Adelphi Villa is the perfect choice for families, friends and couples alike to enjoy their holiday amongst luxury furnishings and exclusive accommodation. An added bonus is the close proximity to a selection of glorious sandy beaches and the beautiful, clear, turquoise seas of the Mediterranean. Pernera's beaches are safe for children due to their shallow waters.
The villa is a superior and modern 3-bedroom holiday home (sleeping 6-8 due to the sofa bed in the lounge). It has a private pool, is 1-2 minutes from the nearest beach and is tucked away in Crystal Lagoon, Pernera's first secure private gated development .
The villa includes everything you could possibly need for a stress-free and enjoyable stay. There's lots of extras to keep the young kids (and grown up kids!) happy, such as PS2, Games, Gas BBQ, Pool Toys etc.
Adelphi Villa is only 50m from shops, tavernas and the bars in Pernera itself. A good supermarket is opposite the entrance to the development. Yet, even though the villa is close to many amenities, once inside the Crystal Lagoon development the sense of calm and exclusivity hits you.
Pernera is very close to Protaras (3km) with its vast array of amenities and a vibrant night-life. The popular and lively resort of Ayia Napa is a 10km taxi drive away from Pernera where a whole host of sights and activities can be enjoyed by the “young” and “old” amongst us including a more hectic night-life.

Our villa has been designed to a very high standard. Bedrooms are all furnished using modern furnishings and coordinating and stylish cushions, throws and lighting.
2 Bathrooms (1 en-suite), 1 downstairs Cloakroom, Private swimming pool, Luxury Italian fitted kitchen, air conditioning and central heating, Plasma flat screen Satellite TV, DVD , Sony Play Station 2 (with selection of titles). Garden chairs, recliners, tables, parasols, pool toys, Gas BBQ. For babies - Stair gate, travel cot with linen, highchair, plastic plates and cutlery. Finally, there is a selection of pool towels for adults and children to use and all linen is provided on the beds.
Villa includes: Stair Gate, Travel Cot with Linen and High Chair for children. Bath and Pool/Beach Towels. Tiled floors throughout . Air Conditioning (and central heating during cooler months). 3km from Protaras with its busy nightlife (and Fig Tree Bay).

Our enclosed private garden is fully equipped with loungers, tables, chairs, a Gas BBQ, a large parasol and pool toys - everything to help you relax in the wonderful year-round Cyprus sunshine.
Off road parking. 50m from shops, tavernas and the bars of Pernera. 100m from the beach with its beautiful clear turquoise seas.
Our shed houses a selection of Buckets, Spades, Balls, Floats, Waddles and other toys to use in the pool or at the beach.

Special rates are available for long term lets and at times when it's not high season and the villa isn't fully booked. Please always ask if there's any special offers at the time you wish to come.
We do ask our customers for a security/damage deposit of £300 (Sterling) to confirm your reservation. This will be returned within 2 weeks of check out.

The Famagusta region
The Famagusta region enjoys sunny skies and low humidity almost year round. The Pernera area has long dry summers and mild winters. Summer is a time of high temperatures with cloudless skies, but the sea breeze creates a pleasant climate along the coast.
Since Turkish forces occupied the northern part of Cyprus in 1974, most of the Famagusta region has been located north of the UN Buffer Zone. In fact, Famagusta town, once a thriving resort, now lies as a ghost town as negotiations continue between the Greeks and Turks over the future of the north (well worth a tourist visit).
The region situated south of the border, however, has become a bustling tourist destination, popular for its active nightlife, golden beaches and excellent water sports facilities.
In recent years, resorts such as Ayia Napa and Protaras have been transformed from sleepy harbour towns into some of the Mediterranean most popular holiday spots, with superb beaches, clear seas and a vast choice of bars and night-life.
Protaras is a modern resort that stretches over 16 kilometres of coastline and offers splendid Blue Flag beaches as well as water sport and scuba diving facilities (the famous Fig Tree Bay is located here).
Pernera is smaller and quieter than Protaras and there's a very tranquil side to the region, too, namely Cape Greko which has a rugged coastline and some beautiful coves. The area adjoins a National Forest Park, an area of great natural beauty, a world away from the busier resorts.
The Protaras / Pernera area
Pernera is more tranquil than Protaras with many charming (and lively!) tavernas, bars, restaurants and shops. There is certainly enough for the family, friends and couples to do if you want to combine the beach and pool with a reasonably quiet and relaxing holiday. Pernera has some fantastic restaurants - lots to choose from and many bars.
Pernera beach has been awarded with the Blue Flag for its clean and safe waters. You will find all kinds of water sport facilities such as wind-surfing, water skiing, para sailing, canoe and paddle boats as well as speed boat rentals. The sandy coves around Pernera are perfect for snorkelling and scuba diving and really safe for children due to the shallow and clear waters.
If you’re looking for something a little livelier than Pernera; then Protaras, with its vibrant night-life and famous Fig Tree Bay, is 3km away. A thriving coastline resort with all manner of restaurants, bars, cafés, tourist shops, water sports, excursions and entertainment to keep you and your family busy.
The popular and lively resort of Ayia Napa is only 10km away. There you can dance the night away in the many clubs and bars of this "Happening" resort!!

