Luxury Villa Located in the Stunning Cape Greco National Park Area, which is only 5 minutes from Protaras and 10 minutes from Aiya Napa.
Whether it is a dream family destination, a romantic holiday for 2 or somewhere to stay for your best friends wedding then you have found it at Xenia 4.
Xenia 4 is a luxury 5* villa in a 6* location. Situated in a quiet cul-de-sac it is a 10 min stroll to the nearest beach and the beautiful Cape Greco national park. Accommodation comprises 1 double and 2 twin bedrooms each with wardrobes and air-con units. On the lower floor there is an open plan lounge/dining room and kitchen, all furnished to the highest specifications and incorporating Satellite TV, DVD & a Nintendo Wii. The kitchen has granite worktops and is extremely well equipped with fridge/freezer, washing machine, microwave, iron etc. Outdoors is your own PRIVATE (7mx3m) pool and an abundance of supremely comfortable sunloungers. For alfresco dining we have provided a luxury table and chairs and a super quick and easy gas barbecue to give you more time to focus on drinking your glass of chilled wine.

The Famagusta District
Cyprus and the Famagusta District.
Cyprus is a great holiday destination with a wonderful climate and over 340 days sunshine each year. The south of the island offers good beaches, ancient ruins and temples, quiet inland villages and landscapes, water activities and a vibrant nightlife in the larger towns.
The District of Famagusta is made up of many small towns and villages. It is well worth hiring a car for a few days to get out and about visiting some of the many places of interest. It is the beauty of Cyprus that every time you "get lost" whilst exploring you find little tavernas or beautiful coves that you want to visit again!
Driving on the Island is very easy as they drive on the left and many of the roadside signs are in English. Larnaca, Limassol and the capital city of Nicosia are one hour away and a day trip to Paphos is only 2 hours drive away on the new motorway running through Cyprus.
The town of Paralimni is a 10 minute drive away and offers a varied combination of local taverns, traditional and modern shopping facilities, and a huge variety of café-bars. The town square is dominated by two beautiful churches which attract many visitors. . The nearest town to the villa is Protaras. Here you will find a vast selection of restaurants, bars and a beautiful gently sloping beach to top up your tan on. This resort has something for all ages and is probably one of the best holiday resorts you will find anywhere in the Med.
Konnos Bay is just a 10 minute walk from the villa and has one of the most popular beaches on the east coast. It offers a great choice of water sports and a lovely clean beach with the sea gently sloping away. Just a little further past this bay you have the stunning area of Cape Greco, an area of outstanding beauty with its National Park area and sandy beaches.
In the other direction you will find Aiya Napa which is about 8km away. Aiya Napa has something for everyone, with the fabulous water park, golden beaches (Nissi Beach in particular) and very picturesque harbour area plus the stunning architecture of the local churches. Not forgetting the world famous nightlife.
If you can force yourselves away from Xenia villa there is plenty to see and do !
Protaras / Cape Greko area
Protaras is the most popular resort in southern Cyprus. It is a very lively family resort which offers something for everyone. Its wide variety of bars and restaurants cater for all tastes and budgets. A five minute taxi/bus ride east from Paradiso villa will take you to join the lively night life and bustling holiday resort atmosphere on the main Protaras strip.
The many bars offer entertainment including tribute bands, karaoke and live music. We bumped into Robbie Williams, Tom Jones and even Elvis on the same night on the strip! It is very family friendly (as all of Cyprus is) and you will find that children are welcome in bars and indeed their entertainment is also catered for early evenings in many places.
There are some fantastic Japanese, Mexican, Chinese, Indian, Italian as well as traditional Cypriot restaurants in the town (all are recommended in a file in the Villa). The Grecian Park is a short stroll up the hill and it has a stunning cliff top bar to enjoy sunset cocktails before going to their award winning Japanese 4th floor restaurant with views over Cape Greco National Park.
During the day Protaras returns to an area with gift shops & boutiques where you can pick some real bargains and some souvenirs for those back home.
The beaches are what Protaras is most famous for and they stretch for nearly ten miles. Fig Tree Bay is one of the best well known beaches in the world and is well worth a visit. At Konnos Bay and indeed Cape Greko you will find some of the best water skiing waters in the Med, not forgetting the jet ski's, speed boats and parasending that are also offered! Konnos Bay is one of everyones favourite beaches in Cyprus and whether you take the beautiful 10 minute walk around the coast or drive down the hillside the crystal clear water will take your breath away.
How to get there
Fly to Larnaca – Xenia Villa 4 is just 45 minutes from the airport. Please take a look at some of these sites to arrange your flights.
Companies such as First Choice, Thomas Cook, Thomsons, and Exel Airways are good choices and can offer 7/10/11/14 night durations. For scheduled flights we suggest you try British Airways, Cyprus Airways, and Eurocypria who have numerous flights a week into Larnaca. Should you be lucky enough to travel from Gatwick or Luton Airport Fly Monarch has introduced a new schedule service 4 times a week from the middle of March 2008 are reported to have very competitive prices.

There is a huge L-Shaped sofa in the lounge to watch DVDs or play the Nintendo Wii with the family or loved ones. The dining facilities inside and out are of the highest quality so you can impress friends or spoil yourselves whilst enjoying the beautiful Cyprus evenings.
Further details outdoors: Outdoors there are ample sunbathing areas around your own PRIVATE (7mx3m) pool and an abundance of supremely comfortable sunloungers. For alfresco dining there is a beautiful table and chairs with an umbrella to shade you when you are eating. There is also a super quick and easy gas barbecue to cook some fresh fish or steak on in the evening.

Conditions
Xenia Villa 4 will be available for you after 2pm on the day of arrival and we kindly request you vacate the villa by 10am on departure day to allow for cleaning.
A 25% (GBP) non-refundable deposit is payable upon completion of your booking, with the remaining balance due 8 weeks prior to your departure.
A refundable security deposit of £200 (GBP) is required with all bookings. This is payable with your final payment and is refunded within 15 days of your return, less the deductions for losses, damages or breakages as advised by our management company.
Xenia villa is for families and mixed couples only. We may accept bookings for all male or all female parties but this will be based on our discretion. We reserve the right to refuse access if a booking of this nature has been made and not disclosed.
We adopt a non smoking policy inside Xenia villa and ask that you respect this request for the benefit of other guests.
