We are pleased to introduce this luxurious privately owned modern detached villa with private pool in the Ayia Triada area of Protaras.
This beautiful modern 3 bedroom detached villa is situated in an enviable location,directly overlooking the fabulous sandy beach and fishing harbour at Ayia Triada. The villa has three good sized bedrooms , two of which have their own balconies. There is a large open-plan lounge which boasts TV , DVD , Playstation 2, and a selection of games and books. The stunning designer kitchen features all modern amenities that you would expect from a luxury property. All areas are remote controlled for air conditioning or heating as required.
There is a large Patio area with built in traditional barbecue, patio table with parasol , chairs and sun loungers. The Pool is 8 metres long x 4 metres wide and has its own built in steps. The pool and the surrounding patio areas have their own lighting . An outside pool shower is also provided. There is also a terrace area at the front of the villa. There is a combination safe in the main bedroom.

Kitchen: Luxuary Italian designer fitted kitchen with Granite worktops and large breakfast bar incorporating double fridges. Fully equipped with oven, hob,dishwasher, washing machine, microwave, toaster, kettle, iron and ironing board and all crockery, cutlery and utensils you might need.
Lounge: large open-plan lounge area consisting of two three seater sofas ( one doubles as a sofa bed). Facilities include TV , DVD , Playstation 2 , ( Bring your own preference of games!!) and a selection of games and books. A High chair and travel cot are available on request.
All areas are remote controlled air conditioned for cooling or heating as required.

* Beach towels are provided.
* The pool will be cleaned and checked twice a week.
* Electricity, water, air conditioning / heating are all included in the rental charge.
Conditions
Our Villa is a NON smoking property, we ask that you respect this request and restrict smoking to outside areas only. Please ensure that the ashtrays are used and emptied so you do not end up with tab ends in the pool.

Cyprus the third largest island in the Mediterranean offers an all year round summer climate, safe sandy beaches, interesting historical attractions, traditional villages and spectacular mountains. The Cypriot hospitality is second to none and is the ideal place to take your holiday.
Since the Turkish forces occupied the northern part of Cprus in 1974, most of the Famagust region has been located north of the UN buffer zone. In fact, Famagusta town once a thriving resort, now lies as a ghost town as negotiations continue betyween the Greeks and the Turks over the future of the north. (well worth a tourist visit )
You can go by landrover over the border and up into Kyrenia a very enjoyable day out.
The region situated south of the border,however,has become a bustling tourist destination, popular for its active night life, golden beaches and exellent water sports.
In recent years,resorts such as Agia Napa and Protaras have been transformed from sleepy harbour towns into some of the most popular holiday spots, with superb beaches,clear seas and a vast choice of bars and nightlife.
Protaras is a modern resort that streches over 16 kilometres of coast line and offeres splendid Blue Flag beaches as well as water sports and scuba diving facilities ( the famous Fig Tree Bay is located here. ) Pernera
is smaller and quieter then Protaras and there's a very tranquil side to the region too. Namely Cape Greko which has a rugged coastline and beautiful coves to explore. The area adjoins the national forest park an area of great beauty.
Cyprus enjoys sunny skies and low humidity almost all year round. The Pernera area has long dry summers and mild winters. Summer is a time of high temperatures and cloudless skies, but the sea breeze creates a pleasant climate along the coast.
The Protaras / Ayia Triada area
The villa is situated approximately 100m from Ayia Triada beach with it's picturesque harbour and small sandy bay ideal for children. There are also many small coves along this shore to explore.
The busy seaside resort of Protaras offers an extensive selection of restaurants,bars and tourist shops. Here you will find the famous and beautiful beaches of Fig Tree Bay, where you can enjoy various water sports. The nearest town is Paralimni which is also 2 km away, this lovely small town offers old age traditional customs mixed with a new trendy feel of designer shops catering for all tastes. Here you will also find supermarkets offering everything that you might need.
There is a wide range of water sports to enjoy, or you could enjoy the thrills and spills of the nearby waterpark at Aiya Thekla A 20 minute drive or bus ride will take you to the popular resort of Ayia Napa with its picturesque harbour, beautiful beaches many shops and lively night life for the more energetic.

Most UK airports fly to Cyprus. Larnaca airport is the closest to our Villa (45km ) and takes approximately 45 minutes to get there. The roads are good and well sign posted, an added bonus is that you drive on the same side of the road as the UK.

M e and my family stayed at this villa between 18th and 1st oct 2011 and we had such a good time, And i must say that john and hazel was more than helpfull giving us advise on good nights out down to flight information directions ect. well what can i say. 1, villas exceptional and pool is great. 2, shops , bakery, English butchers good for BBQ and a supermarket all near the villa. 3, There is a english bar at the end of the road which as all the prem football on all the time and good for a sneaky pint. 4, AYIA NAPA Town & waterpark is a must good night out. 5, larnaca market a good day out. 6, There is a beech only 200 mtrs from the villa which is very quite and good for snorkling with kids. 7, Buses are very good and near the villa at a cost of 2 euros for as many journeys as you want in one day and very reliable. 8, all you need is at this villa from washing machine , dishwasher, and a playstation for the kids. If you want a good holiday and somewhere nice to stay this is the villa. Response: I think you have said it all. It is a wonderfull plays to stay that is exactly why we bought in this area. This was our second trip to this Villa and we would never stay any where else in Cyprus now. It is a reaL HOME FROM HOME With everything you would need from Washing machine to sewing kit! Everything was spotlessly clean and of very high quality. Whilst it is near to good local amenities it is also very quiet and restful with just a short stroll to the beach. I would highly recommed this good value for money and spacious villa for couples or families. Response: Our aim has always been to provide a home from home so it is very nice to get such positive feedback from you.It is nice to be able to go to the beach and just pop back to the villa if you need to.
