Villa Helena has an ideal location set in the exclusive new Mimosa Villas development which lies between Fireman's beach on one side and the centre of Kapparis village on the other. It offers a haven of tranquillity and privacy, while being just a short walk from white sandy beaches, tavernas, restaurants, bars, shops and all amenities. Hence it is not essential to hire a car as everything is close at hand.
Villa Helena has a beautiful private pool and patio area. It is a fully air-conditioned 2 bedroom with 2 en-suite bathrooms, (3wc) villa with its own private swimming pool. Equipped to the high standard expected of a modern luxury villa. It has two large double bedrooms although it can sleep 6 as it has a sprung double sofa bed downstairs. It has an additional downstairs wc /cloakroom.

Villa Helena's furnishings are not typical of a rental property as we have equipped it to a very high standard (thus the beds and sofas are nice and comfy ! ), because it is our intention (at some point), to make it our permanent home.
If you're traveling with a baby or toddler we include all the equipment including a high chair, cot, changing mat, low stool & chair, potty & adaptive toilet seat, and a selection of toys, plastic plates, beakers, cutlery. Also foam finger guards for the doors. To stop children running into patio doors, they all have butterfly shaped child height window transfers (and also at adult height !)
Downstairs there is a large open plan lounge, kitchen and dining area:
The spacious lounge area has large triple patio doors opening onto the sunny, porched front patio. It has two comfortable leather sofas, coffee tables, reading lamps and a new Philips digital flatscreen 1080 HD-TV with 1080 HD-DVD player. The satellite system has a large number of chanels including English speaking news, sports and films. One of the sofas converts into a sprung double sofabed.
The dining area has double patio doors opening onto the swimming pool area. The large dining table seats six comfortably ( plus the high chair if needed ! )
The kitchen area has all new appliances including a fitted hob, electric fan oven, a large fridge/ freezer, dishwasher, microwave oven, toaster, kettle and a large selection of pots & pans, utensils, crockery & cutlery (including for toddlers!).
There is an understairs cupboard containing the washing machine ( the ironing board and steam iron are stored in the downstairs cloakroom & kitchen cupboard respectively).
There is an downstairs cloakroom off the hallway containing a wc & basin.
There are two aircon units downstairs which can also be used to boost the heating in winter. There is also a fitted electric radiator / convector heating unit downstairs (heating is only normaly needed in Jan/Feb)
Upstairs are two spacious double bedrooms each with its own en-suite bathroom. This can make it ideal for two couples especialy as the two single beds in the second bedroom can be properly linked together to make a superking (6' wide), so no mattresses sliding apart ! Each have aircon units and blackout blinds.
The beautiful master bedroom has large triple patio doors opening onto a large balcony with seaviews down towards Firemans Beach. It has a kingsized bed with leather headboard and frame and a very comfortable mattress. There are two matching leather framed bedside tables with lamps & drawers, and a matching leather framed dressing table with drawers & mirror. The large ensuite bathroom has a bath with integral shower & curtain, wc and basin. To get to the ensuite bathroom you walk between two double floor-to-ceiling wardrobes, so there is plenty of storage space.
The second double bedroom has two 3 foot wide beds which can be linked properly at the bases to make a superking(6 foot wide) bed if required. This bedroom also has it's own en-suite bathroom consisting of a large walk-in power shower cubicle (which is the full width of the end of the bathroom), basin and wc. It has a triple floor-to-ceiling wardrobe, so again plenty of storage space. It has a dressing table & mirror with stool and bedside table with drawers & lamp.
Villa Helena has two large solar panels on the roof which due to the intensity of the sun in Cyprus heats the 200 litre hot water tank very effectively so there is always a plentiful supply of piping hot water! There is also an electric immersion heater to boost water temperature if necessary, but this is hardly ever needed even in the winter.
Further details outdoors:
The double patio doors from the dining area open onto the beautiful sunny swimming pool area which has high wooden fencing and a high lockable gate for security and privacy. We have fitted a poolside security rail opposite these patio doors to stop children inadvertently running straight through into the pool.
Adjoining the pool is the sunny rear patio which is bordered by fencing and tropical shrubs. To the side are Cyprus trees and a lemon tree. The rear patio is completly fenced off from the front of the house for privacy and security. There are four comfortable sunbeds with two small folding side tables, a large rectangular table to seat the six comfortable chairs, and a Cypriot barbecue with all utensils. A Cypriot barbecue is a charcoal barbecue which can cook food slowly. Food tastes much nicer than that cooked on a gas barbecue ( ask any Cypriot !). There is an attachable electric motor which turns either three large or twelve small kebab skewers. You might have to get a new battery from the supermarket just near the development. There are all utensils for the barbecue including a fish holder and hand fan. Hopefully there will be lemons on the tree for your drinks and cooking although this is not guaranteed !
As the pool is private to the villa there is no lifeguard so children should never be left playing in the pool unsupervised.
The triple patio doors from the lounge area open onto the sunny porched front patio which continues to get sunlight through into the evenings even towards sunset, afterwhich it has lighting. The front patio has a low wall, some border shrubs (including a banana tree) and a single metal gate leading to the front door.
There are double metal gates to the drive which has ample parking for one car and a security light which comes on when you drive in at night.

