This is a perfectly located luxury 3 bedroom villa with a south facing garden, private pool and air conditioning. All interiors are built to a high specification. It is located within the peaceful private gated development of Crystal Lagoon, yet still within the heart of Pernera and close to all amenities, shops restaurants and Tavernas.
The villa sleeps 6 in comfort. 1 king size double with en suite, 2 twin beds and a king size double in the third. Extra sleeping for 2 more is provided with the double sofa bed in the lounge and an inflatable bed. It has an open plan lounge with comfortable seating for up to eight. The whole family has been catered for. There is a cot, stair gates, and high chairs provided for young families. There is a safety screen on the patio door to pool area to help provide ventilation while helping to secure toddlers.
A plasma flat screen TV satellite and PS2 has been provided with a selection of games and DVDs to help entertain the whole family.
The garden area is perfectly equipped for outside living and dining with the pool,luxury recliners and dining furniture with a parasol and gas BBQ.
Within a 200 metre stroll are the beautiful sandy blue flag beaches with a wide variety of water sports. Directly outside the villa complex there is a small supermarket where you can buy fresh local produce.

Inviting private pool graded to include a shallow end for the children with a pool side shower.
The south facing patio area ideally positioned to benefit from the all day sun. and we have included sun loungers, plus lighting throughout outside area. There is a private al fresco dining area with large table and 6 chairs. For out side cooking there is a fully equipped gas Bar B Q.
The south facing balcony overlooking the pool has a table and 2 chairs.
The landscaped garden area surrounds the villa with a variety of flowers and plants.
The pool will be tested & cleaned twice a week for you during your stay.
Fencing: High fencing surrounds the patio area for added privacy when relaxing or dining by the pool and extra safety for young children.
Parking: Parking space provided on the private gated driveway.

Conditions
We require a £200 booking deposit to secure the dates. The balance to be paid within 8 weeks of departure. Arrival and departure dates and times may be flexible. A refundable £ 200 breakages deposit will be required with the balance.
The damages deposit will be returned within 14 days of your departure assuming no damage has occurred to the villa or its contents as a result of your stay.

The Famagusta region


The areas south of Famagusta has become a popular tourist area with a variety of locations, superb blue flag beaches, quiet fishing villages and active nightlife.
Just inland from Famagusta are the church and monastery dedicated to St. Barnabas, the founder of the apostolic Cypriot Orthodox Church in 45 AD. Barnabas a Cypriot from Salamis who visited the island accompanied by St. Paul and St. Mark and was later martyred in Salamis in 52 AD. The church of St. Barnabas is preserved exactly as it was since abandoned in 1976. There is a collection of 18th century icons and the monastery cloisters now houses an archaeological museum.
Famagusta harbour is dominated by a great citadel sometimes known as Othello's Tower in reference to the (fictional) play by Shakespeare. It contains a splendid 14th century Gothic Hall.
The sun shines over Cyprus every day of the year which makes it perfect for all year round holidays, whether a relaxing summer holiday or just lazing in the winter sun. The south east coast of Cyprus boasts some of the best beaches on the island and very safe for families with small children.
There are many places of interest including Ayia Napa were the largest water park in Europe is located and well worth a day trip.
The resort of Protaras is a 25 minute walk away and the resorts of Larnaca, Limasoll, and Troodos Mountains are all within easy driving distance of the villa.
Paralimni is a small picturesque town with many restaurants and bars to suit all tastes. It has a town square ,gardens, museum and open air theatre.
The protected nature conservation area of Cape Greco lies to the south of Paralimni with dramatic views and strikingly beautiful countryside.
The Protaras / Pernera area
Pernera village is a small and comfortable upmarket family resort with plenty of great restaurants and evening entertainment all within 200m of the villa.
There is a well stocked supermarket within 100m of the villa.
Many of the local bars and restaurants offer free WiFi internet access to their customers.
Pernera beach is 150 metres away and the coastal footpath can be followed to other beaches with cafes bars and other facilities.
Water-skiing, para sailing, jet skiing available on the beaches diving with tuition and leisurely boat trips. Boat hire and fishing trips are available at the marina, all within a 5 min walk of the villa
The coastal path runs within 150m of the villa towards Famagusta to the North and through Protarias towards Cape Greco. This makes for ideal walking or jogging with numerous bars or cafes along the way for any breaks. Cycling is very popular out of season when the temperature is more comfortable.
Only 30 minutes beachside walk or 5 minute drive away from Protaras with its many exciting themed bars, restaurants and nightlife or a 20 minute drive away from vibrant Ayia Napa.
Paralimni, at only a 10 minute drive, hosts many coffee bars, restaurants, markets and great shopping - even a Marks & Spencer for the essentials.
For the familys with younger children 15 minutes walk from the villa there is a well-managed family safe water-park staffed by life guards. All the super slides run into depths of just 1/2 metre and 1 metre you can keep an eye on the young ones wherever they are in the park from your lounger.

