About the home

Villa Caretta is a stylish villa with a private plunge pool and Mediterranean garden borders under 500 m from the beach. It is located in the family friendly area of Kapparis, just outside Paralimni, next door to popular Protaras. The livelier resort of Ayia Napa is 15 mins away. You will find a good selection of restaurants and tavernas within walking distance offering traditional Cypriot food, Italian and Chinese.

We are now able to provide a Wi-Fi Internet Service! A unique benefit that sets us apart from most villas. Very convenient if you perfer using your laptop in the privacy of your own home instead of in local bars. N.B. This service is provided by Malama Village next door, where you can buy a block of time for a set price and log on at the villa. There is also free Wi-Fi in local bars & restaurants.

Our Property Manager is English and also fluent in Greek, which has been a great help to our guests. We pride ourselves in looking after you and give you the best possible service we can. Please take a look at our Guest Book further down!

Villa Caretta has 3 bedrooms, 3 bathrooms and is fully Air-Conditioned. It is situated in a quiet residential area in the exclusive Blue Water Bay Village. The villa has a contemporary feel to it and is set back from the road behind a gate on a nice corner plot with off road parking for a couple of cars. At the rear, you have your own pool and landscaped gardens surrounded by mature trees. The villa is next door to the pretty Malama Beach, where you can enjoy water sports. Fireman’s Beach is a short walk away along the scenic coastal path.

Downstairs is all open plan with a well equipped kitchen and dining area. The airy lounge has an open fire place and comfortable leather sofas with reclining seats – perfect after a long day! You have a 32"TV/DVD, with several English and Greek satellite channels. There is also a DVD library, Board Games, a selection of books, including guide books and a few decks of cards for you to enjoy. All rooms have Air-conditioning to keep you cool in summer and warm in winter.

A double set of sliding doors, framed by stylish colour coordinated curtains, leads onto a terrace overlooking the pool. This entire area is lit, including the pool, which creates a nice ambiance for evening drinks. You have an outdoor stone built Cypriot BBQ and sun loungers to enjoy the sunshine around the pool. There is garden furniture with an umbrella for al-fresco dining seating 6 people.

Upstairs you will find 3 bedrooms, 1 Double with an En-suite bathroom and Juliet balcony with a sea view, 2 twin rooms and a shower room. One of the twin rooms has a balcony overlooking the pool and garden. All bedrooms have floor-to-ceiling wardrobes with ample storage space and there are full length mirrors in 2 rooms - the 3rd room has a wall mirror. We hope you appreciate the colour coordinated pictures, cushions and decorative items in the rooms! Bedding and towels are high quality 100% cotton, with bedlinen being mostly Egyptian cotton. Please bring your own beach towels. (Sadly, we can no longer provide these.)

All rooms have Air conditioning/heating units, keeping you cool in summer and warm in winter. The kitchen is well equipped with cooker/oven, microwave, large fridge freezer, dish washer, kettle, cafetiere, toaster and a good range of crockery, cutlery and kitchen utensils. Upstairs you’ll find the washing machine in a utility cupboard and there is a wash basket, clothes driers, an iron and ironing board.

There is seating for 6 in the dining area and the spacious open plan living area has comfortable sofa seating for 6, a coffee table with 32" TV, satellite channels, DVD player and iPod docking station upon demand. There are English speaking channels, BBC and CNN plus Greek channels. The light and airy lounge opens out through 2 sets of double patio doors onto a terrace overlooking the pool and garden.

Upstairs you’ll find 3 bedrooms, the master bedroom has a juliet balcony where you can see the sea, and there are 2 twin bedrooms with single beds, one has a balcony overlooking the pool and garden. There is a spacious en-suite bathroom with WC, bath and shower and built-in cupboard and 2 shower rooms with WCs, one upstairs and one on the ground floor. All bedrooms have floor-to-ceiling fitted wardrobes with plenty of storage space and clothes hangers.

Further details outdoors:
This villa is located behind a gate for your privacy on a nice corner plot surrounded by mature vegetation and palm trees at the back. You will find outdoor table and chairs for 6 people with a sun umbrella, a stone built Cypriot BBQ and 6 sun loungers. A fence ensures more privacy from the neighbouring villa at the back.

As the pool is private there is no lifeguard, so please do not leave children in the pool unsupervised.
You are advised to have your own travel insurance.

There is a private driveway with parking for a couple of cars to the front of the villa.

A 25% non-refundable reservation deposit is payable at the time of booking, with the balance payable not less than 8 weeks before the start of the holiday (full payment if arriving within 8 weeks). In addition to this, a refundable breakages/damages deposit of £250 / €250 is required with all bookings, payable before arrival and refunded normally within 10 working days after departure, less any deductions for losses, damages or breakages.

During the hottest times of year electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied, or whilst external doors and/or windows are open. Excessive use may result in an additional charge at the owner's discretion.

N.B. There is a mandatory cleaning charge of £50 payable with balance.

Only the guests specified on the booking form are permitted to stay in the villa during your holiday. Any changes must be notified before the commencement of the holiday.

