About the home

24 Sunset Villas is a very modern villa, it's luxurious interior and private setting is ideal for a break in the sun. The residential location ensures a peaceful break away from the noise and traffic of home life. Whilst the hot Cypriot climate guarantees lovely weather.

The villa itself is situated in a prime location, only a 2 minute walk from surrounding restaurants, shops, hotels and bars, just a 4 minute walk from the local beach. A large public pool and childs small pool, complete with sun loungers is also available for use at no extra charge and is just a few minutes walk down at the beach. There is also a bus stop at the top of the road enabling easy access to Ayia Napa and just a stop away from the centre of Protaras own main strip, which is also located within walking distance.

Facilities

Further details indoors:
The villa caters for 6 people but, can sleep up to 8 also supplying a travel cot. There are three bedrooms, 2 to the front of the property sharing a veranda overlooking the front garden both with 2 single beds and fitted wardrobes, dressing mirrors. One of which also has a TV and playstation 2. These two rooms have the use of the main bathroom. The other being the master bedroom with a kingsize bed and en suite with shower again with fitted wardrobes, dressing table and mirror. All rooms are fitted with air conditioning. Towels and bed linen is also provided. As well as the two toilets in the upstairs bathrooms, there is a downstairs toilet.

Further details outdoors:
The villa has its own good size private swimming pool, with 6 sun loungers perfect for that holiday glow. It also has a traditional chimney styled barbecue with outside dining table and 6 chairs. Ideal for a family evening by the pool. The garden has outside lights and pool lighting for those late night swims. There is also an outside shower perfect for cooling down from the heat and sunny cyprus weather! The rear of the property is not overlooked. There are no buisy roads close by, so no worry of traffic noise.

**PLEASE NOTE: The resorts of Pernera and Protaras close down during quieter months from November to March although a few bars and eating places remain open. A car/taxi would be advisable to take you to nearby Paralimni which remains fully functional throughout the year. There is also limited bus service available.**

Discounted rates are available for long term lets (over 1 month) and at less busy times. Please enquire if any special offers are applicable on the dates you wish to visit. Long term winter lets will be considered at reduced rates. Please enquire.

We would require a security/damage deposit of £250 (sterling) at the time of booking. This amount will be refunded to you within 14 days of your departure following a satisfactory inspection of the Villa and inventory check.

We also reserve the right to use this deposit should the Villa require excessive cleaning/excessive use of air conditioning on departure. All provisional bookings will be held for 10 days to allow for your security/damage deposit to clear the banking system.

The balance of your booking, must be received in full eight weeks prior to your arrival. If your booking is made within this time, then full payment becomes due upon booking.

** PLEASE NOTE: Should you wish to cancel your booking after your security/deposit cheque has been cleared, the owner reserves the right to use his discretion as to the amount of refund due, if any and each case will be considered on an individual basis. Please also refer to your travel insurance company. **

Payment can be made in British £ Sterling directly to our bank or via sterling cheques. Payment can also be made in Euro, please state your preferred choice and request details when booking.

Conditions

The villa will be cleaned and prepared for your arrival, and cleaned on departure. Mid stay cleans are not included in the price, however they are available at an extra cost. Guests should request these on arrival and note that they will be charged for this service.

The Famagusta region

Famagusta District has some of the most beautiful beaches on the island. The southern part of this area is greek cypriot. the northern part of the area, including most of the town of Famagusta, has been under Turkish occupation since1974. During the second phase of the Turkish invasion (14 August 1974), the town was completely evacuated by its population.

Unlike other parts of occupied Cyprus, the Turkish army sealed off the town of Famagusta immediately after its capture and no-one has been allowed to enter since then. Thirty-three years on Famagusta remains a ghost town.

There are several “viewing points” at Dherynia from where you can see into the deserted town although this area is still out of bounds for visitors of any nationality. There are 3 separate viewpoint places at Dherynia from which to view Famagusta. Well worth a visit is Anita's viewpoint at Dherynia although all viewpoints are signposted along the main road through Paralimni.

The Protaras / Pernera area

Protaras is the most popular resort on the island, best known for its beautiful golden coastlineand crystal blue waters. With chapels and churches to visit, Tavernas, bars and shops.. The weather is excellent for 8 months of the year (April to October) with temperatures between 30 and 40 degrees celcius, whilst even the winters have temperatures of around 20 degrees during the day. The ghost town of Famagusta is also very popular with the nearby checkpoints in Dherynia village being a must for all visitors. A holiday here could offer various exciting ventures including; watersports, a day trip to the waterpark, BBQ boat trips with snorkelling included, buggie/quad hire and much much more! night life for those who want it. There really is something for everyone!

Larnaca is the closest airport, being just 35 minutes drive from the villa. Alternatively, Paphos is 1 hour and 15 minutes drive from the villa.

“Amazing” i would like to say we stayed in here for 2 weeks we came to cyprus for my sons wedding and it was my husbands first time to Cyprus and weve stayed in villas before in tenerife, but i can honestly say this was the best and my husband say he wont go back to tenerife he's feel in love with Cyprus. we had a amazing holiday in a amazing villa so thank you. i would like to say a big thank you to martin from the time he picked us up from the airport to the time he took us back to larnica he couldnt do enough for nothing was to much trouble. we hope to go back very soon. “Awsome” Best weekm i havehad in a long time. Villa was immaculate ,pool very inviting and also very pleasant area. Lots to do and see would recommend this to anyone ,owner very friendly and also local people very nice and will go out of their way for you will be going again thank you Zena xx
