The ground floor is open plan with a dining area equipped with Dining table and matching dining chairs. Patio doors lead out to the swimming pool at the rear of the property, fully equipped modern kitchen and lounge with comfortable 2 x 3 seat sofas, one of which converts to a comfortable double bed, patio doors lead out to the veranda at the front of the villa.
For your entertainment there is a TV with satellite channels, DVD, player and Internet access. Off the lounge there is a ground floor shower room with a WC, washbasin and shower enclosure. Upstairs there are 3 bedrooms one with en-suite facilities, the other two bedrooms are both equipped with 2 single beds and both have access to a balcony overlooking the swimming pool. A family bathroom with bath and shower over. WC and washbasin.

Outside at the rear of the villa there is a private swimming pool equipped with sun beds and parasol. For alfresco dining there is a BBQ and patio table and chairs. By the pool there is also a poolside shower.

A 25% non-refundable deposit is payable when you book your holiday (unless you are booking within 8 weeks of the start of your holiday, when full payment is required). The balance is payable at least 8 weeks before the start of your holiday.
Additionally, a refundable deposit of 350 euro, for damages, breakages or losses is payable in cash on arrival.
Electricity - An acceptable usage of 100 watts per week is allowed and there after 28 cents per watt used will be charged. Air conditioning should be turned off when the villa is unoccupied to avoid extra charges being incurred. The units are very effective and can reduce the temperature to the required level within minutes.
The only guests allowed to stay in the villa during your holiday are those listed on the booking form. We must be informed of any changes to this list of guests before the start of your holiday.
Check in at 15:00 and check out at 11:00 a.m.It may be possible to have an earlier arrival or later departure for a small charge providing there are no incoming or outgoing guests that day
Payment by Bank Transfer
A welcome pack can be provided for a charge of 30 euro.
Car hire is recommended. Car rental also gives you more activities in the area and allows you to fully explore this beautiful Island.
Airport transfers and car hire can be arranged at preferential rates.

The Famagusta region
The Famagusta District, on the islands east coast, was once the main port of Cyprus and a popular resort. After the Turkish invasion in 1974 the areas of Ayia Napa and Protaras were redeveloped to become one of the largest resort areas on the island with many hotels, tavernas, discos and bars. The area includes some of the finest beaches in Cyprus as well as Capa Greco and the administrative centre , Paralimni.
Protaras, with Fig Tree Bay at its heart is famous for its white sandy beaches and sparkling blue waters. It is the main beach resort. Looked over by green rolling hills you can find rugged cliffs standing high over small sandy coves and local fish tavernas serving fresh fish whilst you take in the wonderful scenery.
A short drive takes you to the scenic valley of the windmills, where what seems like hundreds of rotating fan blades help to pump the water that irrigates this fertile land.
Ayia Napa is a bustling resort that has recovered its reputation as a great family resort with plenty of activities and entertainments for the whole family. Nissi beach is perhaps the most famous of the many sandy beaches in the area. Pay a visit to the old monastery and the local museum. The harbour has some excellent fish restaurants. If your passion is to dance the night away, then you will be spoiled for choice from the many lively bars and nightclubs.
The WaterPark is said to be one of the largest in Europe.
Capo Greco, the eastern most point of Cyprus is just a short drive from Ayia Napa. Worth a visit for rugged coastline, peace and tranquillity. It is a protected area with many cycleways. It is also a good area for scuba diving.
Paralimni is the largest town in the southern fringe of Cyprus and is now the administrative centre for the Famagusta region. Modern shops and offices stand beside traditional coffee shops Nearby Kapparis, an up and coming resort, with its bars, tavernas, restaurants, shops and two popular beaches is only a 10 minute walk. A short 3 minute drive will take you to a large supermarket that will cater for all your holiday needs. A 10 minute drive will take you to the picturesque Fig Tree Bay or Ayia Napa with its clubs, discos, restaurants, shops, watersports and beaches.
Larnaca Airport is a 40 minute drive from the villa. Car Hire is recommended as there are many place of interest to see on this small island.
The Protaras / Ayia Triada area
The coastal resort of Ayia Triada is a popular residential area near Protaras. Sandy coves along unspoilt coastal paths are the main attraction of this stretch of coastline nestling between the resorts of Kapparis and Protaras.
Within these coves can be found Ayia Triada's beach and a small fishing harbour. The sandy beach here is safe for swimming and is framed by an historical church overlooking the Mediterranean Sea.
In the small fishing shelter you can watch the fishermen bring in their daily catch and buy directly from them for a delicious barbeque. Alternatively try the local restaurant which serves a variety of fresh fish dishes.
Ayia Triada is located in between the villages of Kapparis to the east, Protaras to the west and Paralimni to the north, making it easily accessible with public transport or taxis that can take you to any of those locations in less than 10 minutes. If your looking for beautiful sandy coves, fireman's beach is only a 10 minute walk away. From this beach, you can clearly see the ghost town of Famagusta.
Take a leisurely stroll to the more busy, beautiful resort of Pernera with its harbour, restaurants, tavernas and beach.

Direct flights to Cyprus are available from a number of UK airports with additional budget airlines adding routes from March 2009. This will increase competition which, with landing fees at Larnaca airport reducing substantially this year will provide extra value.
Whilst Cyprus has two international airports with Paphos to the west of the island, Larnaca is the airport of choice when visiting the Famagusta area. It is a 45 minute drive from the airport to the villa.
Regular schedule flights to Larnaca are operated by British Airways and Cyprus Airways.
Hiring a car is recommended (preferably one with air conditioning), if you wish to tour the island and sample all that it has to offer. There is a wide choice available based at the airport. Oh and there is no need to worry, we will provide you with a map and clear directions from the airport. Remember too that they drive on the left the same as in the UK and that road signs are also in English.
Alternatively we can arrange airport transfers and car hire at preferential rates.