The property is brand new and immaculately presesented and you have thoughtfuly provided lots of amenities including the PS2 for the children.

"What a fantastic treat it was to stay in a luxurious and homely
villa, it's was well equipped to cook lovely meals and barbeques around
the pool in the evening were fabulous. The beds were really comfortable
and we couldn't have wished for a better location. Walking to Protaras
was a pleasure (apx1/2 hr) and all along the sandy coves to Kapparis
and the other direction was so picturesque.
There are plenty of bars and restaraunts in Pernera and a supermarket just at the end of the 'close'.
I wouldn't hesitate to recommend this villa
to anybody wanting a relaxing time in wonderful surroundings"

We had a wonderful week at Villa Pernera mid-October. The weather was wonderful. The villa is well equipped with everything - the owners have considered all the small things you may need for a truly comfortable holiday. The local restaurants and bars provided good entertainment after a hard day around the lovely south-facing pool at the Villa or at the nearby beach of Kalamies. A couple of nights we bought fresh fish and groceries from the larger stores situated in Paralimni and cooked for ourselves using the barbecue provided at the villa. The resort of Protaras is within walking distance using the new Boardwalk from Pernera. We would recommend the boat trip 'Aphrodite' - we swam in the beautiful water at Cape Greco. We also spent a day in Larnaka - we visited the Pierides Museum, the Castle of Larnaka and were fortunate to see the Cyprus-Malta Ceramics Exhibition at the Municipal Gallery of Larnaka.
This is the first time we have ever stayed at a villa,have always done package holidays.
But would just like to say after staying at this villa will not go back to a package holiday
Right from the start of booking everything has been smooth running very helpfull.
We arrived late evening so just wanted to get to bed after unpacking,the next morning we was welcomed by a lovely couple who was very helpfull with everything.
The villa itself was first class very high standard with all you could need and more ,we had to toss a coin to see you got the main bedroom but the other two were just as nice dont get me wrong .
The pool was great and spent a lot of time in it cooling down ,while the boys loved the fact that there was a psp.everthing was close to hand shops.bars and places to eat.if you didnt want to stay in and cook.it was a short stroll to a beach which was lovely.we liked to spend most of our days at the villa as it was so relaxing and had all you could want,we would highly recomend this villa to anybody its 100% value for money .we will be booking for next year without a doubt ,but will make it two weeks this time as didnt want to leave .THANKS MARTIN A GREAT STAY AT YOUR VILLA.
"We recently returned from a two week stay at Villa 19, Crystal Lagoon.
The villa for us was in a great location and we found it to be very
spacious, clean and well equipped throughout.
At the entrance to Crystal Lagoon you can find a well-stocked
supermarket that caters for everything. You are also in an excellent
location for the many good restaurants and shopping facilities that can
be reached with a few minutes walk.
The private pool was well maintained during our stay, and with the
garden furniture around the villa it gave us the opportunity to relax
with a night in with some "Alfresco" dining.
The beach is a short walk from the villa, where you will find
restaurants, a picturesque harbour and a donkey the kids will just love
to feed.
We had a lovely holiday in Cyprus, with plenty of sunshine and already
we are looking at possibly returning next year.
We have no hesitation in recommending this villa to all our friends and
family."
