Villa Dionyssus is a luxury 3 bedroom villa furnished to a high standard set in Blue Water Bay Village with uninterrupted views to the sea. Just 300m from the centre of Kapparis which offers a great choice of restaurants, bars and shops. The mature colourful borders adds to the privacy you need to enjoy the garden and your own pool in peace.
The local beaches - Skoutari Beach with its water sports (and facilities offered by the adjacent Malama Hotel) and the lovely Fireman's Beach - are both just minutes away on foot. A further short walk along the coastal path will reveal many other quiet and secluded bays all with crystal clear waters. The long white sandy beaches around the family resort of Protaras, including the famous Fig Tree Bay and the lovely Connos Bay at Cape Greco, are just a short 10-15 minutes drive away and the livelier town of Ayia Napa is only 15 mins away. This Villa is in an ideal location for a great holiday with facilities and beaches right on your doorstep.

This well appointed villa provides everything you need for a great holiday:
Air conditioning/heating units in every room and ceiling fans in the bedrooms to keep you cool at night.
A well equipped kitchen with cooker, microwave, large fridge freezer, dish washer, kettle, toaster and a full range of kitchen utensils.
The villa is also provided with a washing machine situated in a separate convenient utility cupboard, and an iron and ironing board.
The dining area has a table with seating for six whilst the open plan living area has sofa seating for 6, coffee table with TV, satellite and DVD player. The light and sunny room opens out through 2 sets of double patio doors onto the terrace and the garden and pool beyond.
There are 3 bedrooms, the Master bedroom has a double bed and juliet balcony; the second bedroom also has a double bed with its own balcony overlooking the pool and garden and with direct views to the sea. The third bedroom has twin beds and also enjoys views to the sea.
There is a large family bathroom with WC, bath and shower and storage cupboard, and two further shower rooms also with WCs, one of which is downstairs for convenience.

Outside offers a dining table for 6 people, a BBQ and sun loungers to ensure you come home with the all important tan.
As the pool is private to the villa there is no lifeguard so children should never be left playing in the pool unsupervised.
There is ample off road parking for a couple of cars to the front of the villa.

Conditions
A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 6 weeks of the holiday start date), with the balance payable not less than 6 weeks before the start of the holiday.
In addition to this, a refundable breakages/damages deposit of £250 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages.
At the hottest times of year (July & August) electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.
Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

The Famagusta region


The long white sandy beaches around the familiy resort of Protaras, including the famous Fig Tree Bay and the lovely Connos Bay at Cape Greco, are just a short 10 to 15 minute drive away whilst the larger, livelier town of Ayia Napa is only 15 minutes away. In addition to relaxing by the large private pool or on the beach you can enjoy a whole range of activities including the exhilarating slides at the famous water park, catamaran cruises around the coast, scuba diving (including try-dives for beginners), snorkelling and walking or cycling along the beautiful coastal pathways.
The Famagusta District has a huge amount to offer holiday makers. Within this area there is more than enough to see and do to keep even the most active holiday makers busy for their whole time on this beautiful island. The administritive capital of the area, Paralimni, just 2 kms away offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer.
The Protaras / Kapparis area
Kapparis offers a great selection of bars, restaurants and shops and is ideally located just off the coast. A number of new shops including a bakery and a new cafe which opened at the start of the 2008 season.
The nearest beach to the villa, Malama Bay (see pictures in the gallery), is an easy 5-10 minute stroll away and has its own watersports centre. At the head of the beach is the Malama Hotel which has a pool, bar, shop, restaurant and tennis courts all of which are open to the public.
If you follow the coastal path a little further you'll discover a host of secluded bays and coves all with cyrystal clear water. The more well know beach in the area, Firemans Bay (see pictures in the gallery), is also just a 10 minute walk away.
Kapparis is a relatively quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.

In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is situated just 10 minutes drive along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe. Ayia Napa is only a 15 minute direct drive/ taxi journey away from the villa.

Direct flights to Cyprus are available from a number of UK airports with recent announcements increasing the number of budget airlines now operating flights to Cyprus. Cyprus has two international airports although Larnaca airport, which is 65kms (40 minutes drive) is the closest. The other airport at Paphos is two hours drive away but still very accessible.
Regular schedule flights to Larnaca are operated by British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com), Monarch Airways (www.flymonarch.com) from Luton airport * new lines from Gatwick, Birmingham and Heathrow from March 2009 onwards. Numerous charter flights are also readily available.
Hiring a car is recommended to enable you enjoy all that the island has to offer and all of the well known hire car companies are based at the airports. If you prefer to only hire a car for part of your holiday, numerous hire companies are based in Kapparis, Pernera, Protaras and Paralimni so hiring a car for your holiday is not a problem although it is often easier to book in advance to save time.
For those not wishing to hire a car, taxis are always available at the airport.
Very clear driving directions are proved so finding the villa is very easy.
