The property is a detached 2 bedroom fully air conditioned villa with private pool, terrace, pergola and BBQ. The first floor consists of 1 double and 1 twin room and family bathroom/shower.
Outside there is a large patio and terrace area with table and 4 chairs where you can enjoy alfresco eating and even cook outside on the BBQ provided. A large wooden covered pergola has been installed to allow shelter from the sun if required or to enjoy lunch under. 4 sunloungers are also provided for relaxation on the south facing terrace next to the pool
There are loungers for around the pool to get a great tan and an outside dining table and chairs on the patio for serving up food off the BBQ! The villa is ideal for children, with the pool, paddling pool, local satellite television, DVDs and outdoor toys provided.
The Villa is ideal for people who want a quiet, relaxing holiday close to the beaches but still being close enough to enjoy the bars and restaurants for the evenings. Plus, Protara and Ayia Napa are only a short journey away so ideal for more lively nights out...

The 2 bed villa is fully air conditioned throughout and comprises of a large open plan lounge area which is complimented with a curved leather sofa bed seating up to 6 people. There is a 32" flat screen TV, complete with DVDs and local Satellite TV, with a good selection of books/DVDs & music CDs.
The ground floor consists of an open plan kitchen, dining and lounge area complete with a downstairs WC. The kitchen is equipped with all the necessary equipment required to cater for a large family.
The kitchen is finished to a high standard and includes toaster, kettle, microwave, electric oven/hob, washing machine, fridge/freezer and all the cutlery and crockery required for a very comfortable stay. The dining table seats up to six people.
The bathroom is fully tiled and has a bath with overhead shower, WC and sink with vanity unit. There is also a downstairs WC, with wash basin.
Both bedrooms have sea views from the balcony and of the local landscape. The main bedroom has patio doors which lead to the balcony overlooking the pool and where you can enjoy watching the sunset. There is a double bed and fitted double wardrobes, 2 bedside cabinet with lamps and dresser table/mirror with stool.
The second bedroom has twin beds this also has fitted wardrobes, bedside cabinet, lamp and large mirror.
Further details outdoors:
From the lounge there are patio doors leading out onto the terrace patio with a side kitchen door leading to the wooden pergola. There is an outdoor table and four chairs to enjoy your meals in the lovely sunshine or to take a break in the shade under the pergola.
In the front of the property, which is south facing, you will find the fantastic pool, around which has plenty of room for the 4 sun loungers allowing you to relax and tan in that glorious Cyprus sunshine. 1 beach towel per person is provided in the Villa for use in the Villa or the beach.
There is an outdoor terrace, traditional cypriot charcoal BBQ and landscaped garden, wooden fencing around the perimeter gives that extra privacy.
There are numerous external lights around the pool and terrace areas which light up the pool and villa in the evenings making it feel warm and romantic.
There is a paddling pool provided for the children not ready for the pool and numerous lilo's and water rings for the pool and a bat and ball game is provided for the children.

We do not allow smoking inside the villa but you are welcome to smoke outside.
A non-refundable deposit is required of 20% of the total price at the time of booking.
Balance of holiday is due 6 weeks before departure, including a refundable breakages deposit of £150.00, refundable within seven days, if not breakages reported.

