About the home

Sommer-Villa is located on the exclusive Mediterranean coast and is just a few minutes walk from the beach. It can accommodate up to 6 people and is ideal for families, couples and friends. This stunning villa on the Protaras coast is the ultimate holiday getaway.

The villa benefits from its own private pool if you are searching for privacy, relaxation or poolside sunbathing - yet it is only minutes away from all amenities. The villa is central to Protaras, Pernera and Ayia Napa with plenty in the surrounding area to see and do during your stay.

This part of the island is unspoilt yet well connected which guarantees a fabulous holiday or vacation.

Sommer-Villa is a stunning 2 bedroomed detached property set within a small, secluded, private development .

The ground floor is open-plan with Italian marble floor tiles throughout for coolness. It consists of: Kitchen, Dining room, Lounge/Sitting room and downstairs Toilet. It is very comfortable with luxury designer furnishings.
Three sets of Patio doors open out to the swimming pool and garden area.
The Italian marble spiral staircase takes you to the upper level, where the 2 bedrooms and family bathroom and shower is located. The Master bedroom comes complete with en-suite and shower. Both bedrooms have balconies with fantastic views. Air Conditioning is also installed.

Safe - a built in combination safe is installed for your valuables.

Outside you will find there is parking for up to two cars off road.

The rear of the property is fully enclosed and in the evenings outside lights illuminate the pool, patio and terrace making it ideal for socialising and relaxing well into the night.

The pool is inspected twice a week to ensure it is kept at its best - crystal clear.

We adopt a non smoking policy inside Sommer-Villa to benefit all guests.

Sommer-Villa has everything you need for a perfect, well deserved holiday. It has Air Conditioning in both bedrooms and living room. The leather corner settee can convert to a double bed which could sleep a further 3. The luxury Dining Room has seating for 6 or if preferred, make use of the outside table and chairs to dine al fresco on the patio or decking area.

The Villa consists: 2 upstairs bedrooms, Sitting room, Dining room and Open-plan kitchen.

Bedroom 1. has 2 single beds and wall to ceiling wardrobes with outside balcony overlooking the swimming pool and magnificent views. The Master bedroom has a double bed, wardrobe, en suite and balcony.

Fun: There is a PS2 with several games and also a number of family games to enjoy. Or if you prefer reading, there is a selection of books and magazines. The DVD machine is accompanied with a selection of films to cater for all tastes. Or if you prefer listening to music there is a CD and radio.

Linen - For guests who book 2 weeks or more. An additional set of laundry and towels will be left should you wish to change your bedding on the second week of your holiday.

Should you wish a Mid-Stay clean and laundry change, our Property Care Company can provide this service for an additional fee. This will allow you more time to relax and sunbathe.

Further details outdoors:
Private swimming pool 8 x 3m with an external shower area. Decking - can be used as sun area or dining al fresco.
Patio table and chairs with sun umbrella. We have also provided plastic plates, cutlery, drinks jug, salad bowl and glasses for use around the pool or for picnics on the beach.

Barbecue is available for great grilled fish, potatoes or kebab. 3 Sets of patio doors open onto the pool area. A private, gated driveway runs along the side for access to front and rear making it a safe area for children.

Sun loungers are available for sunbathing.

To secure your booking a non-refundable deposit of £ 250.00 is required within 10 days of enquiry.

Balance of rental value due 8 weeks before start of holiday.
A refundable breakages deposit of £200 to be paid at the same time as the rental balance. This will be refunded in full within two weeks of your return home if you leave the villa in the same state of order and cleanliness as you found it.

Check-in time is 3.00pm: although every effort will be made to accommodate guests arriving prior to this time. Departure time is 11.00am on the day of departure. For guests who wish to check-out after 11.00am, arrangements must be confirmed with the owner beforehand.

Bed linen and house towels are included in the rental price.
Beach towels are provided for pool and beach use.

Cot, Safety Gate and high-chair are available for hire at a small cost.

We are friendly with the neighbours, therefore if we do not have your required dates, or you require 2 Villa's at the same time, we'll see what we can do for you.

Conditions

There is a strictly No Smoking policy inside the villa or on the balconies. Sorry - No pets are allowed.
Special rates from November to February.

