Having open plan lounge/dining and kitchen area and being fully equipped with ceramic hob, oven/grill and extractor fan, microwave, fridge/freezer, washing machine, kettle, cooking utensils, toaster, iron and ironing board.
The dining area has table and 4 chairs, patio doors leading to rear patio area and pool which can be lit in the evening, perfect for al fresco dining. The lounge area has two comfy sofas one being a double sofa bed, television and DVD player.
The two sets of patio doors lead to the rear of the Villa and overlook the private pool area.
The marble staircase off leads to the first floor. Downstairs w.c. with wash hand basin.
The master bedroom has en suite facilities with shower cubicle, two single beds, fully fitted wardrobes, and patio doors leading to balcony. The second bedroom has double bed, matching bedside cabinet, fully fitted wardrobes, patio doors leading to rear balcony. Separate fully equipped, tiled family bathroom with bath and shower over, w.c. and wash hand basin.
The Villa has air conditioning in the bedrooms and is included in the rental price. These units also provide warm air for those winter getaways, although Cyprus is renowned for its 340 days a year of sunshine!
A travel cot and high chair is also supplied if required, free of charge.
A small welcome pack of coffee, tea, sugar, water and milk is provided for your arrival. Bed Linen and towels are also provided for your stay and a mid-week clean (payable locally) can also be arranged should you really want to treat yourself to a complete break!

At the rear of this Villa, there is a patio area with table and chairs seating 6 and sun loungers where you can relax or cool off in the private pool. There is also an outside shower. A traditional BBQ is also provided for your use.

**PLEASE NOTE: The resorts of Pernera and Protaras close down during quieter months from November to March although a few bars and eating places remain open. A car/taxi would be advisable to take you to nearby Paralimni which remains fully functional throughout the year. There is also limited bus service available.**

On behalf of the owners, a deposit of £100 would be required at the time of booking to secure the booking with the balance payable 8 weeks prior to departure.
The owners also reserve the right to charge for any damage and in the event the Villa requires excessive cleaning on departure. All provisional bookings will be held for 10 days to allow for your security deposit to clear the banking system.
The balance of your booking must be received in full eight weeks prior to your arrival. If your booking is made within this time, then full payment becomes due upon booking.
** PLEASE NOTE: Should you wish to cancel your booking after your deposit cheque has been cleared or full rental funds received, the owner reserves the right to use discretion with regard to the amount of refund due, if any and will consider each on an individual basis. In the first instance, please refer to your travel insurance company. **
The deposit payment can be made in British £ Sterling directly to a bank or via sterling cheques. Full payment when due is payable via £ Sterling directly to a bank or via sterling cheques.
The Famagusta region


Famagusta District, a large part of the area, including most of the town of Famagusta, has been under Turkish occupation since1974. During the second phase of the Turkish invasion (14 August 1974), the town was completely evacuated by its population. Unlike other parts of occupied Cyprus, the Turkish army sealed off the town of Famagusta immediately after its capture and no-one has been allowed to enter since then. Thirty-three years on Famagusta remains a ghost town.
There are several “viewing points” at Dherynia from where you can see into the deserted town although this area is still out of bounds for visitors of any nationality. There are 3 separate viewpoint places at Dherynia from which to view Famagusta. Well worth a visit is Anita's viewpoint at Dherynia although all viewpoints are signposted along the main road through Paralimni.
The Protaras / Penera area
Located on the eastern side of the island, Pernera is the perfect holiday destination. There is always plenty going on nearby, without it being intrusive. Pernera has a number of small, sandy beaches, small coves each having its own charm.
There are many restaurants offering affordable, quality local dishes - try the Meat or Fish Meze. There are also Italian, Mexican, Chinese and English Pub restaurants. Many bars have entertainment or a theme to suit you - some also have Internet access if you feel the need! There are local supermarkets nearby for odds and ends and larger ones in nearby Paralimni where you will also find a few 24hr bakeries.
If you want a break from the pools and the beaches that are on your doorstep, Pernera is only a short bus/taxi ride into Ayia Napa, Larnaca or Nicosia.
Pernera is approx 1 mile north of Protaras and has a small local harbour where you can join one of the many boat excursions. The beach also hosts a full range of water sports. Within 5mins walk from the Villa you will find many restaurants and bars. A 10min walk in the opposite direction, takes you to the local water park and there is a larger water park in Agia Napa. There are plenty of taxis nearby and a local bus service which will take you to Paralimni, Protaras, Ayia Napa, Larnaca and Nicosia. In Protaras itself there are many varied types of entertainment, food and shops to suit all your needs.
There are some interesting and historical places to visit nearby, such as the ghost town of Famagusta, the Troodos mountains (approx 2hrs drive), Lefkara (famous for lace-making) or Kavo Greko. In the evening, why not sample the local delicacies at one of the excellent tavernas, or live it up in Agia Napa or Protaras at one of the many nightclubs. There's something to suit all ages here in Cyprus!

There are many car rental companies to choose from some of which are located at the airport, others provide a free transfer to the compounds from where the vehicles are collected and dropped off.

Just returned from 3 weeks in the villa in August and had a great time. Villa was ideally situated a few mins walk to penera pubs and restaraunts and 5mins walk to beach. The villa was well equiped and the bbq is a must as the suns going down. The pool was a nice size and perfect for our 5 year old who has just learnt to swim, which brought him on loads. Villa has other villas either side but nothing over looking you so is quite private and gets the sun until about 6pm which by then in August you,ve had enough. I would defenitley recommend the villa to a small family and would definatley book again with Dianne if just the 3 of us traveling. If i had anything negative to say which didnt spoil our stay at all, is the villa could do with air con down stairs and another fan,but this should not put you off as its spot on. If you choose this villa you wont be dissapointed.
