New apartment (2009), with an open plan kitchen and dining area, leading onto sun balconies. This apartment is a generous 80m2, good storage, great quality build, with lovely finishing touches. This beach front development in Polyxenia boasts prime location in Pernera, nestled in a sandy cove, with a fantastic, brand new communal pool and restaurant - right on the beach, with a wonderful promenade connecting Pernera and nearby Protaras, ideal for an evening stroll.
Ideal for couples, or families with up to 3 children. There is private parking, but no car required, as everything is a stone's throw from the apartment - but the only things you'll be throwing are shells on the beach (75 metres away) or lamb koftas under the grill...not that you need to cook for yourself, as you are spoilt for choice with bars and restaurants within 2-3 minutes walk (close enough for convenience, far away enough for peaceful evenings).

We got fed up going on holiday to so-called 'luxury apartments', which we then found to be poorly finished, sparsely furnished and not practical for adults or kids. We think we have created a perfect home from home for small families or couples, with this lovely two bedroom apartment, which can cater for up to 5 people (with one double room, a room with two single beds, plus a good quality double sofa bed, ideal for an older child).
There is a fully fitted kitchen, but as you are on holiday, cooking is probably far from your mind... fear not, as a great selection of bars and restaurants thrive just up the road and there is a restaurant 1 minute from your front door, within the Polyxenia development.

Nestling in a secluded, sandy bay, Polyxenia has a brand new, large communal pool which is a couple of minutes from your front door and just next to the beach. There are further swimming pools at 2 nearby hotels (2 minutes away). With landscaped gardens and private roads (housing the villas in the development), Polyxenia feels and is a safe, family friendly location for your break. Ideal for coastal walks (a new sea front promenade connects Pernera to Protaras and the renowned Fig Tree Bay) and relaxing on the beach, you are also a short hop away from the busier towns of Paralimni or Protaras, with a wide selection of entertainment and dining choices.

Our local, English and Cypriot speaking agent is on hand for any teething problems (we hope that there aren't any!).
We will be using this apartment regularly for sunshine breaks with our 3 small kids, so you can rest assured that it is child friendly.
Conditions
25% of the booking is required to secure any booking (non-refundable), with the balance due 8 weeks before your holiday is due to begin.
A refundable breakages/damages deposit of £150 (or €150) is required at the time of booking. (You will find that this is standard practice for holiday rentals). This will be refunded to you no later than 7 days after your departure, following a full clean and inventory check of the property, prior to our next guests arriving.
Everything in life is a negotiation - so please do not be afraid to ask for 'deals' on multiple weeks, short breaks, winter lets or last minute bookings.

The Famagusta region


The Famagusta district in Cyprus is renowned for having the sandiest, nicest beaches. We could wax lyrical about local places of interest etc, but as everyone has different tastes, we would recommend that you ask the experts instead.....www.visitcyprus.com
Pernera in particular is spoilt with an excellent choice of restaurants, bars and shops within 3 minutes walk of our apartment. It is a quieter resort for families. Walk further along the coast on the new promenade and you will find the beautiful Fig Tree Bay in Protaras, with its fantastic golden sand. Watersports lovers can enjoy a huge range of activities here, from sailing, fishing and diving, to much more.
The Protaras / Pernera area
The first thing that attracted us to this area in Cyprus, is the variety of things to do for both couples and families. We had our honeymoon in Cyprus 14 years ago and have been coming back ever since. When researching this area for your stay, you should google 'Pernera', 'Protaras', 'Kapparis' amongst others and also not forget that the vibrant town of Ayia Napa is only 15 minutes away.
Ayia Napa still harbours clubs, pubs and a reputation for cocktails and very short skirts.. however, the authorities have invested £millions to change it's image and a new marina area, the wonderful Nissi beach and a good selection of top quality restaurants should make you think twice about dismissing this town before trying it out first.
Pernera itself is a fond location for Cypriots who come for the wonderful beaches, plus Brits who appreciate the beach, weather and mix of activities and facilities for relaxation and entertainment alike. There are some stunning diving areas locally, in addition to sailing. We can provide several good references for local companies/providers.

Monarch, Cyprus Airways and Thomas Cook are amongst the 'budget' airlines which serve Cyprus.
Rumours have been around for over a year that either EasyJet or Ryanair are negotiating for slots at Larnaca, a rapidly expanding airport.... so watch this space!
The flight duration to Larnaca from the UK (this is the nearest airport and is 45 km away) or Paphos (further south and approx. 2 hour drive), is 4 to 4 and a half hours.