Also, sorry but no pets are allowed.
The accommodation will be cleaned prior to arrival. An additional mid holiday cleaning service can be arranged at a small extra charge.
Linen and towels are provided, please bring your own beach towels.

Conditions
At the hottest times of year (July & August) electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.
Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

The Famagusta region


Villa Helena in Kaparris makes an ideal base from which to explore the Famagusta District including the neighboring towns of Protarus, Paralimni, and Ayia Napa. The stunning Cape Greco National Park is a fifteen minute drive away. Within this area there is more than enough to see and do to keep even the most active holiday makers happy for their whole time in this beautiful island.
In addition to relaxing by the large private pool or on the beach you can enjoy a whole range of activities including the exhilarating slides at the famous water park, catamaran cruises around the coast, scuba diving (including try-dives for beginners), snorkelling and walking or cycling along the beautiful coastal footpath which passes close to Villa Helena.
If you want to hire a car to explore further afield, the long white sandy beaches around the familiy resort of Protaras, including the famous Fig Tree Bay and the lovely Connos Bay at Cape Greco, are just a short 10 to 15 minute drive away whilst Ayia Napa with it's famous Nisi Beach is only 10 minutes drive away.
Villa Helena really is in an ideal location for your holiday - a beautiful, private, well-appointed villa with facilities and beaches right on your door step and also within easy reach of the neighbouring towns of Paralimni, Protaras and Ayia Napa offering you a wide range of sports and activities, restaurants and bars, shopping and sightseeing options to enjoy throughout your holiday.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are also just 10 minutes away by car from Villa Helena in Kaparris. In addition to wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is just 10 minutes drive along the coast from Villa Helena and offers a wide range of options on a larger and more livlier scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe.
The town of Paralimni is just a few minutes drive inland from Villa Helena and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer. The square is a hive of activity with both trendy cafe's and traditional Cypriot Taverna's where the locals spend the warm afternoons socializing over Cypriot coffee. There are lots of shops if you prefer feeding your need for retail therapy or you can just relax in the square and take in the atmosphere. Remember that Wednesday is half day closing so don't arrive there on that day expecting anywhere to be open apart from the bars and cafes.
If you want lively nightlife, Protaras and Ayia Napa offer plenty of clubs, restaurants and bars.
If you want to try an alternative beach to the ones next to Villa Helena try the famous Nissi beach in Ayia Napa which some say is best out of season when you can grab a space on it !
However if you are looking for somewhere more tranquil, and with beautiful walks, be sure to visit the Cape Greko national park, an area of unspoilt natural beauty.
For the family locally there are water sports, a local aquarium, plenty of local boat trips and a small water park. Ayia Napa has an enormous water park, ideal for all the family open daily from 10am during summer.
Following your stay in Villa Helena you might want to take a cruise from Limassol to the Greek Islands, Egypt, Israel or Lebanon. These cruises are normally take between two and five days for the return trip and run all year round.
The Protaras / Kapparis area
Kapparis is a real little gem, a peaceful and picturesque small resort with easy access to the towns of Paralimni, Dherynia and the resorts of Protaras, Pernera and Ayia Napa.
