About the home

Stylishly designed and modern 3-bedroom villa (sleeps 6-8) with private heated pool, 2 minutes from the nearest sandy beach in "Crystal Lagoon" in the heart of Pernera, near Protaras, Cyprus. Tucked away within this really popular family friendly development; our villa is the perfect location for families, friends and couples alike to have a relaxing and peaceful holiday.

Aztec Villa is one of the superior villas on Crystal Lagoon where a lot of time and thought has gone in to making your stay as comfortable and enjoyable as possible (particularly if you have children). We use the villa ourselves and so regularly update the interiors to ensure no wear-and-tear and top up the toy box and pool inflatables to make sure everything is in tip-top condition for your stay.

You don't have to bring towels and toys for the kids for the pool (or indoors) - we have all of that in the villa for you to use. Even safety covers for the plug sockets for those little fingers that get everywhere and for your peace of mind - security locks on all doors and windows (upstairs and downstairs). Our family use the villa often and so have made sure that there is everything you need for a great holiday and that it's regularly updated and checked. The kitchen is particularly well equipped and you have sheds full of toys for the beach/pool and deck chairs, parasols and a cool box on wheels to take to the beach to save you bringing your own.

Villa includes: 3-beds, 2 baths (1 en-suite), 1 downstairs Cloakroom, Private heated swimming pool, Luxury Italian fitted kitchen (one of the best equipped kitchens in the area in terms of utensils, pots/pans, plates, cutlery, crockery etc) , air conditioning and central heating, Plasma flat screen Satellite TVs (x3), DVD (with a wide selection of titles), Sony Play Station 2 (with a wide selection of games), CD/iPOD/MP3/USB player and NEW FOR 2011 INTERNET/WiFI access. Garden chairs, recliners, tables, parasols, pool toys, Gas BBQ. For babies - Stair gate, travel cot with linen, highchair, pushchair. Plastic plates, cutlery. Disney Towels for the kids and selection of pool towels for adults. EXTRA SECURITY LOCKS ON PATIO DOORS AND ALL WINDOWS (upstairs and downstairs) for your piece of mind if you have young children.

Only 50m from shops, charming tavernas and bars in Pernera itself. Or if you’re looking for something a little livelier, then Protaras, with its vibrant nightlife, is only 3km away.

Relax and unwind in the enclosed private garden equipped with stylish Italian wicker garden furniture and Gas BBQ. Beach parasols and recliners all provided.

Our shed houses a selection of Buckets, Spades, Balls, Floats, Flippers, Waddles and other toys to use in the pool or at the beach. We have also provided 4 beach deck chairs, 2 beach parasols and a coolbox on wheels to transport your food and drinks for a day at the beach.

The Famagusta region

Since Turkish forces occupied the northern part of Cyprus in 1974, most of the Famagusta region has been located north of the UN Buffer Zone. In fact, Famagusta town, once a thriving resort, now lies as a ghost town as negotiations continue between the Greeks and Turks over the future of the north (well worth a tourist visit).

The region situated south of the border, however, has become a bustling tourist destination, popular for its active nightlife, golden beaches and excellent watersports facilities.

In recent years, resorts such as Ayia Napa and Protaras have been transformed from sleepy harbour towns into some of the Mediterranean’s most popular holiday spots, with superb beaches, clear seas and a vast choice of bars and nightlife.

Protaras is a modern resort that stretches over 16 kilometres of coastline and offers splendid Blue Flag beaches as well as watersport and scuba diving facilities (the famous Fig Tree Bay is located here). Pernera is smaller and quieter than Protaras and there's a very tranquil side to the region, too, namely Cape Greko which has a rugged coastline and some beautiful coves. The area adjoins a National Forest Park, an area of great natural beauty, a world away from the busier resorts.

Cyprus enjoys sunny skies and low humidity almost year round. The Pernera area has long dry summers and mild winters. Summer is a time of high temperatures with cloudless skies, but the sea breeze creates a pleasant climate along the coast.

The Protaras / Pernera area

Pernera is quieter than Protaras with many charming tavernas, bars, restaurants and shops. There is certainly enough for the family, friends and couples to do if you want to combine the beach and pool with a reasonably quiet and relaxing holiday. Pernera has some fantastic restaurants - lots to choose from and many bars.

Pernera beach has been awarded with the Blue Flag for its clean and safe waters. You will find all kinds of watersport facilities such as wind-surfing, water skiing, para sailing, canoe and paddle boats as well as speed boat rentals. The sandy coves around Pernera are perfect for snorkeling and scuba diving and really safe for children due to the shallow and clear waters.

If you’re looking for something a little livelier than Pernera; then Protaras, with its vibrant nightlife and famous Fig Tree Bay, is 3km away. A thriving coastline resort with all manner of restaurants, bars, cafés, tourist shops, watersports, excursions and entertainment to keep you and your family busy.

