About the home

Beautiful brand new spacious 3 bedroom, 2 Bathroom Villa situated in the centre of Pernera. Sleeps 6 people, fully air conditioned throughout. Modern fully equipped kitchen. Flat screen Satellite TV with DVD player and playstation. Balconies overlooking the swimming pool to the 2 main bedrooms. Lots of natural light gives the villa a bright and airy feel.

Private 7m x 3m heated swimming pool with outside shower. Large outside patio area with table and chairs, parasol, sun loungers and gas BBQ for those that want to relax by the private pool.

Polyxenia Pool Bar and Restaurant and Blue Spice Garden are just a few minutes walk away, both with communal pool, free sunbeds and internet access, bar and snacks. A wide selection of water sports are available at the secluded bay a few minutes walk away.

Numerous good restaurants and bars are found within a few minutes walk from the villa. Protaras is a twenty minute walk away using the new beachfront boardwalk. Ayia Napa is 15 minutes away by car or bus with it's great water park, bars and nightclubs.

This Villa offers you the best of both worlds, it is a beautiful home from home, the beach, bars/restauranst and shops all within walking distance, you could not wish for a better located holiday home!!!

The Villa is open plan downstairs with air conditioning throughout, plenty of natural light makes the space feel very bright and airy. A toilet is also located on the lower floor.

Upstairs is the master bedroom with 5' wide oak double bed with balcony and en suite bathroom , the second bedroom with 5' wide oak double bed and balcony and the third bedroom with 2 twin oak beds. The family bathroom is also located upstairs. All bedrooms have air conditioning and plenty of cupboard space.

The Villa has a private garden with a heated swimming pool, hot tub and outside shower, plenty of space to relax outside with table and chairs, parasol, sun loungers and gas BBQ.

The Famagusta region

Famagusta is a beautiful region, you can be skiing in the Troodos in the morning and in the afternoon sunbathing on the beautiful beaches

Cyprus has a wonderful Mediterranean climate throughout the year which makes this the best choice for a holiday destination. Famagusta region stretches out in the eastern corner of Cyprus is the most popular of the whole island.

During ancient times Famagusta was a fishing village which developed into a small port and after turned into one of the world's best known tourist and entertainment centre. Once a very busy port but now due to the closure of Famagusta under the Turkish is now not a tourist area.

Other parts of the district such as Protaras and Ayia Napa are just some of the few stunning spots for those who love the sea as well as water sports. Nearby coastline of Protaras is known to have the best beaches on the whole island with it's blue flag areas. The chapel of Prophet Elias situated on a mountain hilltop, has been awarded with amazing views of the Protaras coastline.

Some of the places tourists visit in the charming scenery is Ayia Napa's fishing harbour ,the medieval monastery, small churches and windmills that spreads out into the areas of Protaras and Paralimni. Ayia Napa boasts the biggest themed water park in Europe with exhilarating rides providing fun and entertainment for all age groups. Now a very popular lively place with a vibrant night life of night clubs, bars and restaurants.

Cape Greko is a protected nature reserve on the South-East corner of Cyprus. It's a home to many animals and plants. Nearby Konnos bay is one of the most beautiful spots on this region a must to visit during your stay.

The quaint village town of Paralimni is only 5mins drive which is more of a traditional local area, but caters for all your needs with 2 large main supermarkets. This region is known as red-soil village which is a major potato producing areas on the island.

Just a short drive to Troodos Mountain is also a place for a visit, passing through small local Cypriot villages populated by friendly & welcoming locals. Skiing is available in the winter months, making Cyprus an all year round destination.

The Protaras / Pernera area

Pernera: This Cyprus holiday town although only small compared to other resorts on the island, has all you need and more to make sure you enjoy your break. There are many bars and restaurants, catering for all your culinary needs. Cypriot and Greek, English, Italian and Indian tastes are well catered for and the bars all have plenty going on to entice you in and motive you to let your hair down . The atmosphere is very friendly and the town still maintains that innocence you don't find in the more 'well known' resorts.

The lively resort of Protaras is 2-3 minutes by car, or a 20 minute stroll along the beautiful seafront boardwalk connecting Pernera to Protaras, the boardwalk has an array of bars and restaurants for you to enjoy along the way, stopping for a cocktail or two in the setting sun - bliss

Protaras: Only a 20 minute walk away, you will find a more diverse and cosmopolitan atmosphere in Protaras. It is a little more lively and has more of a commercial feel, catering for all age groups.

Ayia Napa: All your well known High St restaurant chains can be found here, along with the many local establishments. You name it, you can probably find it around the town of Ayia Napa, Other Activities:

All along the coast you will find watersports activities, there is something to make everyone happy!!! or just laze on one of the many stunning beaches.

“Great villa, great setting, great holiday. we are going back again this year.” The villa is just as described, very spacious, clean and comfortable. The village has some really good restaurants and bars. Ideal for a family meal and drinks. The beaches are close and good with little bays that are safe for youngsters to play in. We hired a car from the airpor, which suited us as we like to travel around the island, but you do not need a car if you just want to chill out.

•Please Note:

The rate includes cleaning of apartment and all laundry & towels etc (except beach towels) on arrival. If you would like a mid stay clean etc then this must be arranged with the management company separately.

30% Deposit is taken at time of booking to secure your holiday.

A security deposit of £300 is required upon payment of balance, which is refundable once inventory check of Villa has been made following departure. Full rental is payable by bank transfer 8 weeks prior to arrival.

Payments can be made in Euros or Sterling by BACS transfer

Villa is available for longer term rental in winter etc by negotiation.

Cancellation Policy

If a cancellation is requested more than eight weeks (8 weeks) in advance of the letting, the balance of any monies paid, less the rental deposit, will be returned to the tenant. If the cancellation is requested within the eight weeks prior to the letting the owner will retain the 30% deposit and also reserves the right to retain the balance of the rental should it not be possible to re-let the property for this period