Air Conditioning is included in the Rental. We urge all clients to use this facility as instructed in our arrival leaflet. Mis-use of the air-conditioning units will result in clients being charged an excess usage charge at the end of their holiday.

Sommer-Villa does not cater for Hen or Stag parties and we reserve the right to refuse access if a booking of this nature has been made and not disclosed.

The Famagusta region

Cyprus enjoys sunny skies and low humidity almost year round. It has over 340 days of sunshine each year. The Protaras/Pernera area has long dry summers and mild winters. Summer is a time of high temperatures with cloudless skies, but the sea breeze creates a pleasant climate along the coast.

The region situated South of the border, has become an exclusive, bustling tourist destination, popular for its golden beaches, ancient ruins and temples, landscapes, active night-life and excellent watersports facilities.

In recent years, Ayia Napa and Protaras have been transformed from sleepy harbour towns into some of the Mediterraneans most popular holiday spots, with superb beaches, clear seas and a vast choice of bars and night-life. It has been quoted as 'The St. Tropez of Cyprus' due to it's Cosmopolitan open air bars and restaurants.

Protaras is a modern resort that stretches over 16 kilometres of coastline and offers splendid Blue Flag beaches as well as water sport and scuba diving facilities (the famous Fig Tree Bay is located here).

Pernera is smaller and quieter than Protaras and there's a very tranquil side to the region, too - namely Cape Greko which has a rugged coastline and some beautiful coves. The area adjoins a National Forest Park, an area of great natural beauty, a world away from the busier resorts.

There is lots of history to explore from the beautiful harbour front in Ayia Napa to Famagusta View Point where they have a Mini Zoo which is home to ostriches, snakes, flamingo's and other unusual animals.

Paralimni Town is a short bus ride away and is a favourite for shoppers. Its many varied shops include a Marks & Spencers, local taverns both traditional and modern, Cosmopolitan cafe's and Town Hall. The Town Square is dominated by 2 beautiful churches which attract many visitors. It is also host to many weddings and festivals throughout the year.

Driving on the Island is very easy as they drive on the left and many of the roadside signs are in English.

A large Supermarket 'Carrefour' is just along the road from the villa. There is also numerous supermarkets and newsagents on every corner.

The Protaras area

Protaras is a small tourist village and offers an ideal holiday for families,couples and friends. It has some of the most beautiful beaches on the Mediteranean. It offers an amazing tourist area in a horse-shoe shape with over 250 establishments ranging from restaurants, cafes, taverna's, designer clothes shops, jewellery and souvenir shops. This area is called 'The Strip'.

The bars and restaurants cater for all tastes and budgets. When dining out, you are spoilt for choice with many good quality restaurants to choose from: English , Italian, Cypriot, Chinese, American and Fish Bars etc. There is even a McDonalds!
Many bars offer entertainment including tribute bands, karaoke and live shows and music. It is not uncommon to be able to see Robbie Willams, Tom Jones and even Elvis all on the same night along The Strip!

You will find that children are welcome in bars with some having safe play area's for the little ones. There is also entertainment starting early in the evenings in many places.

Pernera's main Strip has the same package but on a smaller scale including internet cafe's and an Ice Cream Parlour.

It is also the perfect location for Scuba diving.

Markets:
The local market in Ayia Thekla is held on a Wednesday or at Moonshine Ranch on Saturdays.
There is also a large market in Oriklini which can be reached by the local bus or taxi.

The new Coastline Walkway is near completion and runs along the coast from Pernera to Protaras passing beach bars, luxury hotels and provides fabulous scenery.

Aquarium - is a fantastic day out and very popular with all ages.

Sailing is offered by the Famagusta District Sailing Club at nearby Ayia Triada next door to Kapparis, Lasers, Catamarans and Windsurfing on offer. You can also crew. www.begafigo.com

Horse riding is available at nearby Moonshine Ranch and there is also tuition and hacking out at Dhekelia Saddle Club 30 kms away on the road to Larnaca.

The Camel Park at Mazotos on the other side of Larnaca is a very popular day out for the kids.

Larnaca is a tradtional Cypriot town about 45 minutes drive, it has a picturesque marina and is good for strolling along the seafront, which has lots of restaurants where you can get great seafood.

The capitol Nicosia is about 70 minute drive away, it has many historic sites of interest, yet the atmosphere is very cosmopolitan it offers stylish cafes and chic boutiques.

