooms (one en suite) and one pretty twin. Cool marble floors and tables on the ground floor are complimented by comfortable leather sofas. Fotini has free high speed Wi-fi internet access, LCD TV, satellite receiver, DVD player, Nintendo Wii console, iPod/mp3 docking stations and a local mobile phone for your use. The twin bedroom also includes a TV/DVD and Playstation 2 console. The kitchen is fully equipped with washing machine and dishwasher etc. so everything you need is to hand. Fotini is designer furnished and fully equipped to provide everything you should need. The local satellite system provides hundreds of TV and radio channels and local TV. Wireless broadband internet access is provided for guests who have laptops and the Ipod / MP3 docking stations in the Sitting room and master bedroom can also be used with your laptop to play your own music or internet radio.
We have provided the latest Nintendo Wii games console with two wireless controllers so you can play virtual sports such as tennis, golf or bowling and other games - If you have other favourites please bring them with you. There is a separate Playstation 2 console and TV/DVD player in the twin bedroom.
The DVD player will play both DVDs and CDs and the MP3 speakers work with any player with a standard headphone socket.
A local pay-as-you-go mobile phone is provided for guests use whilst staying in the villa.
The kitchen is fully equipped including dishwasher and washing machine and plenty of crockery, glasses and utensils.
The bedrooms are furnished in contrasting styles with designer fabrics and accessories. The linen is Egyptian cotton with anti allergy pillows and duvets. All bedrooms have air conditioning (hot and cold) and duvets are available for use in the winter.
The master bedroom has a balcony overlooking the pool and sea, a fitted wardrobe which includes a safe for valuables and a chest of draws where you will also find a hair dryer. It has its own en suite shower with WC and basin.
The 2nd bedroom on the front of the villa also has beautiful sea views, a large fitted wardrobe, console table and mirror.
The 3rd bedroom is a twin room but the beds can be put together to form a double if required. It also has a large fitted wardrobe, console and mirrors, TV/DVD and PS2 console.
Child cots and high chairs can be provided on request.

Outside the villa includes a private pool and a sunny lawn which runs to the shoreline. There are six sunbeds plus dining table and chairs for six and a gas BBQ.
Villa Fotini is located on the shoreline, on the Cape Greco side of Protoras. This area is only a few minutes drive to Protoras centre with its famous Fig Tree Bay beach, restaurants, bars and other attractions and five minutes to Agia Napa with its wide beaches and nightlife. Between these two towns is the beautiful unspoilt area of Cape Greco with stunning coastal views and walks.
The shore opposite the villa is popular with local fishermen and great for diving and snorkelling. The nearest beach is only five minutes walk away or a few minutes further in the other direction (or two minutes drive) is the popular Konos beach and the 5 star Grecian Park hotel, which provides a variety of water sports.
Youll find diving, excursions and scooter or buggy hire shops in Protoras and in Agia Napa there is a large water park and boat trips from the harbour. Lovely local restaurants are within walking distance or just a short drive from the villa, as are supermarkets and small bars.

The cost of the villa is fully inclusive of air conditioning etc and linen and welcome pack of food and drinks. A high chair and child cot can be provided on request for a small additional charge.
The villa is suitable for children but bear in mind that as the villa faces directly onto the shoreline there is no fence to spoil the view and therefore the garden is open to one side.
Conditions
The villa is non smoking but it's perfectly OK to smoke outside the villa.
The Famagusta region
Famagusta is the island's most popular tourist region providing the finest beaches on the island - the most popular being Nissi Beach and Grecian Bay at Agia Napa and Fig Tree Bay in Protoras - and some of the best weather. Generally the weather through most of the year is fantastic but this part of the island being well away from any mountains is virtually cloudless through most of the summer.
Apart from the larger beaches there are scores of smaller beaches and no shortage of other activities and entertainments. Cyprus of course has many historic and cultural sites, beautiful villages and a mountainous area high enough to provide winter skiing.
Activities available in this area include every variety of water sports including Scuba diving, plus walking, cycling and horse riding etc. If you stayed in this area for two or three months you would be able to visit a different restaurant every night and there is evening entertainment to suit all tastes.
The Protaras / Cape Greko area
Villa Fotini is perfectly placed to explore the Protoras and Agia Napa areas.
There is a small supermarket within walking distance of the villa and larger supermarkets on the main Protoras road and in Paralimni. The nearest beach is just a few minutes walk from the villa, along the shoreline which is very sheltered and ideal for children. A few minutes further in the other direction is the popular Konos beach, below the 5 star Grecian Park hotel, where you will find a variety of water sports. Beyond this is the scenic conservation area of Cape Greco with its famous sea caves popular with divers which also provided wonderful walks.
You'll find diving, excursions and scooter or beach buggy hire in Protoras and in Agia Napa the Water World Water Park, Luna Park funfair and boat trips from the harbour. Lovely local restaurants and bars are within walking distance or just a short drive from the villa and if you have a large party or wedding we have Villa Maroc, on the same development.
Agia Napa probably needs no introduction with its Karaoke bars and clubs around the Square it is said that the resort never sleeps. But Agia Napa also has historic and cultural sites such as its beautiful monastery, and museum of the sea.

