The Great Kings is located in Kapparis, locally accepted as the "up and coming" area on the eastern side of the island. Kapparis is home to two stunning beaches, most notably "Firemans beach" which is either a 2 minute drive or 15 minute walk from the complex. Although Kapparis is traditionally quieter than its neighbouring tourist hotspots, guests will still easily be able to sample abit of both with Protaras (5 minutes) and Ayia Napa only a 10 minute drive from the complex.
The focal point for the complex is the large pool area comprising of a large swimming pool and smaller children's paddling pool. The area is bathed in sunshine from dawn "till" dusk. The complex benefits from the use of an on-site tennis court for guests who wish to remain active! Guests will also have full use of a communal sun terrace which overlooks the pool area.

The apartment is furnished to a very high standard with the latest modern appliances and equipment installed. It is fully air conditioned throughout with two modern units located in the bedroom and living area. I have specifically furnished the apartment with comfort and ease of use in mind. The large double sofa bed is extremely comfortable and assembles in seconds. The double bed includes an orthopaedic mattress and provides a great nights sleep. The kitchen and bedroom blinds "black out" light to offer both privacy and keep out heat and light. A breakfast bar is located in the kitchen and is equipped with three modern bar stools.

The apartment enjoys a large balcony which benefits from summer sunshine in the morning and shade in the afternoon. It is equipped with a modern table and chair set, again with comfort in mind. The block has full use of a communal roof terrace which overlooks the pool area. The roof terrace enjoys sunshine from dawn "till" dusk . The apartment has its own designated covered parking area, so guests can rest in the knowledge that a parking space is always available. The outdoor communal pool is the focal point for the complex and again will enjoy sun all day long. A children's paddling pool adjacent to the main pool will ensure your children are kept entertained. Guests will also have full use of the tennis court, and I have even provided 2 Wilson Tennis rackets and balls so there is no need to worry about packing the extra items!

The Famagusta region
The Famagusta district located on the eastern side of the island, is host to some stunning locations and arguably the most beautiful beaches in Cyprus. Towns such as Paralimni, Ayai Napa, Kapparis, and Protaras are all close by. The island of Cyprus enjoys on average over 300 days of sunshine per year. Temperatures are warm throughout, with averages in the summer above 30 degrees and 18 degrees in the winter. The sea temperatures remain warm from May until late October.
Kapparis is locally accepted as the new "up and coming" area in the Famagusta district. A number of bars and restaurants now line the main street. Most notibly "Faliros" which serves local cuisine. Several small supermarkets and bakeries are also located on the main street. Further amenities include a launderette and internet cafe. The beaches in Kapparis are beautiful, with "firemans beach" and "Ayia Triada" being my personal favourites. Nearby guests will be able to visit Ayia Napa and Protaras where there a more stunning beaches to be explored, the best known being "fig tree bay" in Protaras and "Nissi bay" in Ayia Napa. Konnos bay is located between the two towns and is arguably the best beach on the island and an absolute "must see". A marina and award winning water park are also very close by.

"Lovely spacious apartment"

This apartment has everything you need for a comfortable holiday. I had recently been I'll and needed a quiet place to stay this was perfect,close enough to night life but still peaceful at night. The apartment is spotless clean and the people who take care of it are very helpful. Have already booked to go back.

Thank you for your comments. I am glad you enjoyed your stay. The apartment was re-painted in March of this year to ensure it maintains its modern, clean appearance. I note your comments regarding the hiring of a vehicle and this is something I encourage guests do on my website. That said, I am able to arrange airport transfers at competitive prices and with a new reliable bus service now up and running, getting around is much easier.

"Immaculate, excellent value apartment"
We stayed here for a week over New Year and were very happy with the apartment. It was immaculately clean, spacious and very well equipped. We were very impressed with everything provided, particularly as the price was so good.
The apartment complex is a short drive from the main resorts of Protaras and Ayia Napa. We drove all over the island, as it's small enough that you can go anwhere - even Paphos on the opposite side - as a day trip. The location of the apartment gives easy access to the motorway towards Larnaca and from there to Nicosia, Limassol, Troodos and Paphos. The apartment is also just a few miles from one of the border crossing points via which you can visit North Cyprus, if that interests you (head through Paralimni, Deryneia and Frenaros towards Agios Nikolaos crossing point). We found the old town of Famagusta and the ruins of the ancient city Salamis to be well worth a visit.
It was very quiet at this time of year, with very few residents on the complex, although it appeared that a small number of locals lived in the apartments year-round. We used the tennis court once but could probably have played all day everyday as we didn't see anyone else using it. It was a nice touch to have the rackets and balls provided in the apartment. The pool looked nice but we didn't want to brave the cool water although the weather was pleasantly warm and sunny - but then we are not really into sunbathing anyway. Even at this time of year there were a few restaurants and bars open within walking distance in Kennedy Avenue, Kapparis - we liked Karas Tavern.
The only real disadvantage we found was that the complex was very dark at night. I imagine this was partly because there were not many people staying here at this time of year. This made it hard to find our parking space and apartment, particularly on the first night when we arrived. There are lights in the parking area, and some of these seemed to be motion-sensitive and come on when we were nearby, but it was very hit-and-miss as to whether the ones we actually walked/drove under came on! Similarly walking from the parking space down the side of the apartment block to the entrance was very dark.
Other than that we were very happy and would certainly stay here again if we come back to Cyprus.

