BARGAIN RATES AVAILABLE ON ALL REMAINING WEEKS! This is an ideal base for families with, or without, young children, or couples or friends looking for rest and relaxation, romance or adventure. You can do as much, or as little, as you like. You don't really need a car because there is so much to enjoy on your doorstep although a car will give you more freedom to explore all the delights this lovely island has to offer. We can arrange transfer from the airport if you'd like one. Our villa is detached with three bedrooms and sleeps up to 7 people, although we generally recommend 6 for optimum space and comfort. It has remote controlled air conditioning and ceiling fans, so you'll always be comfortable, even when it's hot! hot! hot! It is fully enclosed by walls and gates, ensuring privacy and security for your family. It's tucked away from the hustle and bustle of Pernera, but you'll find yourself at the heart of the activity after a short stroll in either direction - whether that's jet ski-ing or volleyball, lounging on the beach, paddling on the shore, or enjoying local talent or cuisine.
There are cheap flights to be had out of season and we're keen to get full occupancy, so please ask about our competitive rates. We're not adverse to a little negotiation, but we need to cover the cost of ownership and rental.

The Famagusta District
Cyprus is the third largest island in the Mediterranean, after Sicily and Sardinia. It lies in the eastern Mediterranean, 65km from Turkey, 105km from Syria, 340km from Egypt and 385km from Rhodes.
When to go: The island has a long, very hot and dry summer, a short spring and autumn, and a usually mild, winter. The average peak daytime temperature in July and August is 35 degrees centigrade and in January it's 15 degrees centigrade, although maximum summer temperatures inland can reach 40 degrees and minimum winter temperatures drop below 0 degrees in the mountains. The best time to visit for temperate weather is from March to May and from mid-September to mid-October. At the earlier time, fine weather is complimented by carpets of spring flowers and greenery. July and August comprise the hottest, busiest and most expensive holiday period, but it is also the liveliest and best for getting your holiday tan. In winter, you can ski in the morning and swim outdoors in the afternoon (but you'll have to travel up to the mountains!)
You can get some really cheap flights from the UK outside of peak holiday seasons - as little as £50 return.
Protaras / Pernera area
This is a place that you can do as much, or as little as you like. If you don't want to move far from the beach or the pool - you don't have to. The blue flag sandy beach and crystal blue sea of Pernera Bay is a five minute walk from the villa. The shallow sandy cove is ideal for children. There is a children's play area, a volleyball net, and the snorkelling is great. There are plenty of watersports to choose from. There are tennis courts at the nearby hotels, and you can also use their pool and children's' facilities.
If you fancy a change from the beach or the pool, there is a dinosaur and marine park in Aiya Napa, a marine park in Protaras and a camel park in Larnaca. There is miniature golf in Protaras. You could head North and cross the border into Northern Cyprus and meander around the beautiful town of Kyrenia or drive up into the Troodos Mountains. You could even take a (long!) day trip to Egypt to see the Pyramids.
Pernera is quite a lively village, and there are plenty of local bars, restaurants and tavernas. There is also a great choice of live entertainment, most of it free to customers. Protaras and Aiya Napa are teeming with bars, restaurants and nightclubs which offer everything from 70s and 80s music to "house", and "garage". Both hot spots are a short drive or taxi ride away.
If it's shopping you're after, then it's worth making the trip to Nicosia, the bustling capital.
How to get there
Pernera is less than an hour from Larnaca airport, so if you don't want to hire a car, you don't have to. We can arrange an airport transfer for you and your party if you wish. There are some great deals available with budget airlines which fly from all the regional airports, such as Flybe, Easyjet, Monarch, Ryanair, Thomson, or through Olympic holidays or Cyprus Airways.

