Ideally suited to families and groups looking for a relaxing beach holiday who only want a short walk to the beach, a selection of restaurants and bars and a local supermarket. It is on a no-through road which joins one of the best regarded beaches in the area (Firemen's Bay) to the centre of the main area of friendly and family orientated Kapparis village.
LATE BOOKING REDUCTIONS FOR JUNE 2013- £1195 PER WEEK REDUCED FROM £1750....The villa is halfway down the beach road, so stepping out of the front door, 250m to the left is the beach, 250m to the right is the main area of Kapparis. A local supermarket open 8am until 8pm are just at the top of the road, less than 5 minutes walk, good for everyday items, food, beer/wine, toiletries, sun cream etc.
Outside is a tiled and decked garden and pool area.
The villa has high fencing all round for privacy. There is a lush green-zone to the rear hence it doesn't feel overlooked as is often the case with other high density developments.
You can sunbathe around the pool or sit under the shade of the new pergola attached to the villa and just step inside to the poolside kitchen to get a cool drink or snack from the fridge.

TOP FLOOR
On the top floor there are 3 bedrooms. The master bedroom has a Juliet balcony, double bed and en-suite bathroom. The other 2 bedrooms each have 2 single beds. Bedroom 3 has it's own balcony overlooking the pool.
Each bedroom has air-conditioning/heating, ceiling fan and built-in wardrobes. An electronic safe is provided within the master bedroom wardrobe for peace of mind.
On this floor is a further shared bathroom with shower and WC.
MIDDLE FLOOR
On the middle floor you will find a fully-fitted kitchen with fridge, freezer, dish washer etc. and dining table.
This large kitchen dining area has two sofas, flat-screen TV and DVD player. This is one of two living areas each with their own entertainment facilities. Children and adults can have their own room and space.
LOWER FLOOR/SUN ROOM
The lower level is at pool level and is not connected internally to the rest of the villa hence it is suitable for separate families/groups/noisy teenagers as it means they can have their own space when needed.
On this level you have bedrooms 4 & 5 off to the rear of the living area each with 2 single beds built in wardrobes and large ceiling fan.
If needed this area can sleep a family of 5/6 persons as in addition to the bedrooms (which can sleep 4 persons) there is also a double sofa bed in the living area which is suitable for 1 or 2 smaller children.
The sun room is a self-contained open plan living area with basic pool-side kitchen area, shower room, and wc

Outside seating for 10 persons with 2 sets of outdoor dining tables and chairs.
As well as a fully tiled pool area, there is also a decked platform at the bottom of the garden.
Under the stairs is a traditional 'Cypriot style' tiled charcoal barbecue.
An outdoor pool shower is also provided.
To the front is a secure gated driveway with ample parking. The whole of the perimeter of the property is fenced/gated providing a secure containment area for any younger children and giving extra privacy.
Obviously children should be supervised at all times and as the pool is private to the villa there is no lifeguard so children should never be left playing in or around the pool unsupervised.

It is a stones throw across the road from this one and can sleep 4 people. So if you have two groups, or multiple families needing more than one villa, you might want to split the group between the two, availability permitting, so you can still be near to each other.
Conditions
A 25% non-refundable deposit is payable at the time of booking (full payment required if booking within 8 weeks of the holiday start date), with the balance payable not less than 8 weeks before the start of the holiday.
In addition to this, a refundable breakages/damages deposit of £250 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages etc. as assessed by the management company. Minor breakages are common and we ask that guests simply try to replace such breakages with similar items bought locally for use by future guests.
Electricity usage is monitored to ensure reasonable use of air conditioning. A generous allowance of electricity units per week (depending on time of year) is included in the rental price. Excessive use may result in an additional charge.
Ceiling fans are fitted in every room
No male only groups.
Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

The Famagusta District has a huge amount to offer holiday makers as it encompasses Kapparis, Paralimni, Protaras, Cape Greco (nature conservation area) and Ayia Napa to name just the most well known locations. Within this area there is more than enough to see and do to keep even the most active holiday makers busy for their whole time on this beautiful island.
The administrative capital of the area, Paralimni, provides a combination of the old and new side by side
Protaras is a lively family orientated resort benefiting from the best white sandy beaches on the island and Ayia Napa has a multitude of attractions from bars, nightclubs and restaurants to wonderful beaches, a water park and museums - enough to keep anyone occupied.
The Protaras / Kapparis area
Kapparis offers a great selection of bars, restaurants and shops and is ideally located just off the coast. A number of new shops including a bakery and a new cafe have recently opened.
The nearest beach to the villa, Firemans Bay, is also the most well known, and if you follow the coastal path you'll discover a host of secluded bays and coves all with crystal clear water.
Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 5 minutes away by car.
In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is situated just a 10 to 15 minute drive/taxi ride along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe.
The town of Paralimni is just 2 kms away and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer!

