Newly acquired, Villa Callista is situated in the exclusive and sought after location of Blue Water Bay Village. Equipped and furnished to a high standard, it has 2 bedrooms (sleeps 6), with en suite shower rooms, a fully fitted kitchen, lounge and dining area which overlook the patio terrace and beautiful oval swimming pool set within an enclosed walled garden.
The villa is situated at the end of a quiet cul-de-sac within easy reach of one of the areas beautiful sandy beaches and within walking distance of the local village tavernas, bars, restaurants, bakery and supermarket.

Villa Callista is a new and modern villa equipped and furnished to a superior standard. It is decorated in a light cream colour throughout with cool ceramic tiled floors, which emphasise the Villa’s light and sunny interior whilst ensuring it provides a cool sanctuary during the hot summer months.
The main bedroom has a double bed and an open patio window leading on to a small balcony overlooking the pool and garden, equipped with a small table and chairs, perfect for watching the sun go down with a glass of your favourite tipple. (see photo gallery) For wardrobe space, there is a triple fitted wardrobe, floor to ceiling, with hanging space and additional drawers. The bedroom is air conditioned, however if you prefer more natural ventilation, there is also a double window. Leading off the main bedroom is an en suite shower room fitted with a wash basin, shower and wc.
The second bedroom is of a similar size to the main bedroom and has three windows in the room. It is again fitted with air conditioning and also has a floor to ceiling triple built in wardrobe. Leading off this room is a second en suite shower room.
The ground floor of the villa is a large open plan area, with the Italian fitted kitchen facing on to the front garden of the villa. The kitchen has a fully fitted and integrated dishwasher, oven, washing machine and fridge freezer, gas hob, the kitchen also has a microwave oven with a grill facility, kettle and toaster. Crockery, pots and pans, glass ware and plastic ware for outside, are all provided.
The lounge area has two brown leather sofas, there also 2 additional chairs, for seating 6. There is a 32 inch LCD flat screen TV with a satellite system that receives hundreds of different programmes throughout the world, including many UK based stations and BBC World News. There is a multi region DVD player and a selection of DVD films to watch, once the sun has gone down or a small selection of novels, if you prefer literary escapism. (see photo gallery). The lounge area overlooks the pool and garden, and the patio window leads out onto the terrace.
The dining area has a light oak table and four dining chairs but can seat 6 with the two additional chairs provided. The dining area looks out over the pool and garden and has a patio door which leads on to the terrace.
The lounge area also transforms to a third bedroom, with its double sofa bed and usefuly has a downstairs toilet with wash basin.

The villa has the advantage that the back garden and pool are south facing which ensures the main outside area catches the sun all day long. There are however, plenty of places in the patio area to sit within the shade of the garden wall and palm trees, as well as under the cover of the terrace.
The aqua marine oval swimming pool is the centre piece of the outdoor area and as the pool remains in the sun all day long, it is guaranteed to feel warm. Four sun loungers are available, allowing you to relax and build up your tan.
There is an outdoor table and chairs which seats 6 and can be moved around the spacious patio area for use as required. If you like dining al fresco, there is also a gas barbecue available for use.
The garden area and patio area has night time lighting enabling you to sit out of an evening looking over the gently lit garden and pool.
The garden is enclosed by a garden wall and fencing with well cultivated hibiscus plants and bougainvillea set around the border edges. The enclosed garden area ensures complete privacy for those staying at the villa and safety, especially for children.
In typical Cypriot fashion, the front garden has a lemon tree, which can be added to your gin and tonic!

The accommodation will be cleaned prior to arrival. An additional mid day clean is available on request for an additional charge.
Linen and towels are provided; please bring your own beach towels.
As the pool is in a private garden, children must be supervised.