Further details indoors: Imagine turning the key to the lock and entering the villa by the front door and feeling the benefit of it's cool interior after your long journey. The tiles underfoot are clean and cool. You notice the air conditioning units and ceiling fans are remote controlled and you have a little play with the controls. The contrast of warm wood and chocolate coloured leather against white walls and floor is striking. You admire the charming bay window and the quality furniture, ornaments and fabrics. There are books, games and DVDs. The television is a monster. You've got satellite. You flick through the information book and leaflets. The waterpark looks fun. There's lots to take in.
You touch the marble in the kitchen, admire the sleek stainless steel appliances and note how well equipped the kitchen is. There are even plastic plates and cups for picnics and pool side. Smile when you see the dishwasher, rummage through the welcome pack. Put the kettle on. Think about what you're going to do for tea.
Head for the tiled stairs with the lovely banister, and take in the bedrooms. Warm laminate floors, dark woodwork and fitted wardrobes. Good solid beds with plump mattresses and pillow, and colourful sheets and throws. The towels are fluffy and welcoming, this is good, because you're going to need a shower. The family bathroom is beautiful. It's sleek and well designed, you run your fingers round the basin which is an interesting shape. Everything is clean and lovely. In the master bedroom, there's an equally stylish en suite with a shower and a balcony overlooking the pool.
You slide back the french doors, the pool looks enticing. It's graded, so safe. You were told you could heat it, but you don't need too, not with it being so hot outside. There's a gas BBQ in the corner, it's bound to get plenty of use. The children are arguing in the background about which bed to have. You ignore them. You admire the characterful dressing table, and test the mattress. You notice that there is air conditioning in every room. Ceiling fans too which will keep the air circulating. Time for a rest? Indoors or out? No, make the tea. Or is it time for a beer or perhaps a G&T? You think about recharging your ipod in the docking station and you play with the touch lamps on the bedside table.
Back downstairs and open the French doors for a quick peek at the pool which seems to be calling to you, inviting you in. The loungers look like a good place to read your book, and you've spotted a shady area. Imagine reaching for a long, cool drink on the table. The beach is only 5 minutes walk down the footpath, will you go now? It might distract the children. Wear them out. Better unpack first, go to the supermarket. Buy something to BBQ. Have that cup of tea .... is it really too early for a beer?! Splash! Someone is already in the pool.
You're on holiday, in a stunning villa in a fantastic place, the most sun-sure destination in the Mediterranean! Relax, enjoy and be happy!
Further details outdoors: There is a large sun terrace with pool, pool shed and garden shed. We have an outdoor shower. Our pool cleaner will visit twice a week, and there's a skimmer for use between visits. You'll find everything you need for al fresco dining, including table, chairs, parasol and three-ring stainless steel gas BBQ. There are sun loungers, footstools and a side table. The pool can be heated (optional). There is giant "jenga" and connect four for outside play.
There is a fairly large supermarket 100m away, where you can stock up on your beer, wine and groceries. There is a hypermarket a short drive away in Paralimni.

We'll offer discounts if you book early and pay in full in advance, you recommend or you visit one of our properties again, either in Cyprus, or our house in France (also advertised on Holiday Lettings).
Rental is quoted in sterling, but you may pay in euros or Swiss Francs by bank transfer to our account in Cyprus if you wish. Please ask for rates.
Rental includes private use of the villa, face, hand, bath and pool towels, bed linen, bath mats and T towels. Please bring your own towels for the beach, or you can buy them quite reasonably at the local supermarket.
No smoking or pets - although smoking is allowed outside, you must dispose of your smoking waste responsibly.
We require a minimum 25% deposit with the balance paid no later than 8 weeks before departure. We require a £250 security deposit, which is fully refundable if you leave the villa in the same state of order and cleanliness as you found it.
The pool can be heated, but this is an optional extra and must be paid for before departure. The cost of heating the pool is £250, which covers the cost of fuel and electricity (the pumps need to operate 24/7). We ask that you use the air conditioning responsibly, and we reserve the right to deduct money from your deposit if electricity usage exceeds 120 euros a week to cover our costs.
We won't accept any liability for any loss, personal injury/illness or death, regardless of the circumstances. The terms and conditions as published on our website apply.
We're friendly with the neighbours, so if we don't have the weeks you're after, or you need to hire two or three, or even four villas, please get in touch and we'll see what we can do for you.
We'd like to secure winter lets September - May, so please call to discuss rates. Longer term tenants will be required to pay their own bills and pool cleaning costs.