The Troodous Mountains are 90 minutes away on the western side of the island, here you will find traditional villages where time stands still, breathtaking scenery, great walking trails, wineries and skiing in winter.

Larnaca International Airport and Paphos Airport both have direct motorway links to the resort.

The distance from Larnaca Airport to Sommer-villa is approx. 55km or 40 min drive.

You can hire a taxi from the airport. Limo's are also available for larger parties of 4+ for an extra small fee.
Private Airport transfers can also be arranged, this is payable locally by you on arrival. Please ask for a quote.

This is the best holiday we have ever had in the best accomodation we have ever stayed in. The villa is fantastic, very clean, very modern with a beautiful pool and pool area. The location of this villa could not be better. Near the beach, nightlife and shops. We spent many a night sitting by the pool with a drink relaxing. Our teenage daughter loved playing in the pool every afternoon. This was a very private holiday and we could come and go as we pleased. The facilites in the kitchen were great if you wanted to make your own food which we did on a few occasions and having the large fridge was great for drinks! I would highly recommend this villa because I know anyone visiting Sommer- Villa will not be dissapointed. Frank and Clare were great and will arrange airport pick-up and drop off if you want. The villa and pool area were fantastically clean. Frank was so helpful, ferrying us from and to the airport and showing us around the local area and villa on arrival. We had been to the area before and knew we were close to all the facilities of Protaras and Pernera. St Elias Tavern just along the road from the villa was one of our favourites, popular with the locals and tourists alike - try the mezze , tavas or stifado. "Wow - what a fabulous holiday! We go to Cyprus every year and this year was by far our best holiday. Location is great, will lots of choice whether to stay in Protaras or Pernera. I especially loved the walk along the new promenade into Protaras in the evenings, before going out to some of the fabulous restaurants. The villa itself has everything you could possibly look for. Arriving late in the evening, the villa was immaculate and the welcome pack was great. Sommer-villa is equipped with everything you could possibly be looking for - everything from a sandwich toaster (which the kids love!), to table top lights for the patio area!. The kids loved playing in the pool all day, but also took some rest watching dvds when it got too warm. Kim was a joy to deal with and provided all the information that you could need (including a hand drawn map), which was perfect. This is the best holiday we've had and was so gutted when it ended. The villa was superb and was so homely as it was so well equipped. We have just returned from our best holiday ever! Sommer- Villa was a real home from home with the added bonus of our own pool! It was clean and comfortable and had everything we could possibly need, comfortable beds, washing machine, a dvd player to listen to by the pool, PS2 and the much appreciated air con! It is located in a lovely quiet area and just a 5-10 minute walk to Protaras which has all the holiday requirements! Pernera is more low key and is also a short walk away and it has pubs, restaurants, gift shops and a lovely beach. It was great to be able to come and go as we pleased without disturbing anyone and without being disturbed ourselves which happens in a hotel. We could even have a lovely siesta!! This was our first villa holiday and it's definitely not our last, we are booking again for next year. We highly recommend Sommer- Villa!!

We had a great time in Cyprus - The Villa was lovely and well furnished throughout, very pleased with pool and toys for kids. We also used the Cool Bag for the beach which was very thoughtful. We have recently returned from a weeks holiday in Cyprus . The villa itself is lovely, the furnishings are modern and it is very well equipped. The owner has included lots of thoughtful extras such as a welcome pack, beach towels (which saves on suitcase space!), and a cool box to take to the beach. The private swimming pool is excellent fun for all ages & a necessity to escape the Cypriot heat! The Air Conditioning was a blessing. Public Insurance Liability:

Please ensure your have adequate Insurance cover as the owners will not be liable for any loss or damage to your own goods, personal injury/illness, or sadly death during your stay.

At the hottest times of year electricity usage will be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use will result in an additional charge at the owners discretion.

Guests are requested to shower before entering the swimming pool to wash off oily sunscreen as this leaves a build up around the pool and is difficult for the pool cleaners to disperse due to the waterproof ingredients. A charge will be deducted from your refund, if an additional pool clean is required before the entry of the next guests.

The resorts of Protaras and Pernera close down during quieter months from Nov-March although several bars and restaurants remain open 365 days. A car/taxi would be advisable to take you to nearby Paralimni which remains fully functional throughout the year. There is also limited bus service available.