Villa Fotini villa is a brand new front line villa located on the Cape Greco side of Protoras in a high quality gated development.
It is 40 minutes from Larnaca Airport, two minutes drive to the centre of Protoras in one direction and two minutes to the beautiful conservation area of Cape Greco in the other, and five or six minutes to Agia Napa.
The villa is within walking distance to the Grecian Park Hotel, local restaurants and a supermarket and is an ideal location if you are attending a wedding at the hotel. We have a 2nd villa in the same development if you need two villas close to each other.

We had a wonderful time in the Villa Fotini, it is really lovely and we loved the decor and basically everything about it (our daughter in particular the Playstation and the Wii of course...). We spent a lot of time swimming, snorkelling, scuba diving and walking in the nature reserve and had a great time. I also would like to mention that the service of Oceanview was impeccable. They are very well organised, extremely helpful and very friendly and the house, pool and garden were in perfect order. We can definitely recommend this villa. |

We booked this Villa direct with the owner last year and had an amazing time, so much so we returned again this year. The Villa is beautiful! It has lovely modern furnishings and on both occasions was spotless on arrival. The pool cleaner came 4 times in 10 days and the location of this villa is perfect. It is in a lovely and quite gated street (which is also maintained to a high standard) and is just a 2 minute walk to a lovely beach. You are away from the hustle and bustle of Protaras yet only a five minute drive (too hot to walk when we go!) from all the restaurants and bars in the town. Everything you could possibly need is in the villa and the welcome pack has all the instructions for the appliances and places of interest. The wi-fi is of a high speed and connectivity no problem. This villa is suitable for all ages, our 8 year old loves it there! The booking process with John is easy and straight forward and he is very helpful. Thanks again John! |

Just returned from 9 wonderful days at Villa Fotini. It was decorated just to our taste, was spotlessly clean on arrival and we found the Villa to be in a perfect location- so peaceful, yet only a few minutes drive from Protaras just as described. The pool was cleaned 3 times during our stay so was kept lovely and the welcome pack on arrival was perfect for a drink and breakfast the next day as we did not arrive until very late in the evening. We have all said that when we return to Cyprus, Villa Fotini is the only place we want to stay! - Kate Aug 2010

We had the pleasure to stay 2 weeks in this fantastic villa in May. The villa was perfect for all ages with a location at the shore with a breath-taking view!! Everything that was promised in the description was accurate, included the beautiful little path to a sheltered and calm sandy beach only 5 min. away! And it WAS 5 minutes!! Everything was clean, well equipped, and the pool was fantastic for grandparents and the children! We felt at home, and would recommend this to friends and family! We stayed in Villa Fotini in Feb 2010 and had a very relaxing holiday. The villa is classy, furnished to a high standard and the kitchen had everything in it that we needed. It's more spacious than it looks in the photos and well cared for. Our family had a fantastic time in this villa and we would definitely recommend it. It is on a quiet gated development just by the sea, very smartly furnished with a lot of extras and lovely bedrooms. The villa has its own pool which isn’t overlooked and it's very clean. Our friends stayed at Villa Maroc which is owned by the same people and just over the road. We found some nice tavernas and bars recommended by the owners and loved the cliff bar at the nearby Grecian Park Hotel. This is a beautiful villa. Nice pool, cleaned twice a week, everything you could want in the kitchen and a short walk or an 8 Euro taxi into Protaras to eat. There is a supermarket at the top of the road which sells most things. For fresh meat and fish you would have to drive 10 mins into Paralimini. I would return in the future, it is peaceful, classy and well positioned. Don't miss out on the beautiful beaches and snorkelling a few mins walk from the villa – Janie July 2009

Payment is accepted in Euros or Sterling and we accept payment by bank transfer and major credit and debit cards.
Discounts are available for bookings of two weeks or more and for early bookings.
The costs are fully inclusive of air conditioning etc.
We can supply cots and high chairs for a small daily charge of 5 Euros.
Bookings of 5 days are available where gaps in the calendar do not allow for a full week's booking and late bookings of less than 5 days may be available, in which case bookings of 1- 2 days will be subject to an additional charge equivalent to one extra day and bookings of 3-4 days and additional charge equivalent to half a day.
The villa is suitable for families including children but please be aware that we do not accept bookings for any other groups under the age of 25 or single sex groups and all bookings are subject to our terms and conditions.
