About the home

A stylish detached 2 bedroom Villa situated in Kapparis on the outskirts of Protaras The Villa has its own private swimming pool 8x4m surrounded by a patio area that has table and 4 chairs 6 sun loungers with cushions and a brick built gas barbecue for those summer evening parties. Our villa consists of an open plan lounge,dining area and full kitchen downstairs cloakroom and toilet with 2 bedrooms bathroom and separate shower cubical on the 1st floor. Located in a wonderful postion right on the sea front of Ayia Triada on a very exclusive development 50 meters from the beautiful sandy beach and picturesque harbour. A perfect place to have a relaxing lazy and peacefull holiday

The lounge has been tastefully decorated and has a 3 seater and 2 seater Leather settee,3 seater converts to a double bed (ideal for the kids or those extra guests). We have also included all the creature of home,32" HDTV, DVD, ENGLISH SKY Satellite TV, Stereo CD player and playstation 2 (for the kids). Patio doors lead out to a varandah with stunning views of the beach front. The Dining area has table and chairs to seat 6 people. The luxury new fitted kitchen has granite worktops and includes oven, halogen hob with extractor fan, Washing Machine, Mircowave combination oven, Coffee maker, Toaster, Kettle, Juicer and fully equipped with pots/pans, utensils, crockery, cutlery, glasses everything you would need to make this a truly self catering holiday. Upstairs you will find 2 bedrooms again tastefully decorated both with wall to ceiling wardrobes. Both bedrooms lead to a small balcony again with stunning views of the sea where you can sit and watch the sunrise in the mornings. The bathroom has a 3 piece white suit with full bath and separate shower cubical. We adopt a non smoking policy in our villa and ask that you respect this request for the benefit of our other guests.

Further details outdoors:
The outside of the villa consists of a covered driveway for 2 cars leading to the patio area at the back of the villa with 8x4m private swimming pool and outside shower. This is maintained and kept crystal clean by our poolman Demetris. There is a table 4 chairs and 6 sun beds with cushions for your exclusive use.There is also a brick built gas barbecue for those summer evening parties. To the front of the villa is a varandah and balcony so you can to sit out and enjoy the fanastic views of the sea. Its great to watch the sunrise in the mornings To one side there is a small garden planted in the Cypriot style with palms and shurbs

Our Villa is managed by Maxine and she will be on hand during your stay to help you with any questions
The villa is cleaned by Maxine once a week and all towels and linen are changed.
Please bring your own beach towels to use around the pool and on the beach.
The pool is kept crystal clean and maintained by our poolman Demetis.
The villa has full remote controlled air conditioning that doubles as heating units in all rooms so you can stay cool in summer and warm in winter.
There are many places within walking distance but if you want to experience more of the area you would need some form of transport.
If you did not want to hire a car the taxi service is very good and quite cheap, there is a good bus service that will enable you to travel to most parts of the Island The Bus stop is located approx 100m from the villa

Conditions

We reget that we will not except bookings for all male or all female groups. Our villa caters for families and mixed couples only. We reserve the right to refuse entry if a booking has been made and not disclosed.
We will require a deposit of 25%(non refundable) and £100 breakages deposit(refundable) at the time of booking with the balance to be paid 8 weeks prior to departure.
We adopt a non smoking policy in our villa and ask that you respect this request for the benefit of our other guests
Change over days are flexible please discuss your requirments when booking We do however ask you vacate the villa by 12.00 midday to allow us to get the villa ready for the next guests.
Car Hire and or Transfers to and from the airport can be arranged and need to be booked when paying the balance Please ask for details when booking

The Famagusta region

The region of Protaras is well know for its sun sea and sands boasting the best beaches in southern Cyprus. This area is great for that seaside holiday so many people seek.
The area is very flat unlike the other side of the Island around Limmasol and Paphos that can be very mountainous with the troodos mountain range domanating the landscape.
The surrounding areas of Protaras is known for its farming and you will find orange and lemon groves, potatoe fields, Olive trees and plenty of fruit farms which gives you a rural feel as well as the tourist feel.
This area is very Cypriot and has old style customs and charm.

The Protaras / Kapparis area

The Villa is a short walk away from the bars and restaurants in Kapparis but far enough away not to be disturbed.
Here you will find some very good places to eat and you have a couple of local food shops Approx 1 miles away is Pernera with more Bars Restaurants and shops here you will find the famous Knights Bar.
There is a small Water Park good fun for the kids. A further 1 mile on is the centre of Protaras with its many bars restaurants shops clubs and tourist attactions.
In the opposite direction and approx 1 mile away is the small town of Paralimni. With its very cypriot feel with old world charm it also supports the new trendy feel of designer high st shops selling clothes shoes and jewelery. This is where you will find the supermarkets for your food shopping In the centre of Paralimni will will find the famous church that is centuries old along side a more modern built church well worth a visit.
As this is a beach resort there are many water sport activities ranging from diving to boat trips to fishing and all water sports. All can be booked from the many beaches in this area and the working harbour at the Golden Coast Harbour.
Further away is the larger more livley resort of Ayia Napa approx 8 miles away here you will find even more bars and restaurants and night clubs. Just outside the centre of Ayia Napa you will find the biggest and best Water Park on the Island and caters for the older kids as well as the younger ones

Fly direct to Larnaca airport or via paphos to Larnaca. You will need to travel from the airport to the villa which is approx 46Km. You can either hire car, take a taxi from the airport or arrange a transfer to your villa.
