This fabulous high specification villa, is situated on the east coast of Cyprus, in an area boasting some of the islands finest beaches. Furnished in a contemporary style, offering guests comfortable and luxurious surroundings in which to relax and enjoy a wonderful holiday. A combination of wooden fencing and newly planted trees and shrubbery ensure a good degree of privacy around the pool area.
The open plan ground floor consists of a kitchen with breakfast bar, and comfortably furnished lounge with leather sofas, flat screen satellite TV, DVD player and Playstation 2. There is an open fireplace for the cooler evenings in the winter months. The kitchen is equipped with an electric oven and gas hob, fridge/freezer, microwave and dishwasher. The washing machine is located on the first floor. Also located on the ground floor is a shower room with w.c.
Upstairs there is one double bedroom, fully fitted and furnished with its own balcony overlooking the pool. There are two twin bedrooms, one having it’s own balcony. All bedrooms are air conditioned. The bathroom can be accessed from the master bedroom or from the landing area.
Patio Doors lead to the outside area where the 10m x 4m private swimming pool with Roman steps is surrounded by a sunbathing terrace, complete with sun beds and a poolside shower. The built in gas BBQ offers perfect alfresco dining opportunities and there is outside dining furniture with seating for 6. An electrically operated awning will provide you with shade on the patio when required. For those of you who are feeling energetic the property also boasts a table tennis table. There is off road parking for up to 3 vehicles.

The Famagusta District
Kapparis is a lovely little resort located on the northern edge of Protaras. Although one of the smaller and lesser known areas of Protaras, Kapparis is fast becoming the centre of activity in the Famagusta area and stays open during the winter months too.
Positioned on one of the most unspoilt stretches of coastline where golden sandy beaches and honey coloured cliffs, sea caves, tranquil surroundings and the crystal clear azure water of the Mediterranean all blend together to form a truly magnificent and enchanting atmosphere. Fireman’s Beach is only 2 minutes walk from the villa, and within a 5 minute stroll you will find a wide choice of local tavernas, restaurants and shops. Fireman’s beach is a lovely secluded bay which is child friendly with its shallow clear blue waters and white powdered sand.
Protaras / Blue Water Bay area
Ayia Triada beach is a 10 minute walk or just a couple of minutes by car. Ayia Triada beach is sandy, with water sports and good swimming. It is overlooked by Ayia Triada church, a very quaint traditional church and surrounded by palm trees. Ayia Triada was a once small fishing village and next to the beach is the small harbour. If you get up early enough you can see the fishermen bringing in their catch.
A few minutes inland is the main town of Paralimni with it's beautiful square and main church. The square is a hive of activity with both trendy cafe's and traditional Cypriot Taverna's where the locals spend the warm afternoons socializing over a Cyprus coffee.
There are lots of shops if you prefer satisfying your need for retail therapy or you can just relax in the square and take in the atmosphere.
The main resort of Protaras is a 5 minute drive. Often described as the ‘jewel’ of the eastern Mediterranean, Protaras is an elite beach resort where one can find golden sandy beaches and rugged cliffs. A string of golden sandy bays stretch along this area, and it is here you will find the magnificent Fig Tree Bay, considered to be one of the island’s premier beaches. The safe, shallow, crystal clear waters are ideal for sailing, windsurfing, water skiing, snorkelling and scuba diving. A fun loving resort, there are many fine restaurants, shops, local fish tavernas, bars and a buzzing nightlife.
How to get there
Larnaca airport is the nearest to the villa and is a 45 minute drive. Paphos airport is approx. 90 minutes away.

A 50% deposit is required to reserve the villa with the balance payable 8 weeks before your arrival date. Payment can be made by bank transfer into our UK or Cyprus bank account or by debit/credit card via Paypal but this does incur a 3.5% service charge.
A £250 refundable deposit is required against damages and breakages. This is payable with your final payment and will be refunded in full within in 2 weeks of your departure (subject to satisfactory property inspection). English speaking representative available to answer any questions.