Most UK airports fly to Cyprus. Larnaca airport is the closest to Adelphi Villa (45km) and takes about 45mins to get there on good roads (left hand drive - same as in the UK).
LARNACA AIRPORT
Larnaca airport has undergone a major expansion and opened a brand new 3 story terminal building and extended the runway. The new modern airport has a more efficient baggage hall, passport control and much better shopping and dining facilities.

Guestbook for Adelphi Villa
I was quite dubious about booking a villa but I was relieved when we arrived at Adelphi villa and it was exactly the same as it was in the photos. It was very modern and it was great to have all the stair gates, high chair, travel cot and towels etc. The villa was situated in a nice quiet development and was only round the corner from the main restaurants in Pernera. The 30 minute walk to Protaras is very beautiful along the seafront. Everyone was very helpful when booking the villa and while we were out in Cyprus. We would love to come back and stay in the Adelphi villa again and will recommend it to our friends and family. Vicky & family, 15th June 2011.
We were absolutely delighted with our stay at the Adelphi Villa. The staff couldn’t be more helpful in particular Tracy whom we booked our trip with and Paul who helped us when we accidentally forgot our key! The villa was very well equipped, we were a group of 6 adults and 2 infants and the Adelphi catered for our every need, from baby cots to high chairs and there were plenty of toys, DVD’s and games to keep the adults entertained as well. The DVD’s were a nice touch for the really hot days and we used the pool every single day. I would highly recommend the villa and I would definitely book with Aztec Villas again. Michelle, Sept 2010.

Our late summer holiday was prompted by a family wedding in Protaras. The villa was ideal for us as a family of 5 adults. It was attractively designed: spacious, cool and comfortable with a well equipped kitchen and excellent facilities. You thought of everything, especially a generous supply of towels and beach towels. This is an excellent family holiday location and the villa is top quality in a great location. Write from initial enquiry the whole booking process was handled very professionally and promptly – thanks Tracy. The drive to the villa is only a pleasant 45 mins car journey, again thanks for the detailed directions. The villa is modern, clean and well furnished. Small local supermarket just outside the development, large supermarkets only 10-15 drive. Everything (beaches, restaurants, water park, shops) in Pernera is within walking distance from the villa. Everywhere is family friendly, will all places have kids menus. All in all we enjoyed a fabulous 8 nights and will undoubtedly be back again in the future. Kapil, Sept 09.
Our family enjoyed a fabulous two-week holiday in Adelphi Villa. The children loved the pool and also the selection of DVDs. Therefore a peaceful holiday. Adelphi Villa has everything it says it has on the tin. The villa is fresh and clean, and has a lovely, pleasant look, a real home from home. Tucked away in a quite location, but within easy walk of the lovely town of Panera, which has a great variation of restaurants and bars (don’t miss the La Cultura del Gusto). There is a great beach nearby, perfect for kids and great for snorkelling. All in all a wonderful place to stay and unwind. 19th July, BRYAN, West Wickham.
We had a lovely holiday at Adelphi Villa. The villa itself is in a perfect location, with no noise and a short walk to the beach. The villa is finished beautifully inside and the pool was a perfect size. We would definitely recommend Adelphi Villa to anyone, and honestly wouldn’t have preferred to stay anywhere else! The villa is rented on a weekly basis and prices are in £Sterling per week for the villa, regardless of the number of guests staying. Price includes:
- Clean, crisp bed linen on arrival day (and cot linen if required)

- Welcome basket (tea/coffee/water etc)