Just two minutes walk from Villa Helena is the beautiful Firemans Beach with its crystal clear waters which are ideal for swimming as it's in a sheltered cove. You can relax on the terrace of the Malama Hotel whilst keeping an eye on your children swimming below: the Hotel facilities are open to the public including the water sports. If you walk from Villa Helena along the coastal footpath you will after five minutes reach the lovely Firemans Beach. A further short walk along the coastal footpath in either direction from Villa Helena will reveal many other quiet and secluded bays all with crystal clear waters. The main street of Kaparris is situated just a couple of minutes walk from the villa and has a great selection of tavernas, restaurants, bars and shops which means that a hire car is not essential if you want to stay local. The local supermarkets can provide you with a great selection of both local and imported food and wine for Villa Helena's well equipped kitchen and the dishwasher means there's no washing up! Villa Helena has a choice of indoor and outdoor dining facilities and an Australian Outback barbecue.
Kapparis itself has grown into a lovely little resort over the past few years due to the ongoing development of the Island. The main thoroughfare in Kapparis is two minutes walk from Villa Helena and features several excellent traditional Cypriot restaurants as well as those offering Italien, British, Indian and Chinese fare. There are also Greek tavernas with live bouzouki music and Greek dancing and singing as well as some English bars. This road also has supermarkets within a five minute walk of Villa Helena for you food supplies. Also just opened in 2008 is a new bakery, hairdressers and cafe. So you can see that you have the option of not having to have a car as everything is on your doorstep. Kapparis is an all year resort and stays lively even in the winter months due to not just the Cypriots but also the increasing number of ex-pats that live there whose numbers are swollen during the Christmas and New Year period. There are more shops and restaurants staying open right through the year in Kapparis than in all the other resorts put together. As opposed to for example Protarus which turns into a ghost town during the winter.
The main street through Kapparis was once the main coastal road into Famagusta. Famagusta now a "ghost town" lies in crumbling dereliction just across the border in the Turkish occupied North. Until the the Invasion in 1976 the town was the principle port and possibly the most prestigious holiday resort in the Mediterranean. With its eight kilometres of white sand and safe beaches Famagusta was the jewel in the crown of Cyprus.
Kapparis with it's great selection of tavernas bars, restaurants and shops is ideally located just off the beach.
The nearest beach to Villa Helena is Malama Bay and is just a five minute stroll from your front door. It has a white sandy beach and facilities for all the different water sports. If you continue to follow the coastal path you'll discover a host of secluded bays and coves all with crystal clear water which are great for snorkelling. If you walk up the coastal footpath the other way from Villa Helena you will after five minutes reach the more well known beach in the area, Firemans Bay. If continue along the coastal path you will reach the border with the Turkish sector with a viewpoint and telescopes to observe the ghost town of Famagusta. Here there is also a museum and a small wildlife park including a large collection of birds including all the regional birds of prey and ostriches. Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa.
Villa Helena is ideally located for those who want to escape and relax yet yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively. For example the buzzing nightlife of Ayia Napa is just a ten minute taxi ride away.