The popular and lively resort of Ayia Napa is only 10km away. There you can dance the night away in the many clubs and bars of this "Happening" resort!!

Most UK airports fly to Cyprus. Larnaca airport is the closest to the villa (a 40-45 minute car ride away). You could also fly in to Paphos airport but please be aware that this is further away and would take about 1½-2 hours to get to the villa by car. "Aztec Villa is a perfect home from home. A great deal of thought and care has gone into providing everything you could possible need on a Villa holiday. Excellent for children, lots of indoor and outdoor toys available every possible nursery requirement is also provided from highchairs to strollers. Nice quiet location but everything is within easy reach either in Pernera or Protaras. Information booklet provided, covers just about everything you could ever need to ask and all the maintenance staff are very friendly and helpful. The most gorgeous perfect place to holiday, the villa is just first class – very welcoming and decorated to a very high standard – with more facilities than we have at home!! In my opinion the villa is situated in the most perfect position within the complex as it is on a corner so it is very quiet and right by the path to the beach. We enjoyed every minute from sitting by the pool in the evening whilst the kids swam to bathing in the luscious sandy shallow bays!! The perfect way to end the day was to either enjoy a local Greek restaurant with such friendly staff or to sip a cocktail looking out over the beach. The whole holiday ran so smoothly from start to finish as Tracy is so helpful and efficient there was never a moment that we felt that we weren’t informed about any step of our holiday including the contacts in Pernera who would pop round during our holiday to see if we were ok. We would highly recommend Aztec Villa to all our friends and family and will hopefully be booking for next year ourselves. Thank you Tracy for such a great place!!!!! We booked the villa as we have such busy lives we never get any time together as a family, the villa felt like home as soon as you crossed the threshold, we played volleyball in the pool together plus other pool games, the film collection in the lounge was very handy and we enjoyed watching a couple of the films together, we also played a couple of very competitive games of the monopoly we found in the drawer. The villa was well situated for the beach and water sports also eating out and getting transport for outings. We came back having enjoyed family time away from the villa but more importantly the small touches as mentioned above that were supplied at the villa enabled us to have our own family time also. 10th July 2010, The Keeling Family.

"We've just returned from Aztec Villa in Pernera, Cyrpus, which we visited because of the recommendations we read. We have a 4 year old girl and 7 year old boy and I can't recommend the place highly enough. The villa itself is very comfortable and tastefully decorated, plus good entertainment for the kids: toys for the pool/beach, playstation, DVDs ... in other words, everything that you need to keep everyone happy. Tracy, who owns the villa, was very helpful indeed. We found ourselves stranded out there when the Icelandic volcano erupted, unable to get a flight. Tracy immediately put my mind at ease by letting us stay on - at no extra cost - until we managed to get a flight home. In the end we had an extra 10 days there, on top of the 10 days we had originally booked. I felt we were really well supported and the whole situation (which could have easily been a nightmare) turned into a very positive experience for the whole family". "We have recently returned from a weeks holiday in Cyprus with our 10 month old daughter. The villa itself is lovely, the furnishings are modern and it is very well equipped. The owner has included lots of thoughtful extras such as a welcome pack, beach towels (which saves on suitcase space!), and a cool box to take to the beach. I was a little apprehensive about holidaying abroad with a baby but the villa fully caters for children of all ages. For babies, there is a cot, high chair & stair gate and the Playstation, DVD selection and pool toys provide plently of entertainment for older children. The private swimming pool is excellent fun for all ages & a necessity to escape the Cypriot heat! We had a fantastic holiday at Aztec Villa and would definitely return. The villa is rented on a weekly basis and prices are in £Sterling per week for the villa, regardless of the number of guests staying. Price includes:

- Clean, crisp bed linen on arrival day (and cot linen if required)

- Bath and Hand Towels

- Beach/Pool Towels for adults and children

- Welcome basket (tea/coffee/water etc)

- Cleaning on departure day

- Air Conditioning / Electricity

- A very warm welcome from our fantastic on-site caretakers who will look after you during your stay.

We do ask our customers for a security/damage deposit of £300 (Sterling) to confirm your reservation. This will be returned within 2 weeks of check out.

Note: gas for the pool heating and central heating in cooler months is extra - see below.

Special rates are available for long term lets and at times when it's not high season and the villa isn't fully booked. Please always ask if there's any special offers at the time you wish to come.

Additional cost to heat the pool in cooler months.

Pool heating is available at the cost of gas fills which is around €150-€200 per fill. This should last for approximately 1 week (up to two fills may be required in winter depending on running temperature). If you would like the pool to be heated, please let us know at the time you make your booking so we can make the arrangements with our pool maintenance company.

Additional cost for Central Heating.

If you only require Central Heating in the cooler months and are not going to use the pool - this is cheaper than heating the pool above and is an additional €100-€150 (Euros) per week.

Additional cost for Wifi/Broadband access:

There is a small weekly fee to pay for the use of WiFi in the house.
