Luxury 3 bedroom semi-detached villa with 20 sq. m terrace, balconies with sea views from every bedroom, parking for 2 cars and a large secluded swimming pool at the rear with safety steps down into the water. Ideal for families, sleeps up to eight persons in comfort, flat-screen TV, DVD and various accessories.
Cot and high-chair are available upon request ( extra charge)
Brand new development, completed summer 2009. Space alongside the villa for parking , although a car is not a necessity here because all amenities are within easy walking distance and the sea is within 150 metres.
Just 15 minutes walk along the sea front past several small bays to the renowned Fig Tree Bay at Protaras, with water sports and boat trips available. Only 5 minutes walk to a variety of restaurants, banks, pubs, car hire, hair & nail bar, doctors surgery and pharmacy in Pernera.
Hire cars are available at reduced rates from our local friend's company. and our agent is happy to arrange airport pick ups at great value. They also show you around the villa and are available if needed to ensure that your holiday is wonderful.

This is a brand new, luxury 3-bedroomed villa completed summer 2009 . For those wanting quality, luxury and convenience - with all mod-cons and safe play areas for children, this is a MUST! The air-conditioned luxury villa comes with three formal bedrooms and a lounge with bed settee to sleep a maximum of 8 people in comfort. All upstairs beds can be linked to make double or single beds and all 3 bedrooms have a small veranda.
The property features a bathroom with shower unit and bath, a toilet and a sink. There is a further cloakroom on the ground floor, with a toilet and sink. In addition, there is a fully-fitted kitchen with a breakfast bar together with an outdoor dining area . All furniture inside and out is new and complies with UK Fire & Safety Standards . A larger than average swimming pool, constructed with built-in steps for ease and safety, is secluded in the rear garden for use during your stay. There is also an outside shower. The BBQ is new and easy to use: we use for breakfast, lunch and dinner !

Area alongside the villa allows parking out of the sun for a portion of the day and can be secured. Extensive terracing and patios surround the swimming pool, leading to a relaxing environment for all. All bedrooms have private balconies with views of the sea and the lounge leads out to a sun terrace with views down to the sea.
There is an excellent Cypriot restaurant close at hand, with BBQ nights and fun themed evenings to join in with, together with communal adults' and children's swimming pools, with a jacuzzi and spa facilities available during the summer months. Just 150 metres to a lovely beach and a beautiful grassed area with children's playground and sunbeds available for clients to use free of charge.

Many water sport activities are catered for within 5 minutes walk either way to the next bays. Try paragliding, speedboats, jetskis or take a boat trip out to explore the coast and see the wild life.
Further details
Rental rates quoted are per week, or part thereof and are required in either GBP(£) or Euros €. Payment conditions are: 30% initial deposit to secure your holiday dates; Outstanding balance of the rental payable within 6 weeks before date of arrival. A €200 losses, damage and breakages deposit is payable in (euros) cash on arrival at the villa and is fully refundable after your holiday unless there have been breakages, loss or damage during your stay. This will be assessed by our agent before you depart and sufficient payment will be deducted from the €200 before the balance is refunded. In the unlikely event that the cost of damage exceeds €200 the renter agrees that the property owner need not refund any of the breakages deposit and has the right to claim further costs and damages as appropriate.
Prices are for the rent of the villa only and include air conditioning, initial clean, inside towels, bed-linen and utilities. Please bring your own beach towels.
A mid-stay clean and change of towels/linen is available at extra cost payable in euros whilst in Cyprus , prices available on request

