Villa Pandia is a privately owned villa set over 3 floors. It is in a great location on a no-through road which joins the best regarded beach in the area (Firemen's Bay) to the centre of the main street of friendly and family orientated Kapparis village. The villa is halfway down the beach road, so stepping out of the front door, 250m to the left is the beach, 250m to the right is the main area of Kapparis village with all the shops, restaurants, bars and bistros. A local supermarket and a late night bakery are just at the top of the road, less than 5 mins stroll, perfect for everyday items, food, wine etc.
Outside the tiled garden and pool area are often described by guests as a 'sun trap'
The villa is the last in a row of only four and has high fencing all round for privacy. There is a lush green-zone to the rear hence it doesn't feel overlooked as is often the case with other high density developments.
You can sunbathe around the pool or sit under the shade of the new pergola attached to the villa and just step inside to the poolside kitchen to get a cool drink or snack from the fridge.

TOP FLOOR
On the top floor there are 3 bedrooms. The master bedroom has a Juliet balcony, double bed and en-suite bathroom. The other 2 bedrooms each have 2 single beds. Bedroom 3 has it's own balcony overlooking the pool.
Each bedroom has air-conditioning/heating, ceiling fan and built-in wardrobes. An electronic safe is provided within the master bedroom wardrobe for peace of mind.
On this floor is a further shared bathroom with shower and WC.
MIDDLE FLOOR
On the middle floor you will find a fully-fitted kitchen with fridge, freezer, dish washer etc. and dining table.
This large kitchen dining area has two sofas (one of which is a double sofa-bed), flat-screen TV with it's own individually controlled satellite box and DVD player. This is one of two living areas each with their own entertainment facilities. Children and adults can have their own room and space.
LOWER FLOOR/SUN ROOM
The lower level is at pool level and is not connected internally to the rest of the villa hence it is suitable for separate families/groups/noisy teenagers as it means they can have their own space when needed.
On this level you have bedrooms 4 & 5 off to the rear of the living area each with 2 single beds built in wardrobes and large ceiling fan.
If needed this area can sleep a family of 5/6 persons as in addition to the bedrooms (which can sleep 4 persons) there is also a double sofa bed which is suitable for 1 or 2 smaller children.
The sun room is a self-contained open plan living area with kitchen area, shower room, and wc

As well as a fully tiled pool area to enjoy the sun, there is also a decked platform at the bottom of the garden.
Under the shade of the stairs is a large traditional 'Cypriot style' tiled charcoal barbecue.
An outdoor pool shower is also provided.
To the front is a secure gated driveway with ample parking. The whole of the perimeter of the property is fenced/gated providing a secure containment area for any younger children and giving extra privacy.
Obviously children should be supervised at all times and as the pool is private to the villa there is no lifeguard so children should never be left playing in or around the pool unsupervised.

If you have a group larger than 10, maybe connected to a wedding, special occasion or large family gathering I also have another smaller 2 bedroom villa with private pool for rent, see advert for Villa Galatea, home number 78766 at the bottom of the page.
It is a stones throw across the road from this one and can sleep 4-6 people. So if you have two groups, or multiple families needing more than one villa, you might want to split the group between the two, availability permitting, so you can still be near to each other.
Conditions
A 25% non-refundable deposit is payable at the time of booking (full payment required if booking within 8 weeks of the holiday start date), with the balance payable not less than 8 weeks before the start of the holiday.
In addition to this, a refundable breakages/damages deposit of £350 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages as assessed by the management company.
Electricity usage is monitored to ensure reasonable usage, mainly so that air conditioning is not left on whilst the villa, or rooms within are unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge.
No male only groups.
Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

The Famagusta region


The Famagusta District has a huge amount to offer holiday makers as it encompasses Kapparis, Paralimni, Protaras, Cape Greco (nature conservation area) and Ayia Napa to name just the most well known locations. Within this area there is more than enough to see and do to keep even the most active holiday makers busy for their whole time on this beautiful island.
The administrative capital of the area, Paralimni, provides a combination of the old and new side by side
Protaras is a lively family orientated resort benefiting from the best white sandy beaches on the island and Ayia Napa has a multitude of attractions from bars, nightclubs and restaurants to wonderful beaches, a water park and museums - enough to keep anyone occupied.
The Protaras / Kapparis area
Kapparis offers a great selection of bars, restaurants and shops and is ideally located just off the coast. A number of new shops including a bakery and a new cafe have recently opened.
The nearest beach to the villa, Firemans Bay, is also the most well known, and if you follow the coastal path you'll discover a host of secluded bays and coves all with crystal clear water.
Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 5 minutes away by car.
In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is situated just a 10 to 15 minute drive/taxi ride along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe.
The town of Paralimni is just 2 kms away and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer!

Direct flights to Cyprus are available from a number of UK airports with recent announcements increasing the number of budget airlines now operating flights to Cyprus. Cyprus has two international airports although Larnaca airport, which is 65kms (40 minutes drive) is the closest. The other airport at Paphos is two hours drive away but still very accessible.
Regular schedule flights to Larnaca are operated by British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com), Monarch Airways (www.flymonarch.com) from Luton airport, new lines from Gatwick, Birmingham and Heathrow from March 2009 onwards. Numerous charter flights are also readily available.

