ESPEROS 12 - 3-BEDROOM VILLA with PRIVATE 8 X 4 SWIMMING POOL, GAS BBQ and TABLE TENNIS TABLE -Close to the BEACHES, RESTAURANTS, BARS and WATER PARK
This villa is light and spacious with sliding patio doors leading from the lounge to your private 8 x 4 swimming pool which is set in a large terrace and well maintained garden. There is ample lighting around the pool terrace and in the pool - great for entertaining.
A gas BBQ is situated on the terrace by the pool. The terrace provides lots of space to enjoy the sunshine. The property is walled and gated making it safe for children to play. There is ample space to park a vehicle off road which is also secure.
There are many taverns, restaurants and bars within walking distance, but far enough to allow you to get a good night's sleep. The beautiful Marlita Beach is within walking distance and the beaches of Pernera and Protaros are close by. Agia Triada, Agia Napa, Cape Grecko are a few minutes’ drive. This villa has everything on its doorstep for a quiet relaxing holiday for the whole family.
A Babysitting Service is available at very reasonable rates.

The decor in the villa is of a very high standard throughout. All rooms, including the bedrooms have air conditioning units. The sofa in the lounge converts into a full size sofa bed to provide additional sleeping for 2 people - making a total of 8.
Also in the Lounge there is a flat screen TV with satellite connection, a music centre and DVD for your entertainment. Open plan to the lounge is a dining room area which opens on to a breakfast bar - the kitchen is very well equipped and includes a dishwasher and a coffee machine.
For your Laundry there is a Washing Machine, Ironing Board and Iron and clothes airier. All 3 bedrooms have ample fitted wardrobes and access to a balcony via sliding patio doors. The master bedroom has an en-suite which has a shower, wash basin and toilet; there is also a family bathroom with bathtub plus overhead shower, wash basin and toilet. Stair Gates are fitted to make it safe for children.
There is a downstairs cloakroom with toilet and wash basin. A safe is available for your use and is located in the master bedroom. There is also a Computer Desk for your use. As there are 2 double bedrooms and an en-suite and family bathroom, this villa would be ideal for 2 families sharing.

The 8 x 4 swimming pool, terrace and garden is a great place to soak up the sunshine, there are sun beds, tables, chairs and a gas BBQ. For the energetic there is a Table Tennis Table.
For your health and safety the swimming pool is cleaned twice a week in the summer months and once a week in the winter months (disruption is minimal, but it is important that you allow the pool technician access). The garden is also maintained regularly for your enjoyment.
There is ample space for children to play. There is also a Little Tykes Climbing Frame. Lots of area to eat "Al Fresco". A large area at the side of the villa allows for off road parking. The whole area is walled and gated.

To allow for flights coming into Cyprus everyday of the week, rental periods can start and end on any day - there is no set changeover day.
The prices quoted are for a week long let; however I can quote for 10 days, etc. Just ask me for a quote.
Long lets (over 3 weeks) are available - just ask for a quotation. In the winter it is normally cheaper to rent in Cyprus than to pay your electricity bill for heating at home!!
Normally the villa is available from 16.00 on the day of your arrival and ends at 12.00 noon on the day of your departure, however wherever possible we will try to accommodate late and early arrivals and departures so that you get the most from your time in Cyprus.
Conditions
A deposit of £200 will be required to secure a reservation with the balance to be paid 6 weeks prior to the start of your holiday.
If the reservation is less than 6 weeks from the start of the holiday date, the full amount will be required,
A security bond of £200 will also be required and should be paid with your deposit - this security bond will be refunded within 7 days of your departure.
Once full payment is received an accommodation voucher will be issued which you take with you to Cyprus in exchange for the keys. I have a manager available to meet you at the villa with the keys (24 hour service).

The Famagusta region
This region of Cyprus enjoys an estimated 345 days of sunshine a year and is ideal for a holiday throughout the year.
The best beaches on the island can be found in this region - Cape Greco, Nissi Beach, Fig Tree Bay and many more - many have been awarded the 'Blue Flag' which means they are great for families with small children as the beaches are fine white sand which gently shelves into the crystal clean waters of the Mediterranean.
The sea is excellent for snorkelling and scuba diving and there are all kinds of water sports - some quite tame and others quite adventurous!!
The Troodos Mountains are a great place to visit in contrast to the beaches - here you will find pretty villages and the air temperature will be a little cooler - and of course in the winter you can ski
You can also spend some time in Nicosia with its shops, boutiques and places of interest or visit a church or two.
The Protaras / Pernera area
The Villa is located in a quiet residential area in Pernera, but still only a short walk away from everything.
You will find local bakers offering fresh bread 24 hours a day, 7 days a week - there are also other everyday products available from the supermarkets.
There are many beautiful churches and a tiny church sits on a beach nearby at Agia Triada
There are two water parks in the area, a zoo and aquatic centre.
Places of interest include the nature reserve of Cape Greco, the 'Famagusta' viewpoint, museums and monasteries.
The resort towns of Protaras and Ayia Napa are a short car drive away, or by bus. Buses are cheap - approx. 1, 20 Euros. Taxis are also readily available and affordable.
The beautiful beaches at Pernera are 0.5km away or Fig Tree Bay is less than 1km. They are beautiful sheltered coves with crystal clear water - almost turquoise!! There is a coastal pathway from Pernera beach to Protaras with refreshments en route - but it is a lovely walk.
Pernera has lots of taverns, theme bars, bars and restaurants and is along the coast from Protaras which has even more night life. There are Chinese, Indian, Thai, and Italian restaurants as well as the normal take aways'.

A lovely villa with all mod cons, and lovely size pool. Very close to all the pubs and restauarants but far enough away to avoid all the noise, perfect really. I stayed at the espero 12 in June and loved it so much went back in October, the villa is so roomy, the pool is a fabulous size and has privacy. The location of the villa is excellent, approx 10 mins walk to pernera and about the same to protaras, you couldnt ask for any more. The rates include air conditioning, heating, linen, towels and a Welcome Pack plus a change of linen and towels and the beds remade after the first week if staying for 2 weeks and a change after the 2nd week if staying from 3 weeks.
GREAT RATES FOR WINTER LETS - cheaper than putting on the heating in Winter Climates - Lets must be over 3 weeks in duration!!!
If staying for a long let (over 3 weeks), linen and towel changes are not included in the prices, but laundry can be arranged separately and paid for locally in Euros at a very reasonable cost
Payments from UK residents can be made into any UK bank.
International Payments can be made via IBAN transfer and paid in GBP Sterling
I can also be paid via PayPal using a Credit Card, but this will incur a 5% surcharge (which is what I will be charged by PayPal).
Please remember it is your responsibility to organise your own travel insurance to cover medical treatment while away.
NB: Cancellation charges
These charges are based on how many days before your booked departure we receive your cancellation notice. These charges are a percentage of the cost of your booking, but do not include Security Deposits* paid.
* If the Security Deposit of £200 has been paid – this is refunded in full – no matter how much notice is given for cancellation.