To more-or-less guarantee hot summers and moderate winters, come to CYPRUS! The South-Eastern corner of Cyprus is blessed with clear, clean sea waters lapping onto beautiful coves and beaches with scuba diving and water sports proving very popular for all. The safe beaches here are a must for young children and the elderly (although children must be supervised at all times when in the sea). Whilst most of the beaches in Cyprus are rocky or shingly, the ones around Protaras are particularly sandy. The beach adjacent to our villa is sandy with large rocks surrounding it to provide a sheltered swimming area and afford the fishermen a perch to try out the local pastime.
Cyprus is renowned for its fish and sea food availability and this area is well served with restaurants which serve freshly caught produce. The salad products such as tomatoes and cucumbers are grown locally in this the most fertile agricultural area of the island. With melons, citrus fruit and strawberries also in abundance.
We have found a fabulous golf course about an hours car journey from the villa ( see photos). This is set in 65 hectares of natural olive and carob tree scrub land with spectacular sea and mountain views from every hole. Korineum Golf and Country Club includes a Championship golf course plus an Academy Driving Range.
There is a PGA qualified Pro available for lessons. For those non golfers there is a small Spa and Wellness Centre where you can relax with a choice of massages and beauty treatments. It is a haven for revitalisation and well-being. There are several options for packages combined with the use of the sauna and jacuzzi. The massages would be much appreciated by golfers as well after a long game ! Thoroughly enjoyable plus great catering arrangements, bar and restaurants and the Club House would rival any 5 star resort in the world.
Worth a visit too are all the historical and antiquity sites; there is so much to offer here plus numerous art galleries and museums.
The diversity of Cyprus can be seen by a trip to the Troodos mountains where you will find monasteries and a completely different side of Cyprus to the Protaras area. On one visit we were even able to ski there in March.
The transport infrastructure has improved immensely over the 30 years that we have been visiting Cyprus. There is a motorway network which enables Nicosia ( the capital) to be reached in an hour. There are many, many historical sites to visit here plus great modern shopping centres, well worth a visit. Paphos which is right on the West coast of the island is under 3 hours away. If you prefer not to drive yourself, the local bus network is comprehensive and taxis available.
Wherever you go on the island you will experience the friendliness of the Cypriots who appear to be very pro-British and even drive on the left ! In our experience, they are very generous and honest and we have made many friends here.
The Protaras / Pernera area
Famagusta, the last remaining "ghost town" in the world is visible from look-out posts in nearby Dherinia, with the world famous beaches, water park and fun-filled facilities of Ayia Napa close by. In addition, the beaches at Protaras and "Fig Tree Bay" are said by many to be the best on the island. All amenities are available within a 5 minute walk and taxis are available to take you to Ayia Napa, Protaras, Cape Greko, Paralimni and beyond.
We have found some lovely restaurants and bars within walking distance of our villa in Pernera and there is a lot to explore.Some of the local hostelries provide free internet access for those who take their laptop on holiday with them. It was really helpful to be able to keep in touch whilst enjoying the local cuisine or just a drink.
Most bars also provide live Sky and Setanta TV for such delights as the football and golf, in fact if you ask the owner they are usually more than happy to provide any programme you require. We also found a couple that had regular bingo nights if that is to your taste.
A walkway has recently been completed around this area of the coast enabling easy access to the adjacent bays plus a jogging course for those with more energy than us ! Moon buggies, scooters and cars can all be rented locally if you want to explore further afield.
There are several supermarkets of varying sizes within walking distance with the larger Orphanides ( roughly similar to Tesco!) within 15 minutes drive.
The local restaurant Polyxenia Isaac has recently been rebuilt so has brand new state of the art facilities. The food and drink there is good value and locally sourced. You can enjoy the benefits of all their facilities such as the swimming pool, children's pool, showers and a brand new children's play area at no cost if you are a customer.
With all of this available within a few minutes, we were very pleased at how quiet our villa is whilst we could walk within minutes to the lively activities if we chose.
Local activities include golf, water sports, boat trips and fishing.

The new airport opened at Larnaca in November 2009 which will double the number of passengers passing through it and provide even more low-cost options all year round. In the meantime, there are a number of low-cost flight options from many UK and European airports direct into Larnaca. For example, when making your booking on the internet, try Monarch Airways( we usually find they offer the cheapest fares) First Choice, Thomson and Thomas Cook in addition to your local carrier, e.g. British Airways, or the airline of the country, Cyprus Airlines. The villa was perfect for a relaxing holiday. Pool was a lovely size with plenty of outdoor space for relaxing and enjoying the sun. Everything from booking the villa to arriving there was stress free and very well organised. Villa very central to beach and town af Pernera with all you could need within walking distance. We are a family of seven and visit Cyprus every year. This villa was one of the smallest we have stayed in but with out a doubt the best. The pool was perfect for all our children aged 3 up to 14 years. The rooms spacious and clean loved every thing about it and felt very homely and for the first time in 9 years we are looking to book the same villa for next year. Thank you and see you soon. the whole holiday was fantastic, we went with a group of 30 friends and family and took over several villas & apartments. The villa was very clean and modern and the pool was a great size.