The Famagusta region


The Famagusta district has long been famed for its beautiful coastline, it covers a large part of the Island’s east coast and includes the town of Paralimni.
Villa Callista, is perfectly located as a holiday base to explore the Famagusta area, whether you’re looking for natural beauty and tranquillity or fun and adventure, this area has so much to offer.
Paralimni is the closest town to Kapparis, about 10 minutes drive, and is a great place to shop or spend some time people watching. If you enjoy shopping, there are plenty of shops to visit including local retail outlets, to the better known such as Marks and Spencer, Benetton and Carrefour. The centre of the town has a beautiful church situated in the centre of the town’s square, surrounded by coffee bars and local tavernas.
Other local holiday resorts in the area include the smaller resort of Pernera, and the larger family orientated resort of Protaras. Protaras, about 10 minutes drive away, has plenty to offer in the way of bars, tavernas, restaurants, beaches, and all types of different water sports for the more adventurous.
There are plenty of small coastal areas of cliffs and beaches to explore along this coast line, ideal for walking, or finding that secluded cove for sunbathing or snorkelling.
Not to be missed is the beautiful natural park of Cape Greco at the headland of the southeastern part of the island. It lies between the towns of Ayia Napa and Protaras and is a protected nature park with amazing views, cliffs and coves to explore.
One visit that is highly recommended is the capital of Cyprus, Nicosia, a bustling cosmopolitan city which is divided by the green line enforced by UN peace keepers. You can view the area of the city in no mans land, complete with buildings and even washing lines, that has been left derelict since the Turkish invasion, a fascinating piece of history.
For those with children to entertain, there is the renowned water park, Waterworld (www.waterworldwaterpark.com), one of the best water parks in Europe, in Ayia Napa. Right on the door step of Kapparis, is an aquarium and the local beaches have plenty of watersports on offer.
If you are looking for night life, Ayia Napa, the party capital of the island, 20 minutes drive away, has every type of bar, restaurant and nightclub that you can imagine, many sporting some outlandish themes!
The Protaras / Kapparis area
Often referred to as a hidden gem, Kapparis is somewhere between a village and a small town, as well as being a popular holiday resort and a firm favourite of local Cypriots from Nicosia. It is a quiet, tranquil, and scenic destination renowned for its beautiful beaches, crystal blue water and secluded coves.
There are several lovely beaches within a short walk (2 minutes) from the villa. Malama beach, situated at the end of the road, is a pretty cove with a sandy beach, and a sheltered spot where you can swim, sunbath or take advantage of the local water sports and facilities of the hotel. A short walk along the coastline brings you to Fireman's Beach, another of the main sandy beaches in the area, and if you continue along the coastline, there are many more beaches and coves to explore.
In recent years, it has seen an expansion in the number of tavernas, bars and restaurants, including an Italian restaurant and two Chinese restaurants. You will find these bars and restaurants are of a higher calibre than many of the other local resorts and as the Cypriots are family orientated, all welcome children.
For those self catering, there is a local supermarket, a bakery serving freshly baked bread and pastries, and if you don’t feel like cooking at the villa, many of the local restaurants offer a take away service.
On a final note, Kapparis is a safe place where you feel immediately comfortable and at ease with the warmth of the local Cypriot people and their hospitality.

If you decide to drive, you’ll be pleasantly surprised by the clear and empty motorways that lead directly from Larnaca to Kapparis, a drive of about 65 kilometres which will take you 40 minutes.

Good communication from Fiona and answered all our queries prior to departure. A lovely villa in an excellent location, just 5 mins to the shops and bars without any hills or steps. Well maintained Villa with a good sized pool that is in the sun all day. We would recommend this to all as it is suitable for families and couples. You need are car to get to the Villa as it is 50 klms from the airport. The car hire at the airport includes a full, non-refundable tank of petrol which is a rip off unless you travel around the Island as we did and return it travelling on petrol fumes. There are Taxis but I don't know the cost. You can hire a car in the village if you only want one for part of your holiday. We enjoyed our week so much that we are looking at going back in April next year for our anniversary. Please try this Villa as we know you will enjoy it. Phil & Jane, Usk, Wales. |

A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 8 weeks of the holiday start date) with the balance payable not less than 8 weeks before the start of the holiday.
A refundable breakages/damages deposit of £150 is required with all bookings, payable before arrival and refunded 14 days after departure, less any deductions for breakages or damage. Payment can be made via Paypal.
In high summer (July & August), electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external windows or doors are open.
Only the guests specified on the booking form are permitted to stay in the villa during the holiday.
