Tucked away in a wonderfully secluded location, this beautiful villa provides a rural retreat in a tranquil setting.
Tastefully furnished, stylishly equipped and elegantly decorated, the owners love of colour and flair for finishing touches combine to give this property a distinctly modern yet elegant feel. Set in spacious grounds and enjoying complete privacy it is difficult to believe that this high quality property is less than 2 kilometres to the main strip of the bustling resort of Protaras.
The spacious ground floor comprises of an open plan living/dining/kitchen area. The comfortable living area features a working wrought iron fireplace and large leather sofas with entertainment being provided by the satellite TV (limited channels) DVD player and a music surround sound system which has been installed throughout the house. The well equipped kitchen with marble topped work surfaces features all modern conveniences including a dishwasher, microwave, large fridge/freezer and water cooler. The washing machine is located on the first floor landing. The large dark wood dining table comfortably seats eight in its highbacked leather dining chairs. A shower room and separate guest cloakroom are also located on this floor.
A games room with pool table is located on the ground floor providing the ideal place to seek a break from the heat of the midday sun.
Stairs lead to the first floor where the bedrooms are located. The master double bedroom with en suite shower room boasts a body jet massage shower and a small private balcony. Adjacent to the master bedroom and accessed via the balcony is a loft room with sloped wooden ceiling, this room is furnished with two small single beds and a single sofa bed (suitable only for children under the age of 12 years). A TV and DVD player have also been provided so this room can be used as a play room. There is a further double bedroom and a single bedroom each with an en-suite shower room and both sharing the L shaped balcony that overlooks the gardens, swimming pool and the clear blue sea in the distance.
All bedrooms, the living area and the games room are equipped with air conditioning units (for both cooling and heating) which are included in the price. A safety deposit box and two hairdryers are available. Pool towels are supplied. A baby cot, highchair and stair gate can be provided on request.
The large kidney shaped swimming pool is surrounded by an extensive sunbathing terrace equipped with sunbeds, umbrellas, a poolside shower and a shaded bar area. A barbecue and traditional clay oven provide plenty of opportunity to enjoy summer dining al fresco under the comfort of the large wooden pergola. Whether you are looking for a shady spot to enjoy a quiet moment with a book or a sun worshipper wanting to work on your tan the garden provides for both with numerous sunny and shady spots sprinkled throughout the beautifully landscaped gardens. Being able to choose from the comfortable rattan sofas, a wooden swing chair and a hammock means you are spoilt for choice when it comes to relaxing and enjoying the peace and quiet. For the more energetic holidaymaker a table tennis table is provided in a shaded area outside.
N.B. Please note that this villa is not available to all single sex groups (i.e. family bookings only). A 4WD vehicle is strongly recommended as the villa is approached via a partly made partly unmade track.

The Famagusta region
Ayia Napa once a small fishing village was more recently promoted as a clubbers paradise with a varied and vibrant nightlife concentrated in the towns central square. Families are rediscovering the delights of the resort by steering away from the square and spending days on the beautiful blue flag beaches and mellow evenings strolling the pedestrianised harbour area and dining at one its selection of cafes and restaurants.
Take a break from the beaches and occupy your time by exploring the surrounding villages sprinkled with windmills and small churches. Dominating the Protaras area on a solitary rock outcrop is the chapel of the Prophet Elias. A climb of many steps is needed to reach the top of the hill, but worth it as you will be rewarded with an amazing view of the Protaras coastline. As the nearest town to the now deserted settlement of Famagusta, Deryneia is possibly best known for its view of the ghost town, which, once a major tourist resort, now lies empty.
Family activities in the area include the magic dancing water show with its spectacular 12 metre high fountains “dancing” to Mozart, Beethoven, Bach and Greek music and an Ocean Aquarium which boasts more than 400 different species with the main attraction being the penguin house. Ayia Napa boasts the biggest themed waterpark in Europe with exhilarating rides providing fun and entertainment for all age groups.
Outdoor activities in the area include mini golf, water-sports, go-karting, horse riding and hiking or cycling along the network of nature trails and specialist cycle paths through the Cape Greco National Park.
The Protaras area
Once an area of scrubland on a narrow coastal plain between Cape Greco and Paralimni, Protaras is now a modern resort boasting some of the islands finest beaches. With a shoreline of brilliant blue sea, small sheltered sandy bays and rugged cliffs, both sun worshippers and watersports enthusiasts are catered for. The villa is built on protected land and building is therefore strictly controlled, ensuring this villa will continue to enjoy complete privacy.
The centre of Protaras is approximately 2 kilometres away and its here right at the heart of the strip where you will find the most well known beach in the area, Fig Tree Bay. With its clear and shallow turquoise sea and fine golden sand, this beach understandably appeals to both visitors and locals alike. Moving away from the main resorts you will discover the delights of picturesque Konnos Bay, the rocky coastline of Cape Greco or quieter more remote swimming spots in the outlying suburbs of Sirena Bay, Ayia Triada and Kapparis. By day Protaras is a sleepy beach resort, coming alive after dark and offering a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family.

Stanton - May 2010 - We had a fantastic holiday, the villa far beat our expectations. The website showed it to its best, but the reality was even better, perfect get away for a family or couples. The upkeep and maintenance on the villa was fantastic. Lots of things to do around the villa both day and night. The facilities where great, only problem we had we couldn't get the dishwasher to work but in the grand scheme of things that was not an issue. Would definitely visit again and would highly recommend it.
Miller - September 2009 - We have just returned from the Villa after spending 11 days with family and friends, we were over in Cyprus for a family wedding. I have travelled the world and it was one of the nicest holidays I have had, the villa is beautiful, homely and in lovely surroundings. You are on your own but a 5 min drive to Protaras. I would recommend this Villa to anyone, haven for young children, we will definitely go back.
Clayton - September 2009 - We are a family of eight adults just returned from this fantastic villa, we had a magic holiday, what a fantastic location and villa. This villa is set back off the main road leading out of Protaras only 2kms from the centre up a nature trail about 300 metres only one more villa within this location. Pure relaxation, the villa was brill and could not of asked for more especially the air con pool room which was great fun. Plenty of places to hire transport if required my two sons had mopeds for the week only 60 euros, great value. The villa was everything that was advertised on the website, we will definitely be returning again.

Salford - May 2009 - WOW!! Amazing holiday, pure luxury, A Proper home from home. The ideal get away location for peace and quiet. All the hustle & bustle you could wish for only a 2 MINUTE drive down the road. Greek night at Romeo's IS A MUST. Will definitely be returning SOON!!
Archer - Nov 2008 - The Villa was fantastic with really good facilities. The property manager was really helpful with any queries that we had. The walk in to Protaras wasn't too bad - but you should recommend people to take a torch as it is a very dark dirt track road. Would perhaps come back to the same villa some time in the future - but like to try different places.