Conditions

NB: Prices may be subject to change at the owner's discretion. Please note we reserve the right to increase the refundable security desposit. Access to the property on the day of arrival will be from 16.00 onwards.

We ask you to kindly vacate the property by 11.00 on the day of departure, unless other arrangements have been agreed in advance.

Discounts for longer lets of 1 month or more are available subject to enquiries. The Famagusta region

The Famagusta district has the best beaches on the island with long sandy beaches. The Cypriots often spend their holidays in this region due to the crystal clear waters. The famous Fig Tree Bay is only 5-10 mins away in Protaras and is very popular with families.

The livelier town of Ayia Napa is 15 mins away with its night life and fantastic WaterWorld Park with the famous water slides, which is one of the largest European Water Parks – a great day out for children and adults alike. Ayia Napa is famous for its nightlife, bars and restaurants, but it is equally popular with families and overseas visitors who spend the winter here. Tony’s Taverna on Nissi Avenue serves a fantastic traditional Meze, as do Limelight Taverna. The Harbour has been recently refurbished and Vassos are reported to serve wonderful fish.

Paralimni is a pretty little town a few kilometers away. It is also an all-year round genuine Cypriot town and the administrative centre of the area with smart shops and even a Marks & Spencer. Senso Café overlooking the town square opposite the church is a great place for people watching albeit pricey. There is another cosier cafe nearby also facing the church, which is a better choice for a good coffee.

If you are a keen scuba diver, Cape Greco offers a fantastic setting. It is located 15 mins away and is also a nature conservation area. You will find scuba diving, snorkeling, cruises, sailing and horse riding in and around the surrounding areas.

Sailing is offered by Dhekelia Sailing Club for RYA qualified sailors and is the best available in our opinion. A very friendly club with a bar and catering facilities. Non-sailing guests can enjoy the small beach.

There is also the Famagusta District Sailing Club at nearby Ayia Triada next door to Kapparis. Lasers, Catamarans and Windsurfing on offer. You can also crew.

Horse riding is available at nearby Moonshine Ranch and there is also tuition and hacking out at Dhekelia Saddle Club 30 km away on the road to Larnaca. The DSC is run by the military and was set up for the British Forces, but civilians are most welcome. They also have a bar and a pool table.

The Troodos Mountains are 90 minutes away towards Paphos on the western side of the island. Here you will find breathtaking scenery, wineries and skiing in winter.

Larnaca is a traditional working Cypriot town with a nice atmosphere about 45 kms away. It has a picturesque little Marina and lovely seafront walks with many nice restaurants where you can get great seafood. We can recommend Viale on the way into Larnaca centre, who serve scrumptious Italian food at very reasonable prices. It is popular among the professionals and those with big appetites. Another favourite is the traditional taverna Militzos on the waterfront past the old fort. Great food and popular with locals - always a good sign.

The Camel Park at Mazotos on the other side of Larnaca is a very popular day out for children.

The capitol Nicosia is about 75 mins drive from Kapparis.

The Protaras / Kapparis area

Kapparis offers a good selection of restaurants and traditional tavernas within walking distance from the villa offering traditional Cypriot food, Italian, Chinese and English cuisine. There are also bars, cafés, small shops and a late night bakery. Several restaurants offer Wi-Fi. Some places have pool tables and recreational facilities for children. We like the traditional Karas Village Tavern and Magazaki, a stylish new restaurant & take away offering super tasty kebabs. Faliros down the road has recently had a facelift and serve good meat. Euro Bakers in Paralimni are open 24/7, which is handy for late arrivals.

Kapparis is a quiet family friendly resort ideally located outside the pretty little town of Paralimni. Malama Bay and the famous Fireman’s Beach are 5-10 mins walk away. The nearby upmarket newly refurbished Malama Holiday Village Hotel is open to the public and they offer a children’s pool, tennis courts, restaurant, a bar and a shop.

The scenery along the coastal path is breathtaking with blue green water and an abundance of little coves on your door step. Fig Tree Bay in Protaras is only 10 mins away. There is a small Pet Zoo on the outskirts of Kapparis and an Aquarium on the way to Protaras.

Remember, if you book scheduled flights early, you can get very good prices!

You can fly direct flights to Cyprus from a number of UK airports.

Larnaca Airport is 55 km (45 minutes drive) away. Paphos Airport on the Western side of the island is about 2 hours away.

British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com) operate scheduled daily flights to Larnaca from London Heathrow.

CAR HIRE is recommended and most of the well known car rental companies can be found at the airports.

Taxis are always available at the airport, should you not wish to hire a car or for those of you who do not drive.
There are local buses that regularly run between Larnaca Airport and Paralimni.

Driving to the villa is very easy and instructions will be provided upon booking.

“Fantastic Villa! A home away from home, but in a really gorgeous and hot country!” We had an amazing time in Cyprus and the villa was wonderful. It really felt like you were at home. We made use of the great BBQ and dining area outside and thought the dipping pool was great when you needed to cool off. The villa comes with everything you could ever need and more! As well as lots of leaflets, menus, taxi numbers etc. to give you a better idea of the area. Best villa I have ever stayed in, lovely area, lovely local people and a lovely owner. Would happily go back!