Hiring a car is not essential as there are amenities within easy walking distance of the villa and local buses to Protaras and Paralimni. There is also a regular bus from Larnaca airport to Paralimni.
However we would recommend you do hire a car as this will enable you to enjoy all that the island has to offer. You drive on the left in Cyprus, as in the UK, but the traffic volume is only a fraction of the UK and the roads are excellent, so getting around, even at so called peak times, is not a problem. If you prefer to only hire a car for part of your holiday, numerous hire companies are based in Kapparis, Pernera, Protaras and Paralimni so hiring a car for your holiday is not a problem although it is often easier to book in advance to save time.
All of the well-known car hire companies (including Budget and Alamo) are based at the two airports.

My family stayed at the Villa Pandia for 1 week at the end of May. We are a well travelled bunch with high standards and this villa did not disappoint us in the slightest. In short ,the Villa was excellent with a larger than average pool in a garden that gets sun all day long
The Villa is ideally situated literally 3 minutes from a beautiful clean beach with good swimming conditions. In the other direction its a short walk to the Supermarket ,shops and good restaurants - really its not essential to use the car.
I would recommend it as an ideal place to stay and we will certainly return next year for our fifth visit to Cyprus.

We have recently returned from a 3 night stay at Villa Pandia as per the website description, the villa did not disappoint. There were 8 in our party and we found the villa to be both spacious and well equipped. The location is perfect for exploring other areas of Cyprus while enjoying relaxing quiet time during the day. The hot tub & large outdoor pool were excellent features and we were able to enjoy day long sunshine in the back garden.
The local beach is small and quiet, well equipped with sun loungers & umbrellas and is frequently visited by a local ice cream van!
There are excellent facilities within easy reach of the accommodation including a supermarket, beach and restaurants within a 2-5 min walk. We dined in Faliros and the new Italian (sorry can’t remember the name- it had a TimeOut Cyprus sticker, so you may get the name there) and would highly recommend-friendly staff, good food & reasonably priced. All local restaurants and bars are happy to call taxis to take you into Protaras and Ayia Napa resorts, and taxis back to the villa were never a problem. Local Bars have a range of entertainment including karaoke and quiz nights, bingo- which seemed to keep the locals entertained.
Overall a great relaxing break in quality accommodation and within easy reach of surrounding resorts, a few days longer would have been great!

As promised, here is my review for the villa:
"We were at first doubtful of whether the villa would meet the expectations generated from the beautiful photos posted on the site, but our doubts were laid to rest upon arrival. Villa Pandia was a wonderful villa that easily accommodated our group of 12. It’s location in Kapparis was perfect for us – far enough to avoid the noise/hustle and bustle of the busy towns of Agia Napa and Protaras, yet still allowing them to be easily accessible. The villa provides everything you need for a getaway with friends. We thoroughly enjoyed watching the stars from the hot tub after a great BBQ dinner. The rooms were very spacious, though there may be a few quibbles over who will get the master bedroom! Having a beach just down the road from the villa is also a bonus. All in all, Villa Pandia, helped make our holiday in Cyprus a great trip and it will definitely be my first choice when/if I return."
There are two pieces of advice I'd also like to pass along to future guests. The first is to bring along their own CDs for the hot tub - the maintenance guy has a limited selection but apparently previous guests have taken some as souvenirs. The second is to recommend that they should visit Cape Greco (we loved the trip there and the views were spectacular). Hope this is helpful.

Villa Pandia is a great place to stay in the Protaras area. I grew up in Cyprus and my whole family lives there,so once a year at least I get to visit them, especially now that my dad is getting old. As you may have seen by now, Greek families like to get together for weekends and summer vacations, and the Protaras area has always been the preferred area for people coming from Nicosia. It's fairly near and has the best beaches on the island.
But I must admit the Protaras area has over-extended itself with construction, to the point of now threatening to make a vacation experience there challenging.
The Kapparis area has many advantages. It's away from the heart of the ugly tourist traps and has Firemen's beach, which is very secluded, pretty to look at, and with still crystal-clear waters. Of course Pandia villa is only a very short walking distance from this beach. No question you are ahead just by location.
But back to our own experience at the villa. Overall, it was all great. The pool area was our favourite spot to sit around. The outdoor furniture is very comfortable and stylish.
We'd be delighted to stay there again and I'm sure you'll become very popular soon because there's a lot there to offer.

PLEASE NOTE -The villa only has 'beds' for 10 persons in 5 bedrooms. There is a double sofa-bed in the living room on the middle level but this is really only suitable for 1 or 2 smaller children
Prices given are for 1 week (7 nights) If you want to stay for 9, 10, 12 nights etc.the cost is pro rata hence just divide the weekly rate at that time by 7 to give a nightly rate and add the number of extra nights needed to the weekly rate for a total cost.
Access to the property on the day of arrival will be from 3pm. If you require earlier access this MAY be possible by previous arrangement depending on when/if any previous guests are leaving on your arrival day.
You must vacate the property by 11am on the day of departure. It MAY be possible to stay in the villa after this time but again this will depend on when/if the next guests are due to arrive.
A few days before the holiday I send guests a code for the 'key safe' next to the front door. The keys will have been left in there by the cleaners earlier that day so you can just let yourself in. The same applies when you leave, just lock the keys back in the 'key safe' for the management company.
Hence if you have a late flight it does not matter what time you arrive at the villa.
There are good discounts available for longer lets of one month or longer. Please ask for details.

Euro payment can be made by cheque or bank transfer.
Paypal payment can be taken using debit or credit cards. The charges from Paypal will be added to the cost of the holiday. (usually 2.4%)
