This luxury 3 bedroom semi detached villa with its own private pool and terrace area, is ideal for Families and Groups. The villa sleeps up to 8 people comfortably, and is equipped with all you could need and more, including a flat screen TV, satellite TV, DVD Player with a selection of DVDs and a Playstation 2 with a variety games, inflatables and much more.
Each of the 3 bedrooms have balcony access with amazing views of the sparkling Mediterranean and its sandy beaches.
Unlike virtually all of the Villa's on this Development, the pool and Garden area are barely overlooked. We have erected a privacy fence and because of our location it means that you can sunbathe in private.
There is private parking for a car although a car is not essential as all amenities are within easy walking distance and the beach and its restaurant/bar is literally at the end of the street. Free sunbeds are available to Villa Thalia residents.
There is also a large communal pool, children's pool, and jacuzzi for your enjoyment adjacent to the friendly beach bar which serves a range of tasty food and drink. This beach bar has free Wi-fi for Villa Thalia residents.
There are many good restaurants within a 5 minute walk and for even more choice a 10 minute walk along the new beach side path will see you in Protaras and the renowned Fig Tree Bay with many more shops and restaurants to choose from.

The property has been built by one of Europe's largest Developers to an extremely high standard and offers a quality home with all modern conveniences and a very safe environment for children.
The Villa has 3 bedrooms all with fitted wardrobes, quality bedding and air conditioning. All rooms are bright and airy with balcony views to the sea.
The lounge has a large sofa which can convert to a sofa bed and a flat screen TV/DVD with satellite channels. A selection of DVDs are available. There is also a PS2 with a selection of games to keep the kids happy.
The kitchen is fully equipped with every appliance and item you will require. The granite worktops ensure that the Villa retains its high class feel. Cot and Highchair are available for a small charge on request.
There is a separate Dining Area with 6 chairs.
The whole property is fully air conditioned for your comfort
The property features a bathroom with shower, bath, wc and sink. There is a further cloakroom on the ground floor.

Stepping out of the rear patio doors will bring you to the pool/terrace area, a great place to top up the tan in the daytime and relax with a BBQ and cocktails in the evening. The terrace is entirely enclosed for additional privacy. There are sun loungers and an outdoor seating area to seat 6 people. We have incorporated some shrubbery to maintain the homely feel of our property.
The small private pool is cleaned and treated twice a week and has steps access. The pool lights transform the terrace in the evening and ensure you can stretch out your day that little bit longer.
All bedrooms have private balconies with views of the sea. There are numerous restaurant's and bars within a few minutes walk and many on your doorstep.
There is also a communal jacuzzi, adults, and children's pool on the development and you are just 100m from the beach. There is a beautiful grassed area adjoining the beach with a children's playground and sun loungers available for residents of Villa Thalia free of charge.

Normally the property is available from 16.00 on the day of your arrival and ends at 12.00 on the day of your departure, however wherever possible we will try to accommodate late and early arrivals and departures so that you get the most from your time in Cyprus. Changeover days are flexible.

The Famagusta region


This location offers all year round great weather. The South-Eastern corner of Cyprus is home to clear. clean sea waters with numerous beaches and coves and is excellent for scuba diving and other water sports. The beaches are all very clean and accommodate all ages.
The Protaras / Pernera area
Famagusta is one of the last remaining ghost towns in the world and is visible from look-out posts in nearby Dherinia with the world famous beaches, water park and fun filled night-life of Ayia Napa nearby.
In addition to the beach at Polyxenia, there are beaches in Protaras including Fig Tree Bay which is said to be the best on the island.
All amenities are available locally and taxis are readily available to take you to Protaras, Ayia Napa, Cape Greko and further afield.

I travelled with a friend of mine who flew in from Germany while I flew in from the UK. We were met at the airport and transferred to the property. We arrived quite late, but everything was ready for us including milk and wine! We loved the pool and how close we were to the beach. So many bars and restaurants we didn't have time to visit them all. We were next to the bakers so have fresh croissants every morning. They also happily make you pizza to order. We took a trip to Aiya Napa one evening by taxi and also spent daytimes time exploring along the coastline. There are so many sights to see that you can have as busy or quiet a holiday as you like. The villa is a perfect location for the shops, pubs beach etc. However, having rented a number of properties over the years in the Penera area, we were dissapointed in the amenities avilable. (2 sunbeds) We received a third when we had a moan. The pool is very small and 4 people in it is too many. (Firsts time no hairdryer available). The villa was clean on the surface however when dropping something under the bed I wa shocked at the dust/dirt I came across. The living area was very nice and well set out. The kitchen was well stocked with everything you need to cook what you required. The bedrooms are comfortable and spacious with lovely sea views from the front rooms. The back view is of nextdoors pool (See below) You need to be aware that the villa next door is empty and its pool is full of stagnant water and un-named wild life. A windy day brought a lot of its content over the fence into our pool. (Yuk). Although it is fenced for privacy, everyday we had spectators peering round the the back as the pavement goes up and this makes it very easy to look in. Dont get me wrong we had a lovely holiday but would not go back to this particular villa. We would certainly get a villa in the same location on the Polyxenia complex. The 200 Euro deposit (Has to be cash) we felt was excessive, and as you dont get it back till you are leaving to come home this is a huge chunk of a potential budget that you cannot spend. (No checks were made when giving it back so felt it a little pointless). I have given service poor as the price was reduced after we booked but we still had to pay original price (£200 more). Better deals aavilableif you leave booking your villa till late. Response: Hi, thanks for the feedback but just wanted to pick up on a couple of your comments, The patio area is fully enclosed and the pool is used to cool you down during the heat of the day. It is not advertised as a large pool and the photo's on the listing clearly show the pool's position and size. There are also 3-4 large communal pools and the sea within 2 minutes walk from the villa should you need to go swimming. We have now added 2 further sunloungers to the patio area, 1 of which we did when it was requested by yourselves and therefore the villa has 4 loungers and table/chairs for 6. We did not know that you were dissatified about the cleaning as this was not brought to our attention. If known we could have checked and resolved any issues there and then. When you reserved the villa you were happy with the rental rate and you then proceeded to book 2 premium weeks for your holiday. As with all other rentals/holiday companies as the year progresses we then try to sell our remaining weeks and sometimes need to use promotions/discounts to do this. Our breakages deposit (200 euro or GBP) is taken and returned in cash, and this covers any damages that occur during holidays. When the deposit is returned we check what we feel relevant and then the money is returned. We do not feel it is necessary to check the smaller items and hence hold up your departure. We were the 1st group to use Villa Thalia and we had an absolutely fantastic experience.
The Villa was fantastic and had everything we needed, from satellite TV to a great BBQ.
The location was stunning being just a minute from the beach and communal pool, and a sea view is a great thing to wake up to each morning.
The service that we received off Mags and Kevin whilst in Cyprus was fantastic, nothing is too much trouble for them.
We were pleased to be the 1st to stay at this great Villa and we will definitely be returning next year.

We visited in Mid January and have a great time at this lovely Villa. The location is stunning and had everything we needed and more a stones throw away. Kevin was extremely helpful and ensured we wanted for nothing. An excellent way to spend the winter in the sun!
