This brand new luxury villa with private pool and gardens is beautifully furnished and has everything you need for a self catering family holiday in Cyprus. It is only 200m from the beach and from other amenities.
Outside you will find a lovely private pool, enclosed patio area, planted gardens and room for parking.
Inside you will find spacious open plan living and dining area together with modern well-fitted out kitchen together with granite worktops and stainless steel integrated appliances. Dining table seats 6 people comfortably and extends further if required and seating in the living area comprises two large comfortable leather sofas, one of which converts to a sofabed. Entertainment is provided by the satellite TV and DVD player.

The Famagusta District
Summer stretches from mid-May to mid-October and means high temperatures, cloudless skies and cooling sea breezes. It is the ideal season for swimming, sunbathing and a who;e range of water sports from sailing to scuba diving.
At this time if the year it is best to explore the archaeological sites early in the morning or late afternoon, avoiding the hottest part of the day. Even in the height of the Summer when its 32C degrees at the beach (and warmer inland), temperatures are refreshingly cooler in the Troodos, making the mountains ideal for hiking or simply relaxing.
The days of September and October are still sunny and the water warm enough for comfortable swimming.
Protaras / Blue Water Bay area
The villa is exceptionally well placed to benefit from the numerous lovely beaches in the area - the closest, Firemans Beach, being only 200m away with more to choose from within easy walking distance. Just 15 mins by car is the famous Fig Tree Bay with its long sandy beaches and water sports, the beautiful Konnos Bay in the nature reserve of Capr Greco and the gorgeous Nissi Beach in Ayia Napa.
All necessary facilities - restaurants, bars, supermarkets and bakery are within a few hundred metres. Paralimni is just 2km away offering a blend of old and new with great places to eat whilst Pernera and Protaras providing family entertainment are just 10 mins away by car.
Ayia Napa with its lovely beaches, night-life, Water World Water Park and traditional sights is just 15 minutes away by car. There is plenty to keep the family occupied and entertained.

Further details outdoors: As the pool is private, there is no lifeguard so you are responsible for your own safety whilst using the pool. We know that enjoying the sunshine is a priority on your holiday so the private, planted garden around the villa has been equipped to provide all you need to do so in comfort.
Sun beds are provided so you can relax by the pool and there is a BBQ and outdoor dining table and chairs to encourage you to make the most of the alfresco dining.
Further details
A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 6 weeks of the holiday start date), with the balance payable not less than 6 weeks before the start of the holiday.
A refundable (subject to checks) breakages / damages deposit of £250 is required with all bookings, payable before arrival and refunded after departure, less any deduction for losses, damage or breakages.

Guestbook for Mimosa Villa
We had a fantastic week at this villa, it was like a home from home with everything you could need. Rooms were spacious, clean and fully air conditioned. We have already recommended this villa to friends and family. The villa is ideal for young families, two couples or a teenage family to stay with the two en-suite bedrooms enabling privacy. We made full use of the BBQ and didn't feel the need to eat out too often as the property has all facilities needed to self cater including a dishwasher. This property is great for people wanting a peaceful holiday yet it is still close enough to the livelier Ayia Napa. We would definitely consider returning again. Rate: 5 OUT OF 5. The villa is really lovely and in a peaceful location very close to the village of Kapparis with its many bars, supermarkets etc. The owner could not be more helpful when we were booking and arranged everything for us including being collected to and from the airport. This was our first time to Cyprus. We arrived to find a lovely house, perfectly matching the online description. The pool was just as fantastic as the kids had hoped for, and the outdoor area was nice and sheltered. The house is in walking distance to a supermarket, restaurants and a lovely local beach.
