Aztec Villa's is pleased to announce a new property in our portfolio this year - Villa Crystal Blue. Tucked away in the heart of the popular Crystal Lagoon gated development - this is another first class holiday home with lots of child-friendly extras (cot bed, high chair, stair gates etc) and with our fantastic on-site, English speaking caretakers to look after you during your stay with us.

Located in an idyllic, peaceful part of Eastern Cyprus, and is only a few minutes walk to magnificent beaches and lots of charming tavernas/bars/cafes with plenty of family entertainment. The villa has 3 bedrooms, a separate family bathroom and an en-suite shower room (in the master bedroom), its own private HEATED pool and external dining area making it ideal for those wanting luxury and privacy. Offering a very high specification with Flat screen LCD TV, Entertainment system , Air conditioning, contemporary sanitary ware, stone tiling, granite work surfaces and high quality appliances.

With a HEATED POOL and central heating, this is a perfect round the year option, especially out of season when flights are plentiful and cheap. Perfect for retired couples and families with young children.

Pool heating is available at the cost of gas fills which is around €150-€200 per fill. This should last for approximately 1 week (up to two fills may be required in winter depending on running temperature). If you would like the pool to be heated, please let us know at the time you make your booking so we can make the arrangements with our pool maintenance company.

Additional cost for Central Heating.

If you only require Central Heating in the cooler months and are not going to use the pool - this is cheaper than heating the pool above and is an additional €100-€150 (Euros) per week.

The Famagusta region

This corner of Cyprus is a hidden gem. With magnificent blue-flag beaches, fishing villages where fishermen land their catch of the day, pretty harbours, and the culture of both Greece and Turkey on your doorstep, you couldn't want for a more varied holiday experience. It's got the charm of the old, relaxed way of Greek life, and the buzz of a thoroughly modern economy.

When you first step off the plane, you'll be wowed by those cloudless, vast blue skies. South East Cyprus enjoys sunny skies almost all year round. With long dry summers and mild winters, it's a destination to dream about.

In June, the average maximum temperature is 30 degrees and during July and August, 33 degrees. With cooling summer sea breezes and thirteen hours of sunshine in summer, it's a glorious climate. If you want to escape the rain, then this is the place to be: it's virtually rainless from May to September!

So you'll want to enjoy all those long, lazy days by your private pool!

But if you want a break from profound relaxation, there is plenty of culture to be had in this corner of the island! The interior of the Famagusta district is unspoilt by tourism and rich in traditional cultures, from basket-weaving villages to distinctive windmills. It is close to the border with Northern Cyprus, so a trip to taste a bit of Turkish culture is easily accessible. Visit Kyrenia if you want to enter a time-warp and see the world of Turkey in the fifties.

Famagusta city, capital of the Famagusta District, is now a beautiful ghost-town, containing spectacular ruins, including a magnificent amphitheatre, Roman baths, a gymnasium, royal tombs and impressive mosaics. At Famagusta harbour , the deepest on the island, is a great citadel sometimes known as Othello's Tower in reference to the play by Shakespeare. It contains a splendid 14th century Gothic Hall.

Then, away from the coast, there's the atmospheric church and monastery dedicated to St. Barnabas, the founder of the apostolic Cypriot Orthodox Church in 45 AD. The church is preserved with monastery cloisters and an archaeological museum, housing 18th century icons.

Cape Greko, an area of outstanding natural beauty can be reached in 10 minutes by car, south of our villa, if you just want to get away to silence and eerily beautiful landscapes, where rare migrating birds can be seen, along with flocks of flamingos.

And if you want refreshing mountain air, then drive into the Troodos mountains. In winter, you can even have a ski before returning for a sunset stroll on the beach!

But if the high life is what you want, then you could head for Ayia Napa, just fifteen minutes drive away, with its pretty marina, fabulous beaches, many restaurants, bars and buzzing nightclubs for those wishing to dance the night away!

The Protaras / Pernera area

Pernera is a upmarket small and comfortable family resort with plenty of great food and entertainment - Yet only 30 minutes beachside walk or 5 minute drive away from Protaras with its many themed bars restaurants and nightlife, or a 20 minute drive away from lively Ayia Napa

Crystal Lagoon is only 200 metres away from the magnificent beaches and crystal clear sea. Super child friendly beaches with gently shelving soft sand !!!!

For the families with under eights there is a very well managed and safe family water park with life guards on permanent duty, all the super slides run into depths of just 1/2 metre and 1 metre you can keep an eye on the young ones wherever they are in the park from your lounger !. Only 200 metres away from the fabulous restaurants, with mouth-watering traditional local dishes and also English fare. The surrounding bars and hotels are all welcoming and fabulous to go for swimming pool crawls and loads of great family entertainment !!!

Many of the local bars offer free internet access to their customers: "just buy a drink admire the view and log on!"

Local hotels positively encourage you to use their facilities.

Fabulous healthy local cuisine

Two fantastic supermarkets are right outside the Crystal Lagoon development. "L & G" and "Holidays" both offering a terrific selection of produce for you. In our information pack though, we do give you directions and details of all the other supermarkets in the area where you may want to go to buy your bigger shop - Carrefour, Lidl etc...

Paralimni with Marks & Spencer, markets and shops is a 10 minute drive away and Ayia Napa with all major shops and entertainment is about 20 mins away.

Protaras with themed bars, discos and late night life 30 minute walk, 5-8 minute drive.

Crystal Blue - Villa 41 exceeded all expectations, On arrival all rooms were very clean and spacious . As a family of six there was ample space and the kids really enjoyed the pool. Witha all amenities just a short walk away, the villa is in an exceptional location with bars and restaurants catering for families. Definitely recommend this villa to family and friends as we really enjoyed our stay.
We would just like to say thank you to all for making our stay welcoming and enjoyable.

Firstly the photos on your website do not do the villa justice so we were pleased on arrival. The location is excellent and whilst we had a car , it was not really necessary. The villa itself is clean and bright with all home comforts and very well equipped. The children loved the pool and became very fond of the local cat community Cyprus is a beautiful island and despite over development (in my opinion!) it still retains its charm.

"We had an excellent time during our stay at your villa, which was the perfect home from home destination with a touch of class.
It had everything we could have wanted and it looked far greater and much nicer then the photos on your website suggest.
Your provided information pack was very comprehensive and gave us a very good starting point whilst in Cyprus. The Pool guy was excellent as was the management staff, the pool was cleaned twice during our stay, which is very rare for a 7 day holiday.
Both the pool guy and management staff were very attentive and extremely helpful throughout the stay.
The pool was a very good size and the barbecue was a great offering for our lunch time meals when not dining out. The location of the villa was also very good, less then 5 minutes walk to all the main bars and restaurants, which was ideal when I wanted to have a few drinks and therefore avoid the use of the car.
Overall the villa and holiday exceeded our expectations and we would definitely be looking to revisit next year and without a doubt we would stay in your villa again."
