ESPEROS 5 -3-BEDROOM VILLA with PRIVATE 8 X 4 SWIMMING POOL-Close to the BEACHES, RESTAURANTS, BARS and WATER PARK
This villa is light and spacious with sliding patio doors leading from the lounge to your private 8 x 4 swimming pool which is set in a large terrace and well maintained garden. There is ample lighting around the pool terrace and in the pool - great for entertaining.
A gas BBQ is situated on the terrace by the pool. The terrace provides lots of space to enjoy the sunshine or if you are feeling more energetic there is a table tennis table at the side of the villa. For indoor activities there is a Table Tennis Table, football table and a Wii Console plus lots of Games.
The property is walled and gated making it safe for children to play. There is ample space to park a vehicle off road which is also secure.
There are many tavernas, restaurants and bars within walking distance, but far enough to allow you to get a good night's sleep. The beautiful Marlita Beach is within walking distance and the beaches of Pernera and Protaros are close by. Agia Tirada, Agia Napa, Cape Grecko are a few minutes’ drive. this villa has everything on its doorstep for a quiet relaxing holiday for the whole family.
A Babysitting Service is available at very reasonable rates.

The decor in the villa is of a very high standard throughout.
All rooms, including the bedrooms have air conditioning units.
The sofa in the lounge converts into a full size sofa bed to provide additional sleeping for 2 people - making a total of 8. Also in the Lounge there is a flat screen TV with satellite connection, a music centre and a DVD for your entertainment plus a Football Table.
There is also an Office Area which I am sure you will find very useful, also a great place to put the Wii Console and play the numerous Games available or set up your Laptop. Open plan to the lounge is a dining room area which opens on to a breakfast bar - the kitchen is very well equipped and includes a dishwasher, coffee machine and a wine/drinks cooler!!
For your Laundry there is a Washing Machine, Ironing Board and Iron and a clothes airer.
All 3 bedrooms have ample fitted wardrobes and access to a balcony via sliding patio doors. The master bedroom has an en-suite which has a shower, wash basin and toilet, there is also a family bathroom with bathtub plus overhead shower, wash basin and toilet. There is a downstairs cloakroom with toilet and wash basin.
A safe is available for your use and is located in the master bedroom. As there are 2 double bedrooms and an en-suite and family bathroom, this villa would be ideal for 2 families sharing.
Further details outdoors:
The 8 x 4 swimming pool, terrace and garden is a great place to soak up the sunshine, there are sun beds, tables, chairs and a gas BBQ. For your health and safety the swimming pool is cleaned twice a week in the summer months and once a week in the winter months (disruption is minimal, but it is important that you allow the pool technician access).
The garden is also maintained regularly for your enjoyment. There is ample space for children to play. Lots of area to eat "Al Fresco". A large area at the side of the villa allows for off road parking and at the other side there is a Table Tennis Table. The whole area is walled and gated.

To allow for flights coming into Cyprus everyday of the week, rental periods can start and end on any day - there is no set changeover day.
The prices quoted are for a week long let, however I can quote for 10 days, etc. Just ask me for a quote.
Long lets (over 3 weeks) are available - just ask for a quotation. In the winter it is normally cheaper to rent in Cyprus than to pay your electricity bill for heating at home!!
Normally the villa is available from 16.00 on the day of your arrival and ends at 12.00 noon on the day of your departure, however wherever possible we will try to accommodate late and early arrivals and departures so that you get the most from your time in Cyprus.
Conditions
A deposit of £200 will be required to secure a reservation with the balance to be paid 6 weeks prior to the start of your holiday.
If the reservation is less than 6 weeks from the start of the holiday date, the full amount will be required,
Rentals of less than one week must be paid for on reservation.
A security bond of £200 will also be required and should be paid with your deposit - this security bond will be refunded within 7 days of your departure.
Once full payment is received an accommodation voucher will be issued which you take with you to Cyprus in exchange for the keys. I have a manager available to meet you at the villa with the keys (24 hour service).