We have made every effort to make your transfers between the airport and Vila Helena as hassle-free and effortless as possible. For your convenience and for a very reasonable price we can organize for a car and driver to be waiting for you outside the arrival hall which will take you directly to Villa Helena and for your bags to be carried into the villa, check you have the keys and if at night for the lights to be switched on. Or if you want to hire the car yourself they will just give you the keys and the car immediately outside arrivals and we can pre-book the type of car you would like. They can then drive you back to the airport at the end of the holiday and drop you directly outside departures so you don't have the hassle of having to park your car in the hire car car-park then having to queue outside a car-hire office to check your car back in etc. It takes approximately 35-40 minutes to drive to the villa. Both the airport transfers and car hire are provided by a family company based near to the villa and so their charges are much more reasonable than the larger companies based near to the airport. They are very helpful and their office is in the Kaparris Village High Street, a short walk from Villa Helena so if you have any queries it's easy to get hold of them. Any problems with your hire car and they will immediately swap it for another one. If you arrive at their office at meal times they will often ask you to join them in a Greek Cypriot meal in the rear dining room! You may then be there for a long time but they are great company and full of useful information about the area.
You can fly to Larnaca Airport in Cyprus from all the main airports in the world. Regular schedule flights to Larnaca or Paphos airports are operated by British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com).
Monarch & Easyjet are also now flying to Larnaca Airport. Direct flights to Cyprus are available from the main UK airports and the recent announcements increasing the number of budget airlines now operating flights to Cyprus are driving airfares down. The other airport is at Paphos which is two hours drive away but still very accessible.
You don't actually need a hire-car as everything is a short walk from the villa. So you could just ask us to arrange your transfers to and from the airport. If all you want to do is chill-out by your pool or on the beach , or in the local restaurants/ tavernas/bars then the car would be redundant. However if you want to explore the island then you can always hire a car just for the days you need one. You could just hire a car for the first day to drive to Kapparris and pick up some groceries for the villa and then drop it of at the local branch of whichever hire company you have used. There are however two supermarkets just a short walk from the Villa: one minute walk to the first larger) one and five minutes walk to the second (smaller) one. But remember the supermarkets are closed on Sunday evenings.
The main roads are very good and the road signs are clear so finding Kapparis and Villa Helena is very straightforward. If you are driving yourself we always send you detailed directions from the airport prior to your holiday.

Hi Harry
Well what can we say?! Just had to drop a line to tell you what a fantastic holiday Julia and I had at Villa Helena. Back for a week now - reality is quite a big bump after chilling out around Kapparis! I really dont know where to start other than to say a massive thank you to Lee and Kirsty for making us feel very welcome and that nothing was too much trouble. After a terrible experience last year in Cape Verde, where we were very ill, it was great to know we had someone we could call on should we need anything. They were really helpful.
The villa itself was exactly what it said on the tin and more. We had everything we needed - a real home from home. I work for a housebuilder specifying products for customers to choose and those used in the villa do exude quality - I thought it was finished to a high standard which made the holiday feel all the more comfortable and luxurious. As long as people look after it properly, they will last you well.
We hope it was given back in tip top condition and that we will be welcome back with our parents next year - we're still throwing a few dates around so, if you haven't sent already, please hold onto the deposit for now.
Lastly just a big thank you to you as well - it's been a pleasure dealing with you and we hope to do so again very soon once we've sorted our plans out. I took loads of photos of the villa as well so if there are any decent shots, I will pass them on in case you want to use them.

Prices are for the property per week in pounds sterling. To get the price for extra nights, divide the weekly rate by seven to get the nightly rate. Discounts are available for longer lets of one month or longer.
Prices include:
- Our own sheets and towels (Most villas use rented threadbare laundry linen)
- Electricity for air-con (reasonable use)
- Toddlers kit (a lot of villas charge to rent these): high chair,cot, changing mat, low stool&chair, potty, adaptive toilet seats.
- No additional booking charges (unlike other villas where international bank transfer charges may apply which can cost up to £35.00 per transaction for both deposit and balance payments thus an extra £70.00).Payments can be made via transfer into a UK sterling bank account.
A refundable £300 security deposit will secure your booking. The rental payment is to be made 8 weeks before your holiday. The security deposit is then returned to you within 2 weeks of your holiday following confirmation from our managers that everything is in order.
