The Famagusta region

Kapparis offers a great selection of bars, restaurants and shops and is ideally located just off the coast. A number of new shops including a bakery and a new cafe has been opened quite a while.

The nearest beach to the villa, Firemans Bay, is also the most well known, and if you follow the coastal path you'll discover a host of secluded bays and coves all with crystal clear water.

Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.

The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 5 minutes away by car.

In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and evening entertainment at the popular Eden Square.

Ayia Napa is situated just a 10 to 15 minute drive/taxi ride along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe.

The town of Paralimni is just 2 kms away and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer!

A file containing details of a whole range of local attractions and facilities is available in the villa to help you decide how to spend your time in the sun.

Kapparis is a peaceful and picturesque town with easy access to the towns of Paralimni, and the resorts of Protaras, Pernera and Ayia Napa. This quiet stunning place has supermarkets, and a number of new shops and restaurants, including a bakery, authentic Italian, 'Miami style' cafe/bar and an 'up-market' Chinese and authentic Greek, Faliros. Fireman’s Bay is the nearest beach and is 200m away that is very popular with local Cypriot families that attracts anyone to have sun-lounger rental and a kiosk selling cold drinks and hot snacks.

Paralimni is the administrative capital of the area located of 2km drive. Modern shops, banks and restaurants nestle next to the old town square boasting three churches and an attractive open air theatre. This is a good place to buy ceramics – and prices are comparatively cheaper than in the coastal resorts. Protaras is next with a 10min car or bus ride along the coast, is a lively family orientated resort benefiting from the best white sandy beaches on the island including the fabulous Fig Tree Bay. Well-stocked aquarium or splashing away in the water park will attract the kids and children to enjoy the fun filled holiday. Evening entertainment hub is the popular Eden Square. The Cape Greko headland is one among the Cyprus’ most famous conservation areas offering rocky coves, snorkeling or walks along the cliff tops and takes us to a new view of the wonderful nature. A few minutes further drive would drop you down into Ayia Napa. The town does not need an introduction but is popular for its multitude of bars, nightclubs and restaurants. Ayia Napa has wonderful beaches like Nissi.

"Fabulous Villa, great location"

We arrived at the villa about 11pm at night. The instructions/directions given to us by the owners were easy to follow. We stepped inside the villa and it look just like the photos, were very happy with what we saw. The villa had everything you would need for a relaxing holiday. There was plenty of room inside the villa for myself and husband. The beach was approx. 10 min. walk. The closest restaurant which in our opinion was actually the best of all which we visited was a 2min walk. The town was right on our doorstep, it has plenty of eating places from very traditional Cypriot to chinese and Italian. We stayed for 10 days and found plenty of choices of eating places and drinking places. The villa is in a cul-de-sac so nice and private. We sat and ate our breakfast on the front balcony every morning looking down to the sea. There is a little traffic noise as you are at the top of the cul-de-sac but it didn't bother us. The back area of the villa is great for sunbathing and relaxing. We didn't use the pool but it looked nice. We did hire a car as we wanted to get out and see more of this area, however you don't need one if you don't want as all amenities are in walking distance. We will definitley be going back to the villa. When we asked for our security deposit back it was paid back the same day.

"We are disappointed"

First of all what is called luxury and brand-new villa in fact is found out to be an ordinary house (not new of couse) with the furniture from IKEA. I never though IKEA and luxury has anything in comm… More

I would firstly like to say thank you for choosing Villa Athena for your holiday, We are terribly sorry that you feel that Ikea paintings are not sufficient for a luxury holiday rental, We are more than happy with how our villa looks in decor and finish and we have spent a lot of time and effort in our villa to give it a homely feel, all of our guests have been more than pleased, I can appreciate that people have different tastes.
All our furniture such as the beds, mattresses and sofas and bedding etc are all luxury quality products and not from ikea! Most off our guests say that the beds are so comfortable which is due to quality.

I am surprised at your comments as usually a guest would call us directly or email immediately during their stay so should there be can issue ,it can be resolved immediately and the guest is happy,we also have a management team based locally too so there are several forms of contact 24 hours a day! You stayed at our villa for over 4 weeks and made no contact until after your stay at the villa.

after your stay was when we discovered the villa was damaged in several ways and this is the reason you did not get the damages deposit back. This is standard procedure with most villa owners policy so that they can cover costs of damages caused, we explain this in our contract.

I might add that this is the one and only time I have had to retain a guest deposit, as all our guests have left the villa in a condition as how it was found and had the deposit refunded after they stay. Our villa is cleaned before the arrival of any guest.

With regards to the dishwasher thanks for bringing this to our attention we shall get this fixed, its a shame you failed to inform us during your stay as we could have sorted it out then for you. The problem with sanitary was not a fault of our villa but actually of the local area drains and all villas where effected this is very unfortunate and we had it fixed immediately.

The beach is a 5 minute walk (10 mins if you walk slow) the villa is in a perfect spot for the beach the villa is based by the coast, you can see the sea from the villa bedroom balcony.

Warm Regards
Oliver and Mel- Owners