The Famagusta region
This region of Cyprus enjoys an estimated 345 days of sunshine a year and is ideal for a holiday throughout the year.
The best beaches on the island can be found in this region - Cape Greco, Nissi Beach, Fig Tree Bay and many more - many have been awarded the 'Blue Flag' which means they are great for families with small children as the beaches are fine white sand which gently shelves into the crystal clean waters of the Mediterranean.
The sea is excellent for snorkelling and scuba diving and there are all kinds of water sports - some quite tame and others quite adventurous!!
The Troodos mountains are a great place to visit in contrast to the beaches - here you will find pretty villages and the air temperature will be a little cooler - and of course in the winter you can ski
You can also spend some time in Nicosia with its shops, boutiques and places of interest or visit a church or two.
The Protaras / Pernera area
The Villa is located in a quiet residential area in Pernera, but still only a short walk away from everything.
You will find local bakers offering fresh bread 24 hours a day, 7 days a week - there are also other everyday products available from the supermarkets.
There are many beautiful churches and a tiny church sits on a beach nearby at Agia Triada
There are two water parks in the area, a zoo and aquatic centre.
Places of interest include the nature reserve of Cape Greco, the 'Famagusta' viewpoint, museums and monasteries.
The resort towns of Protaras and Ayia Napa are a short car drive away, or by bus. Buses are cheap - approx. 1,20 Euros. Taxis are also readily available and affordable.
The beautiful beaches at Pernera are 0.5km away or Fig Tree Bay is less than 1km . They are beautiful sheltered coves with crystal clear water - almost turquoise!! There is a coastal pathway from Pernera beach to Protaras with refreshments en route - but it is a lovely walk.
Pernera has lots of tavernas, theme bars, bars and restaurants and is along the coast from Protaras which has even more night life. There are Chinese, Indian, Thai, and Italian restaurants as well as the normal take aways'.

Start to finish the service we received was excellent. Lynda was very helpful with all aspects of booking the holiday. House and pool were great. The location suited us, walkable distance to the beach and shops however a car helps with shopping and sight seeing. Welcome pack very welcome for a night arrival. We felt the patio chairs needed replacement, a little unstable and outside game facilities past their best. Otherwise a great holiday which we would be happy to repeat.. Yes, the location of the Villa is great and you are right, in order to see the beauty of Cyprus it is a good idea to hire a car even for a few days and we can offer this service at €20 per day inclusive of everything except your fuel. Thank you for your comments about the exterior chairs and games and I confirm at the end of the season most of the items you mention normally need to be replaced as everything takes a lot of wear and tear - so should you return everything will be ship shape. Esperos 5 is situated halfway between Pernera and Protaras - about 10 minutes walk into each, providing a nice bit of variety for evening entertainment. There is also a wonderful boardwalk linking the two areas which is punctuated with restaurants and bars and at night is lit up to provide a lovely stroll in the evening.However, the beach is further away than we anticipated - about a 15 minute walk - which seemed much longer in the high heat! The villa was spacious and ideal for our family of 5. The pool area is fantastic and there is a table tennis table, football table, SKY and a Wii to keep the kids entertined at all times (the Pool table was broken though). We love the Pernera area of Cyprus and would recommend hiring a car from the Villa managers to see more of the island. This was at an excellent costs and the car was delivered to the villa for us which made life so easy. I would strongly recommend that you visit Konnos Bay and the Water park in Ayia Napa (if you have kids). Overall, lovely villa and a fantastic holiday. I am sorry you found the Pool Table broken, but it does take a lot of wear and tear throughout the Season!! You are right about the walkway from Pernera to Protaras it is lovely in the evening and lots of "pit" stops on the way. I am pleased you found the cost of the Car Hire to your liking - €20 a day is worth every penny to visit all the coves and sandy bays this region has to offer. esperos 5 is a good villa with a lovely pool.location is handy for pernera and protaras.i would recommend a car to get out and about and see some of the beautiful beaches.Ideal for families with plenty of room. The rates include air conditioning, heating, linen, towels and a Welcome Pack plus a change of linen and towels and the beds remade after the first week if staying for 2 weeks and a change after the 2nd week if staying for 3 weeks.
GREAT RATES FOR WINTER LETS - cheaper than putting on the heating in Winter Climates - Lets must be over 3 weeks in duration!!!
If staying for a long let (over 3 weeks), linen and towel changes are not included in the prices, but laundry can be arranged separately and paid for locally in Euros at a very reasonable cost
Payments from UK residents can be made into any UK bank.
International Payments can be made via IBAN transfer and paid in GBP Sterling
I can also be paid via PayPal using a Credit Card, but this will incur a 5% surcharge (which is what I will be charged by PayPal).
Please remember it is your responsibility to organise your own travel insurance to cover medical treatment while away.
NB: Cancellation charges
These charges are based on how many days before your booked departure we receive your cancellation notice. These charges are a percentage of the cost of your booking, but do not include Security Deposits* paid.
* If the Security Deposit of £200 has been paid – this is refunded in full – no matter how much notice is given for cancellation.