Rates are quoted in £ sterling per week. It is possible to pay in Euros or Swiss Francs by electronic bank transfer, so please ask for rates.
We ask for a non-refundable 25%, minimum £250 deposit to secure your booking. You must pay for your booking 8 weeks before departure. We suggest you take out cancellation travel insurance at the time of booking. You will also need to pay for electricity & gas (required for pool heating and central heating) at cost. We will take a meter reading before and after your stay, and charge you the cost that the Electricity & Gas Company in Cyprus levies. We ask for a £100 fuel (per week) deposit over and above your security deposit (£250), and will refund any difference. You can obviously keep the cost of rental down by using resources responsibly. The cost of heating the pool will depend upon the ambient temperature you choose. If you want to heat the pool, we will need to increase the fuel deposit, and we're happy to discuss this if you want to heat the pool.
The rates include private use of the villa and pool, bed linen and towels.
You can also request a mid stay clean, or daily maid service at additional cost (paid locally).

Guestbook for Villa Cypriana, Crystal Lagoon
We spent Christmas at Villa Cypriana. It was quiet, but that's the way we like it! We could find bars and restaurants to eat out, and we spent a great Christmas Eve in Blue Spice - their version of Strictly Come Dancing was brilliant. The food was delicious and the service briliant. Our young daughter loved it. We spent Christmas day at the seaside. The days were lovely, the nights quite cold. We had everything we wanted at the villa, and more besides. You would need to heat the pool if you want to swim. We didn't, but we found a heated one in a hotel in Protaras, which we visited after the beach. Cape Greko is lovely in December. Highly recommended. T Jones, December 2008.
We had a lovely holiday in October 2008. The villa is very comfortable - it's a great space to live in, with plenty of room and everything you could wish for (including plenty of coat hangers!!) We were particularly impressed with how well the Kitchen is equipped. Holiday homes can sometimes be a bit sparse. The area is fantastic - great for the children, and us. We got a taxi from the airport, and we didn't miss the car, walking to the beach every day. We walked along the coast to Protaras - it was great. The water park is a lot of fun. There is some fantastic entertainment practically on the doorstep, we saw some brilliant singers at the Windmill - we were there most nights. Blue Spice Restaurant and the Pernera Bay hotel were our favourite restaurants, but there's quite a lot of choice. The owner is delightful - she did everything she could to make sure we had a lovely holiday, and the caretakers were very attentive. J Fancy, October 2008.
This is a fab place to spend your holidays. We didn't hire a car. We didn't need to. I think it was 70 euros each way for a taxi (owner organised), and then we used Shank's pony or the bus. Everything we wanted or needed was either on the doorstep or not very far away. The villa is spacious, nicely furnished and has everything you need, including a selection of DVDs when you can't find what you want on the telly (not often). We loved the entertainment at the Windmill - some of the acts were hard to beat. We just sat around the BBQ pool side some evenings, enjoying the refreshing sea breeze. It was hot during the day. The beach is only 5 minutes away - and what a great beach. Super for the children, and great for mum and dad. This is a place we can highly recommend. The owners attended to our every need, and the caretakers are friendly and attentive. Great value for money, really comfortable place to stay and a great location. We can highly recommend! We have just returned form a lovely week at your villa. We have had a wonderful time and treated your villa with kindness. (We even had a housecleaning rota, even down to washing the pool area!) It is lovely and it has been a pleasure to stay there. The girls all enjoyed it. The beach and surrounding area is beautiful and the weather couldn’t have been better.
