Sunset Villas II is very well located for a fantastic family holiday, you are very spoilt for choice when it comes to beautiful sandy beaches. The villa itself is the height of luxury, located in a fantastic location, less than 500 metres/0.2KM from the stunning Pernera Bay.
For evenings, there are numerous local restaurants and bars within a 3 minute walk.
We provide a very useful information folder in the villa giving , recommendations for restaurants and amenities, these are all marked on a series of maps. There is a fantastic coastal path for you to walk from Pernera Bay into Protaras this takes approx 15 mins, a medium sized water park for families with smaller children is less than a five minute walk away or for older children the largest water park in Europe is in Ayia Napa, you can take the journey by either taxi, bus or hire car.

The Famagusta District
The area of Pernera is a beautiful part of Protaras, with possibly the best sandy beaches in the Southern Cyprus. Fig Tree bay is a 5 min drive away, by foot along the coastal patth 15 minutes or you can take the local bus. Paralimni Town is a 5 - 10 minutes drive inland which is home to various shops, supermarkets and a Marks and Spencer! You are also 15mins away by car from Ayia Napa.
Protaras / Pernera area
Our Villa is situated within walking distance of the Water Park in Protaras, 0.5km from Pernera Bay where you have a variety of water sports including, jet ski, ride on banana, pedolo hire, parasailing. You can try your hand at crazy golf on the main Protaras road or for those with young children the mini fun parks which has various rides and games. In Ayia Napa there is a huge Amusements/Fairground Park which is suitable for all ages. You can travel by car to the Famagusta View Point and view the "Ghost Town" this can also be done on a boat trip.

Further details indoors: This brand new villa is one not to be missed. You will be greeted by marble floors, solid wood fitted kitchen and bedroom furniture with the interior decorated in neutral tones. To keep the children occupied whilst you are getting ready there is a playstation 2 available with a selection of games (you can of course bring your own just remember to take them home again!) 3 bedrooms all with their own balcony and one with an en- suite Flat Screen screen TV with Satelite , DVD Lounge/Dining room with patio doors overlooking the pool area. Downstairs toilet Family bathroom upstairs built in combination safe for valuables
Further details outdoors: The 7m x 4m private swimming pool is cleaned 2/3 x per week table, chairs and parasol to seat 6 6 sunloungers grass area off street parking not overlooked by any other villas from the rear giving you privacy.

This is strictly a non smoking villa, this also applies to the balcony's. We know from renting ourselves that accidents do happen, in the event of a minor breakage (crockery, etc) please can you let us know so that the item can be replaced for the next occupant. This of course will not affect your deposit.
Conditions
Refundable breakages deposit of £200 and Air Conditioning Deposit of £50 per week is required in cheque form dated the first day of your holiday when sending the deposit, to be refunded within two weeks of your departure (subject to satisfactory property inspection and safe return of keys). Total balance due 6 weeks before your first booked day.

Safe, maid service, linen and towel change on multiple week bookings, twice weekly pool clean and welcome pack is in the rental cost.
A non-refunable £250.00 deposit is required within 7 working days of making your booking along with a refundable breakages deposit of £200.00 and a air conditioning deposit of £50.00 per wk is charged. The balance is then due 6 weeks before you are due to arrive at the villa. Airport transfers can also be arranged, this is payable locally by you on arrival, the rate this year for transfer is €43 which also includes showing around the property, how things work and answering any question you may have. Daily rates also available please enquire.
