The villa is maintained by a local English Company. They clean the pool on a regular basis and are on hand to assist you if and when necessary.

If you are coming with friends and want separate accommodation within a short distance why not look to book our sister villa Orestiada (property ref: 64506). Preferential rates maybe available if both booked at the same time.

The Famagusta region

- Situated on the South East coast the town of Paralimni remains the cultural centre of the region. The town is full of shops, restaurants, churches and other places of historical interest.

- The region was once farmland but has been developed into a superb location and the holiday destination for many of Cyprus's tourists.

- Situated close to the beaches and the main resorts but far away enough to provide you with a safe, quiet and relaxing holiday.

- Famagusta is the border town of North and South Cyprus so a visit to the "Ghost Town" would be recommended. Please note you may need to take out extra insurance to cover as you are "crossing the border"

The Protaras / Ayia Triada area

- The villa is ideally located minutes from the beaches and a short ride to the resorts of Pernera and Protaras.

- There are supermarkets, restaurants and bars within walking distance.

- The Ayia Triada area is just to the north of Pernera and has proved very popular with many holidaymakers in recent years.

- Pernera beach has been awarded with the Blue Flag for its clean and safe waters.

- There are most watersports (paragliding, pedalos, diving, jet skis etc), boat trips and other trips available to suit all ages and needs.

The villa is located approximately 3 miles from the historic town of Famagusta, approx 3/4 mile north of Pernera and 1.5 miles north of the lively resort of Protaras and 45 mins from Larnaca airport. We can arrange transport on your behalf. Once in resort there is a regular bus service as well as nearby boat trips. The villa is 500m along from the Kouzalis Hotel and 1km from the Golden Sands Hotel.
DETAILED DIRECTIONS
FROM LARNACA AIRPORT

-Leave the airport and follow the one way system to the roundabout
-Take the 1st left exit
-At the next roundabout go straight ahead to the next roundabout
-At the next roundabout take the 3rd exit for the A3 motorway
-(Signposted for Lefkosia (Nicosia), Paralimni, Ayia Napa etc)
-Continue on the A3 until you reach the Ayia Napa roundabout where you will take the sliproad left.
-Go straight ahead at the traffic lights until the next roundabout.
-At the roundabout take the 3rd exit signposted Protaras.
-At the next roundabout continue straight ahead still following signs for Protaras.
-At the T junction turn left towards Paralimni
-Continue straight ahead passing through all traffic lights until the next roundabout.
-Take the 3rd exit sign posted Sirena Bay.
-After approx 50m take the turn right (small bollard in middle of the road) and continue along the road until the large field on the left hand side (just before the Kouzakis Beach Hotel). You will see the estate on the right hand side. (All Knossos Villas are the same design so are easily identifiable)
-Once in the street turn right at the T junction and the villa is facing you
FROM PAPHOS AIRPORT
-Leave the airport and head for the A3 motorway
-Once on the motorway pick up from the above details as appropriate.

Please note there are NO petrol stations on the motorway so if the rental car is supplied with minimum fuel please fill up as soon as possible.

“Best stress free holiday ever” We had a fantastic holiday and the villa was all and more than we had hoped for, We were fortunate enough to look round the hotels and other holiday apartments in the area as we where a large party, and by far our villa was the best, All our friends that came to the villa where jealous of our accomodation, sun roof, BBQ, own pool.. Washing machine to was a god send. Thank you so much. If and when i return to Cyprus , one of your villas will be my first choice of accomodation. Once again we thank you for an excellent service your villa made it all the more comfortable and enjoyable experience. Regards Isabel

All at the Lost Border bar down the road made us very welcome and were very helpful with taxis etc.

Hi Ian & Sharon,
You are not half as sorry as we are to get back to England, I am missing the blue skies already.
As for the review I am more than happy to give my views. These are also the views of the whole party. The villa was just about perfect and contained everything we needed .
The area was a pleasure to wake up to every morning. I’m not sure the two teenagers in the party were sold on the area but, the pool more than made up for it.
The next time we come out it will be just my wife and myself so hiring a car will be ideal, and I will be able to take advantage of the discount vouchers.
{a great idea by the way ] As for the management company,{Ray & Brian } You have a couple of stars there, they were friendly and efficient, always ready to help and go that one step further to make sure we had a good time.
They even had a smile at 4am when they had to take us back to the airport.
I cannot praise them high enough. As for recommendation I have every intention of telling my friends {or anyone who will listen} what a great find you were and I am looking forward to booking with you again in the near future.

I would really like to let you know what a fantastic time we had in Cyprus last week for our son’s wedding. The villa was absolutely great, everything we needed was at hand. It’s very easy to see that you and Sharon offer an excellent service, with the high level of spec in the villa, information provided and the team you employ in Cyprus. My partner & I visited the Ayia Triada villa during the period 29th September to 6th October and would have no hesitation in recommending this accommodation to anyone.
We found the:
1) Location perfect. It is well serviced by a regular bus service which is cheap by UK standards.
2) Villa is close to a number of good restaurants, a large supermarket and is very close to two good swimming beaches.
3) Villa itself was in pristine condition and had every convenience one would expect at home, had more than enough linen, crockery and cutlery. The barbecue area is well positioned and the swimming pool was clean and can be enjoyed all day long.
In summary our visit to this villa felt like a home from home and we would most certainly book future holidays to this well thought out accommodation. Would rate it 5/5.

REVIEW

Having rented the villa for two weeks in September 2006, my girlfriend and I enjoyed the holiday so much we returned back for the same period this year.
The island of Cyprus enjoys long hot sunny days and using the villa as a base with all of its 1st class facilities is indeed an ideal base. It boasts air conditioned rooms throughout, is furnished to highest standard as well as a pool , barbecue and a lovely sunroof terrace.
Within a short walking distance there are two sandy beaches as well as a selection of bars and tavernas. With a bus stop on the doorstep local buses will take you to many of the resorts close by where more beaches and restaurants of the highest quality await.
Hire a car (they drive on the same side as us) and discover more of the island. This can be arranged by the owner as well as taxi transfers to and from the airport.
Having now experienced two great holidays at this villa we would recommend it to anyone.

We had a fantastic holiday and not too thrilled to be back home!!
We thought the villa was beautiful and ideally situated - lovely and quiet but close enough to the action when you want it!! Although everywhere was pretty quiet, no crowds'at all - even at the waterparks.
It was our first holiday in Cyprus but we've done DIY holidays for about 12 years now and have stayed in villas around Europe and the States.
Great to see what previous guests have done and which restaurants, beaches etc they recommend or equally which they suggest avoiding. We'd definitely recommend your villa if any friends think of going to Cyprus and would certainly stay there again if we return.

We are back safe and sound although I don't think my liver will recover!
We thought the villa was great. We had everything we needed and the pool was cleaned. The barby was great and we had a feast on that. It was great so very glad we got in touch and we would definitely come back.

REVIEW

Firstly, many thanks for renting the villa to me - it is a fantastic place. The weather was stinking hot 40C+ everyday. I was well and truly rested by the end of the week - just what the doctor ordered! You were right about Protaras, it has changed a great deal - can't believe it has a McDonalds now. We relived our youth in Ayia Napia for a night - one night was enough at our age!
Bottom line - wouldn't hesitate to hire the place again and have already recommended it to some work colleagues - it really was fantastic, so many thanks again.