"Makes a refreshing change from hotels."
1st thing is hire a car. You need a car if you're staying here. Steve who owns this apartment gave us all the info' we needed and explicit directions from the airport which took us straight there.
On arrival 1st impression were great. Very clean and comfortable. Instructions available on how to work things and maps etc of where to go, places to see.
Kitchen well equipped. Lovely bathroom. Bed comfortable.
The complex is well equipped with pool and tennis courts. Steve has left tennis racquets for your use.
Location of this appartment is just a short walk from the bars, restaurants and beaches. The great thing about this place is that it is peaceful. If you want to be in a noisy hotel with drunk people and screaming kids then this is not the place for you.
If you're looking for a place to stay with independence from the crowds and holiday companies then this is the place for you.
I would definitely stay there again.

"Very well presented accommodation in a great complex"
We stayed in October 2012 which was our second trip to this apartment, having previously stayed in October 2010. Once again, we were not dissapointed with a very smart apartment with a quiet swimming pool and tennis court right on your doorstep. The whole complex is immaculate and very well maintained. On this occasion we visited with another couple and the apartment is large enough to accommodate four adults quite comfortably.
The booking process was extremely easy and the apartment is great value.
I would not hesitate to recommend the apartment to anybody looking for a relaxed holiday with stunning beaches only a few minutes drive away. I can't think of a better place to visit so late in the year where the locals are friendly, the weather is so consistent and the sea is warm!

First of all, I would like to thankyou for taking the time to write a review.
I am genuinely disappointed and hurt that you felt the apartment fell below your expectations on this occasion and I would like to take this opportunity to clarify a few issues that you have raised:
- Air Conditioning: Massively rising electricity costs, which were made worse by the explosion of the main power station in Cyprus have lead to huge monthly bills. In an attempt to keep rental costs at the same rates, I trialed pre-setting the air conditioning units to an industry recommended temperature. Guests could still turn the units on and off, but would be unable to reduce the temperatures to below 21 degrees.
I trialed this throughout the whole of 2012 and never received a single complaint, as soon as I learnt of the issues that this guest was experiencing, I immediately sent somebody around with the remote controls so that the guest had full control of the units.
Having reviewed these issues, I decided to leave the remote controls inside the apartment for all future guests. To ensure rental costs can be kept low however, it is important that guests are aware of how to use the system efficiently and I will be sending out information to future guests on how this can be achieved.
- Television: The issues with the satellite were reported to me on the Monday and concerned the fact that all local Greek channels were not working. Cyprus undertook a "Digital Switchover" in the summer of 2012 and as such a new satellite box was required in order for local channels to work. By Wednesday, these issues were fixed. During this time the Television still had access to several other channels, it was just the local services which were affected.
- Internet: There is no internet access at the apartment, and I have never advertised it as such.
I pride myself on providing the very best levels of customer service and on this occasion I felt that the guest had justification in some of her complaints. I therefore offered partial compensation.

"Nice apartment, great complex, fantastic pool."
Arrival: Apart from knowing where the complexe is through knowing the area from many previous visits, finding the apartment and parking space proved more difficult. Better directions and instructions would have been helpful.
The stay: A very nice apartment. Clean, well looked after and the complexe is known as the best in the area. A great pool, but you need to get around it early at weekends, as many Cypriots have weekend homes on the complexe. The beaches in the area are fantastic. The closest being a few minutes drive away. Watersports are very good in the area as is snorkling.
Overall: One of the best holidays we've had in Cyprus.

We enjoyed our stay at the apartment but dont think we would we would return.We had trouble a couple of days getting out of the parking space due to ignorant people parking in the lanes meant for entry and exit.Especially at the weekend.
2. Pool was very busy with locals and full of teenagers running round and making noise during the weekend.
We wouldn't stay there again in the summer as the distance is to far away from the restaurants. We walked on a couple of occasions but it was just to hot and humid and as we live in the middle east you would think we would be used to that sort of weather. But if we decided to go back in the winter we would consider staying there.

I am dissapointed to hear about the comments regarding the car parking issues, I will be raising this as a matter of urgency to ensure it does not happen again.
The bars/restaurants etc are located within a 15 minute stroll of the complex as described in the advert, Given the unseasonably hot weather this summer (upto to 46 degrees!) I appreciate this may have caused some issues, but this is the first complaint of this nature I have received. Personally I enjoy the walk to the center of the village and have had several previous guests comment the same.
The Pool area does get busy during the summer months but this is to be expected during this time and is common in all hotels throughout the busy months of the year. That said, there are plenty of sun loungers and umbrella's to go around and the area surrounding the pool is very generous so it is always easy to find space.