The Famagusta region
The golden sandy beaches of the Famagusta district stretch out in the eastern corner of the island and are considered to be the finest of all Cyprus, with their extensive golden, sandy beaches clear turquoise waters they attract many vistors year after year.
The Famagusta District has a huge amount to offer holiday makers as it encompasses Pernera, Kapparis, Paralimni, Protaras, Ayia Napa, Deryneia and Cape Greco (nature conservation area) to name just the most well known locations. The local zoo, complete with viewing tower is only 5 minutes walk away where you can view the ghost town of Famagusta.
Cyprus enjoys 340 days of sunshine per year and sunshine is in abundance particularly between April and September, when you can expect the temperature to be 30 degrees and higher. The plentiful beaches and coves provide a refreshing breeze, and evenings are warm and airy.
Paralimni provides a combination of the old and new side by side, with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer. Protaras is a lively family orientated resort benefiting from the best white sandy beaches on the island and has a multitude of attractions from bars, nightclubs and restaurants to wonderful beaches.
Ayia Napa – the most well known resort to British tourists – has wonderful, white sandy beaches, a water park and museums and galleries. It also has lively night-life and some of the best restaurants on the island.
The Protaras / Pernera area
Pernera is one of the closest areas to Protaras, there are two local beaches, restaurants, taverna's, bars, shops, supermarket and bakery all within a 10 minute stroll of the villa. Pernera has the most beautiful harbour which is situated alongside the Golden Coast Beach for you to soak in all that glorious Cyprus sun, which is just a 10 minute walk from the Villa.
The bars and restaurants offer great entertainment and food for families, couples and groups of friends. For eating out there is plenty to choose from Chinese, Indian, italian, Mexican or a steakhouse restaurant, pizza hut, kebab and fish & chip takeaway amongst others. For local entertainment the 'Windmills' which is a hotel, bar and restaurant opposite 'Knights pub', has entertainment every night which includes a hypnotist, parrot show, Blues brothers, comedians and lots more. More entertainment, the latest films and Sky sports can be found in a number of the pubs in Pernera to watch and enjoy.
To sample cypriot cuisine and especially a 'meze', there are a number of restaurants where you can sit back and relax taking in the Cypriot culture.
Protaras is around a 20 minute walk from the Villa, but there are plenty of taxis and regular buses if you wish to use transportation. There is a bus stop in Pernera which will take you to Protaras, Ayia Napa (also directly to Nissi Beach and the large water park), Cape Greco and Paralimni which is great for shopping. Protaras is larger than Pernera and again has a similar layout of bars, restaurants, Taverna's, supermarkets, serving food form all around the world and for the kids of course a McDonalds !
The two local beaches are called the Golden Coast and Pernera beach but you can walk the coastline all the way to Fig Tree Bay in Protaras! Pernera boasts a beautiful marina and cafe which is situated next to the Golden coast beach. You can sit and relax watching the boats or enjoy the watersports on the beach if your feeling more energetic. There is also a water park in Pernera ideal for the children and the large water park in Ayia Napa is only 15 minute drive away.

Larnaca airport is the closest to the villa being just a 45 minute drive along the motorway, with Pathos around 120 minutes.
Driving is on the left and the roads are not very busy which makes hiring a car a great option and a great way to explore this fantastic island. The care hire desks at the airports are open 24 hours and we forward easy, straightforward directions to the villa.
Alternatively taxi's can be hired at the airport direct to the Villa.

Excellent Villa. Could not fault it in anyway. Brilliant location for shops and beaches but also in a quiet spot too. So we had the best of both worlds. Will be going again this year to Cyprus but sadly we couldn't get this Villa again as it was already booked for the weeks we wanted. Response: We are very sad that you could not re-book this year after enjoying your stay so much. We booked up very quickly this year, but will be in touch if you are intrested in next year. I had a fabulous stay at this villa during the Easter Break in April 2011. The villa was fully equipped with all the essentials and was within walking distance from the beach. My friends and I really enjoyed our stay and would definitely recommend to anyone looking for somewhere to stay in Protaras |

The accomodation by far exceeded our expectations, it was beautifully decorated and spotlessly clean. The pictures on the web site do not do this property justice. Everything stated in the inventory was there, to a high standard and we didn't need to take anything at all with us. The inclusion of 8 beach towels meant we had more room in our cases for extra clothes. The pool and large terrace area is great for the kids, they loved the substancIal amount of toys / inflatables and we knew they were safe and secure at all times being in a private culdesac. The villa location is great as it is away from the hustle and bustle of the main entertainment area which is just a short walk away. Pernera is a wonderful resort for families, our children are 15 & 8 years of age and were totally entertained for the whole holiday. We thoroughly enjoyed our time at the villa, in Pernera and wouldn't hesitate to recommend it to friends and family. In fact we are hoping to go back again this year!!
