This beautifully presented, larger than average, 3 bedroom villa offers flexible accommodation for families or small groups. The Master bedroom has an en-suite shower room and the family bathroom boasts a corner jacuzzi bath with shower for added luxury and relaxation after a tough day by the pool. The larger than average pool (8mx4m) and large outdoor space make this an ideal base for your holiday.

Well positioned, this villa is just 250m from the beach and the local shops, bars and restaurants. Kapparis has much to offer with its good selection of facilities and is well placed for easy access to Paralimni, Protaras, Ayia Napa, Penera and Cape Greco which are all within 15 minutes drive. A fantastic base for your holiday in a great location.

The fantastic location of Villa Boethius makes it a great base for your holiday. You can choose to stay at the villa and relax around the large private pool on the sun beds or seek the shade under the pergola or large parasol or take a dip in the pool to cool off or you can explore the surrounding area. At night you can ease away any aches with a relaxing jacuzzi bath in the family bathroom before venturing out for the evening. The closest restaurnant, the stylish DiVino bar & Faliros restaurant is only 250m away so the villa is very well positioned.

Within minutes of the villa you can be on the beach, go snorkelling in the clear water, explore quiet coves or cycle along the coastal path. Within just 15 minutes by car you can access a large number of wide white sandy beaches including Fig Tree Bay, Cape Greco or Nissi Beach or can explore Paralimni, Protaras or Ayia Napa including the largest water park in Europe. There is plenty in the area to keep the whole family occupied.

You can enjoy a BBQ at the villa or walk the few minutes to Kapparis and try the good selection of bars and restaurants. If you’re looking to escape and relax Villa Boethius is ideal but it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.

Protaras is a larger popular purpose built family orientated resort offering a wide choice of restaurants and bars, and family entertainment including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square. Ayia Napa is situated just 10 minutes drive further along the coast, and offers a wide range of options on a larger and livelier scale.

The large outdoor area is also well equipped and offers a dining table with seating for 6 people making it ideal to make the most of dining outside and enjoying the BBQ. Sun loungers are also provided.

As the larger than average pool (8mx4m) is private to the villa. There is no lifeguard so children should never be left playing in the pool unsupervised.

There is ample off road parking for a couple of cars to the front of the villa.

Further details

A non-refundable 25% initial deposit is payable at the time of booking if booking more than 6 weeks in advance with the balance payable not less than 6 weeks before the start of the holiday. If booking within 6 weeks of your holiday full payment will be required at the time of booking.
A refundable breakages/damages deposit of £250 is also required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages.

There are no hidden charges for air conditioning or departure cleans so the rental charges are all you will be asked to pay.

Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

Conditions

The property is accessible from 4pm onwards on the day of arrival and you must vacate the property by 11am on the day of departure unless a different agreement has been reached in advance.

The Famagusta region

The Famagusta District includes Kapparis and Paralimni, the administrative capital, plus the surrounding villages of Ayia Triada, Pernera, Protaras, Cape Greko and Ayia Napa.

This area has a great deal to offer for a holiday for both young and old, families seeking a quiet break or small groups looking for fun and relaxation.

The wide white sandy beaches, which include the famous Fig Tree Bay and the beautiful Connos Bay, around the family tourist resort of Protaras are just a 10 to 15 minute drive away whilst the larger, livelier town of Ayia Napa is only 15 minutes away. You can get out and about and explore the range of activities in the area which include catamaran cruises around the coast, snorkelling, water sports or the exciting slides at Water World or even just walking or cycling along the lovely coastal pathways or you can put your feet up and relax around the private pool.

The Protaras / Kapparis area

Kapparis is a growing village offering a great selection of bars, restaurants and shops and is ideally located just off the coast. New shops are opening regularly with the latest being a bakery, a tea shop and two wine bars – Mello and The Vines.

Kapparis is a relatively quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.

The nearest beach to the villa, Firemans Bay is less than 5 minutes stroll away and if you walk along the coastal path you will find other smaller sandy coves all with inviting clear blue waters. A few minutes further along you will reach Skoutari beach with its own watersports centre. At the head of the beach is the Malama Hotel which has a pool, bar, shop, restaurant and tennis courts all of which are open to the public.

The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 10 minutes away by car. In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.

Ayia Napa is situated just 10 minutes drive along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe. Ayia Napa is only a 15 minute direct drive/ taxi journey away from the villa.

Cyprus is increasingly accessible as more budget airlines now offer flights to Larnaca and Paphos airports.

Larnaca airport is the closest and most accessible as the villa is a straightforward 40 min (65km) drive away so is well positioned. Flying into Paphos airport is also an good option as this is just two hours. If you flexible on timings and are prepared to have a changeover on your journey some cheap options, via Air Malta or KLM for example, are available so these are worth exploring.

Hiring a car is not essential as there are amenities within easy walking distance of the villa and local buses to Protaras and Paralimni. There is also a regular bus from Larnaca airport to Paralimni.

Car hire is not essential as there is a good selection of facilities within easy walking distance but a car is recommended if you wish to make the most of the island and to explore all that the area has to offer. All of the major car hire companies (Hertz, Avis, Dollar, Sixt, Europcar etc) are all available at the airport or you can book in advance. Some useful sites are:
