It occupies it's own elevated position with open sea views down to the beautiful Fireman’s Beach, which is just four minutes walk from your door.
It has the ideal location, offering a haven of tranquillity and privacy, with fencing and secure lockable gates, yet being just a short walk from white sandy beaches, tavernas, restaurants, bars, shops and all amenities. It offers a safe environment for families with children, being at the end of a private cul-de-sac, with no through traffic. It is also ideal for couples. The grounds are very private and not overlooked, which is unusual for this location. Comfortable outdoor day beds and evening garden lighting in blue and green make it extra special.

Villa Andreas is a fully air-conditioned 2 bedroom, 2 bathroom villa with its own 4 x 8 metre pool with outside shower, large garden and patios in a quiet residential area in the exclusive Mimosa Villas development. It has been furnished and equipped it to the high standard expected of a modern luxury villa.
The kitchen is fitted with all the modern appliances you would expect including electric hob, oven, dishwasher, large fridge/ freezer, microwave oven, kettle, toaster and a large range of kitchen utensils.The villa is also provided with a washing machine, iron and ironing board.
The large extending dining table has six chairs but can seat eight if you use two of the outside chairs. The spacious open plan living area (click on "photo gallery") has a large leather corner sofa to seat six with fully sprung double sofabed, coffee tables, multichannel satellite TV, 1080p HD TV and HD DVD player.The digital satellite system for the TV receives a large variety of programmes in many different languages.
The light and sunny living and dining areas have patio doors opening up onto the large verandas which overlook the large swimming pool and landscaped garden.
The 'honeymoon' master bedroom suite has a large deck facing the ocean with outside daybeds and a king sized fully sprung orthopaedic bed. It has a large en suite bathroom (click on "photo gallery") with a bath with shower , vanity basin/mirror/dresser and large storage cupboards. The second bedroom has twin beds which can be linked at the bases to make a super kingsized double bed if required. (If this is required please specify this during the booking so that the appropriate changes to the bedding and beds can be made.) This second bedroom also has an en suite bathroom and large balcony with table and chairs. From the balcony you can look down over the pool area.
Both bedrooms have fully fitted built in wardrobes, dressing tables, mirrors and their own air conditioning units.
The villa has two large solar panels on the roof which due to the amount of sun in Cyprus boosts the 200 litre hot water supply very effectively so there is always a plentiful supply of piping hot water to supply the two showers, bath, kitchen, washing machine, and dishwasher etc. If lots of people are showering in succession there is an electric immersion heater to boost the tank but this is hardly ever needed even in winter. There is a 3rd WC / basin downstairs

Leading from the living room is a spacious terrace complete with outdoor lounge furniture, as well as 4 sun loungers to help you unwind and relax, within a private garden and to ensure you go home with the all important tan. However in the heat of the day there is plenty of space to sit or lie in the shade of the pergola or large quality umbrella. The outstanding feature of the garden is the large beautiful swimming pool (8x4 metres) which is very inviting during the hot summer months.
The villa also has a fantastic sunny back patio which is surrounded by scented flowering shrubs and is ideal for eating outside as it is right outside the kitchen windows and door making it easy for serving food. It is great for sunny breakfasts , afternoon teas or dining on those hot summer nights, as it has outside lighting in the surrounding vegetation ( click on "photo gallery").
The location of this villa at the end of a quiet cul-de-sac ensures an excellent level of privacy for you to enjoy the ample outdoor space. There is also a Cypriot barbecue. As the pool is private to the villa there is no lifeguard so children should never be left playing in the pool unsupervised.
There is secure off-road parking for two vehicles.

Please be aware that smoking is not permitted anywhere inside Villa Andreas. Also, sorry but no pets are allowed.
The accommodation will be cleaned prior to arrival. An additional mid holiday cleaning service can be arranged at a small extra charge.
Linen and towels are provided, please bring your own beach towels.
NB: Please remember that you are responsible for organising your own travel insurance.

ANNOUNCEMENT: THIS IS WHAT YOU DON'T GET WITH MOST OTHER VILLAS (MOST WILL CHARGE YOU EXTRA FOR THESE) WE PROVIDE:
- Our own towels and linen i.e. NOT threadbare boiled ones hired from a laundry sevice (which is what you will get in a lot of villas)
-Friendly English managing agent.
- No extra charges for electricity for airconditioning provide they are used within reasonable limits ( you will find that alot of villas will charge you a standard extra daily charge for air -con use)
A security deposit of £300 will be required at the time of booking. The full balance will be due within 8 weeks of your stay.
The security/damage deposit will be returned within two weeks of departure. This will allow us time to check the property and its contents for any damage and ensure that a full inventory has taken place and nothing is missing. We will contact you regarding any breakages not notified by you, but would request that you report any such incidents as they occur.
At the hottest times of year (July & August) electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.
Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

Villa Andreas in Kapparis makes an ideal base from which to explore the Famagusta District including the neighboring towns of Protaras, Paralimni, and Ayia Napa. The stunning Cape Greco National Park is a fifteen minute drive away. Within this area there is more than enough to see and do to keep even the most active holiday makers happy for their whole time in this beautiful island.
In addition to relaxing by the large private pool or on the beach you can enjoy a whole range of activities including the exhilarating slides at the famous water park, catamaran cruises around the coast, scuba diving (including try-dives for beginners), snorkelling and walking or cycling along the beautiful coastal footpath which passes close to Villa Andreas.
If you want to hire a car to explore further afield, the long white sandy beaches around the family resort of Protaras, including the famous Fig Tree Bay and the lovely Connos Bay at Cape Greco, are just a short 10 to 15 minute drive away whilst Ayia Napa with it's famous Nisi Beach is only 15 minutes drive away.
Villa Andreas really is in an ideal location for your holiday - a beautiful, private, well-appointed villa with facilities and beaches right on your door step and also within easy reach of the neighbouring towns of Paralimni, Protaras and Ayia Napa offering you a wide range of sports and activities, restaurants and bars, shopping and sightseeing options to enjoy throughout your holiday.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are also just 10 minutes away by car from Villa Andreas in Kapparis. In addition to wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is just 15 minutes drive along the coast from Villa Andreas and offers a wide range of options on a larger and livelier scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe.
The town of Paralimni is just a few minutes drive inland from Villa Andreas and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer. The square is a hive of activity with both trendy cafes and traditional Cypriot taverna's where the locals spend the warm afternoons socializing over Cypriot coffee. There are lots of shops if you prefer feeding your need for retail therapy or you can just relax in the square and take in the atmosphere. Remember that Wednesday is half day closing so don't arrive there on that day expecting anywhere to be open apart from the bars and cafes.
If you want lively nightlife, Protaras and Ayia Napa offer plenty of clubs, restaurants and bars. If you want to try an alternative beach to the ones next to Villa Andreas try the famous Nissi beach in Ayia Napa which some say is best out of season when you can grab a space on it! However if you are looking for somewhere more tranquil, and with beautiful walks, be sure to visit the Cape Greco national park, an area of unspoilt natural beauty.
For the family there are water sports, a local aquarium, plenty of local boat trips and a small water park. Ayia Napa has an enormous water park, ideal for all the family open daily from 10am during summer. Following your stay in Villa Andreas you might want to take a cruise from Limassol to the Greek Islands, Egypt, Israel or Lebanon. These cruises normally take between two and five days for the return trip and run all year round.
The Protaras / Kapparis area
Kapparis is a real little gem, a peaceful and picturesque small resort with easy access to the towns of Paralimni, Dherynia and the resorts of Protaras, Pernera and Ayia Napa.
Just eight minutes walk south along the coast from Villa Andreas is the beautiful Malama beach with its crystal clear waters which are ideal for swimming as it's in a sheltered cove. You can relax on the terrace of the Malama Hotel whilst keeping an eye on your children swimming below: the Hotel facilities are open to the public including the watersports. If you walk from Villa Andreas towards the sea you will after four minutes reach the lovely Firemans Beach. A further short walk along the coastal footpath in either direction from Villa Andreas will reveal many other quiet and secluded bays all with crystal clear waters.
The main street of Kapparis is situated just three minutes walk from the villa and has a great selection of tavernas, restaurants, bars and shops which means that a hire car is not essential if you want to stay local. The local supermarkets can provide you with a great selection of both local and imported food and wine for Villa Andreas's well equipped kitchen and the dishwasher means there's no washing up! Villa Andreas has a choice of indoor and outdoor dining facilities and a traditional cypriot BBQ.
Kapparis itself has grown into a lovely little resort over the past few years due to the ongoing development of the Island. The main thoroughfare in Kapparis is two minutes walk from Villa Andreas and features several excellent traditional Cypriot restaurants as well as those offering Italian, British and Chinese fare. There are also Greek tavernas with live bouzouki music and Greek dancing and singing as well as some English bars. This road also has supermarkets within a three minute walk of Villa Andreas for your food supplies. Also a bakery, hairdressers and cafe. So you have the option of not having to have a car as everything is on your doorstep.
Kapparis is an all year resort and stays lively even in the winter months due not just to the Cypriots but also the increasing number of British people that live here whose numbers are swollen during the Christmas and New Year period. There are more shops and restaurants staying open right through the year in Kapparis than in all the other resorts put together, compared to for example Protaras which turns into a ghost town during the winter.
The main street through Kapparis was once the main coastal road into Famagusta. Famagusta is now a "ghost town" which lies in crumbling dereliction just across the border in the Turkish occupied North. Until the the Invasion in 1974 the town was the principle port and possibly the most prestigious holiday resort in the Mediterranean. With its eight kilometres of white sand and safe beaches Famagusta was the jewel in the crown of Cyprus. Kapparis with it's great selection of tavernas bars, restaurants and shops is ideally located just off the beach.
The nearest beach to Villa Andreas is Fireman's Beach and is just a four minute stroll from your front door. It has a white sandy beach and facilities for all the different watersports. If you follow the coastal path south you'll discover a host of secluded bays and coves all with crystal clear water which are great for snorkelling, and after six minutes arrive at Malama Bay Beach. This beach has eight different watersports on offer, and you can sit on the large hotel restaurant terrace open to the public and watch your family bathing in the safe waters. If you walk up the coastal footpath north from Villa Andreas you will after five minutes reach the border with the Turkish sector with a viewpoint and telescopes to observe the ghost town of Famagusta. Here there is also a museum and a small wildlife park including a large collection of birds including all the regional birds of prey and ostriches. Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa.
Villa Andreas is ideally located for those who want to escape and relax yet yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively. For example the buzzing nightlife of Ayia Napa is just a fifteen minute taxi ride away.

Monarch fly out of Gatwick as well as Luton, to Larnaca.. Easyjet fly to Paphos. Direct flights to Cyprus are available from the main UK airports and the recent announcements increasing the number of budget airlines now operating flights to Cyprus will drive airfares down. Monarch at present fly to Larnaca on Sundays and Wednesdays from Luton and their return flights including all charges start around £127.
Cyprus has two international airports. Larnaca airport, which is 65kms (45 minutes drive) is the closest. The other airport at Paphos is two hours drive away but still very accessible.

Prices are for the property per week in pounds sterling. To get the price for extra nights, divide the weekly rate by seven to get the nightly rate. Discounts are available for longer lets of one month or longer.
Shorter stays of three or four nights carry a slightly higher nightly rate to cover the relative increase in cleaning/linen/turnaround charges - ask for a quote

- Toddlers kit (a lot of villas charge to rent these): high chair,cot, changing mat, low stool&chair, potty, adaptive toilet seats.
- No additional booking charges (unlike other villas where international bank transfer charges may apply which can cost up to £35.00 per transaction for both deposit and balance payments thus an extra £70.00).Payments can be made via transfer into a UK sterling bank account.
A refundable £300 security deposit will secure your booking. The rental payment is to be made 8 weeks before your holiday. The security deposit is then returned to you within 2 weeks of your holiday following confirmation from our managers that everything is in order.