Direct flights to Cyprus are available from a number of UK airports with recent announcements increasing the number of budget airlines now operating flights to Cyprus. Cyprus has two international airports although Larnaca airport, which is 65kms (50 minutes drive) is the closest. The other airport at Paphos is two hours drive away but still very accessible.
Regular schedule flights to Larnaca are operated by British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com), Monarch Airways (www.flymonarch.com) from Luton airport, new lines from Gatwick, Birmingham and Heathrow from March 2009 onwards. Numerous charter flights are also readily available.

Hiring a car is not essential as there are amenities within easy walking distance of the villa and local buses to Protaras and Paralimni. There is also a regular bus from Larnaca airport to Paralimni, with a short bus ride/taxi then from Paralimni to the villa in Kapparis.
There is also a bus stop just round the corner from the villa, approx 5 minutes walk, with regular very cheap buses (2 Euro return in 2011-12) every 20 to 30 minutes going along the coast road which pass through the resort towns of Pernera (approx 5-10 minutes) then Protaras (approx 10-15 minutes) then on to Ayia Napa (approx 15 to 20 minutes). One of the buses continues on to the water park (one of the biggest in Europe) just the other side of Ayia Napa (approx 25 minutes). These are great for nights out also as the last buses back are in the early hours.
However if you want to explore all the island has to offer, we would recommend you do hire a car as this will enable you to enjoy the little villages and towns for which Cyprus is so well known. You drive on the left in Cyprus, as in the UK, but the traffic volume is only a fraction of the UK and the roads are excellent, so getting around, even at so called peak times, is not a problem. If you prefer to only hire a car for part of your holiday, numerous hire companies are based in Kapparis, Pernera, Protaras and Paralimni so hiring a car for your holiday is not a problem although it is often easier to book in advance to save time.
All of the well-known car hire companies (including Budget and Alamo) are based at the two airports.

I have nothing but good things to say about our family holiday over the Easter break. From booking the villa to the return of my deposit following our stay, everything was just so easy! Richard was tremendously efficient and went out of his way to provide us with helpful hints of places to eat and things to do - not just from his own experience but he had listened to previous guests of the villa and passed on this information to us too. He also provided contact details for the local taxi/car hire company who also proved to provide a service above and beyond expectation. There were eight of us in our party and the villa could easily have coped with two more without feeling claustrophobic. The villa was spotless and very appointed. The outdoor seating area around the pool was a real sun trap and more than accommodated our large numbers. Whilst we did leave the villa to do a little bit of sight-seeing, we also spent a lot of time enjoying the quiet around the pool reading our books!! Probably the best thing for us regarding the villa was its location. Whilst you are on the edge of a village, it's a village with about 10 choices of restaurant within a five minute walk! You really could arrive at this villa in a taxi, read your book all day, maybe take a stroll down to the beach, go out for dinner, have a few glasses of wine and get back in the taxi at the end of the week if that's all you wanted to do and you'd be so refreshed!! Equally, you can hire a car and visit Nicosia for the day, or drive to the mountains or take a walk along the beach. It's entirely up to you how busy or lazy you want to be!! Either way, this villa will give you the freedom to do it!!! |

LATE BOOKING REDUCTIONS- JUNE 13 £1195 PER WEEK-REDUCED FROM £1750........PLEASE NOTE -The villa sleeps 10 persons in 5 bedrooms.Prices given are for 1 week (7 nights). For rental periods over 7 nights the price is worked out pro rata. e.g. if the weekly price is £1400, the price for 10 nights would be 10 times the nightly price i.e. £2000.
Access to the property on the day of arrival will be from 3pm. You must vacate the property by 11am on the day of departure. There is a key safe outside the villa to collect and return the villa keys. Let yourself in when you arrive and just leave the keys back in the key safe when you check out.
There are good discounts available for longer lets of one month or longer. Please ask for details.

Paypal payment can be taken using debit or credit cards. The charges from Paypal will be added to the cost of the holiday. (usually 3.45%)
