About the home

Fotini Villa with a floor space of 140 square meters has spacious and well appointed rooms. Having the benefit of a 6m private swimming pool and being near the beach, this property offers excellent facilities for couples and families alike. At the rear of the property there is a BBQ area with a wooden table and 6 matching chairs. By the pool there are sun loungers and parasols.

The villa has a warm homely atmosphere about it and all the furnishings and furniture are new. All windows and patio doors have fitted blinds and the villa is air conditioned throughout.

The open plan ground floor features a fully equipped kitchen, benefiting from an electric oven and hob, fridge/freezer, microwave, dishwasher and washing machine to name just a few. The living area is stylishly furnished with brown leather sofas, flatscreen TV (with satellite channels) and DVD player. The dining area is furnished with a dining table that comfortably seats six guests.

White marble staircase leads to the first floor where three bedrooms are located. The spacious master bedroom features double bed and has an en-suite bathroom. The second bedroom features a double bed and the third bedroom is twin bedded. All bedrooms feature orthopedic mattresses for added comfort and all rooms are fully air-conditioned. Main bathroom has bath with shower over and toilet. Towels and bed linen are provided.

Further details

A refundable damage deposit of 350 euro is payable on the arrival. This amount will be refunded , subject to a satisfactory inspection of the property . A welcome pack will be provided.

Car hire is recommended.

Airport transfers can be arranged at preferential rates.

Conditions

Electricity: During the months of May, July, August, September and October, after an acceptable usage of 100 units per week, a charge of 25 cents per unit will be levied. Air conditioning should be turned off when the villa is unoccupied to avoid extra charges being incurred. The units are very effective and can reduce the temperature to the required level within minutes. Details of acceptable usage are displayed in the villa.

We do not accept bookings from all Male or all Female parties. If any bookings are made for such parties and not disclosed we reserve the right to deny access to the villa and no refund will be given.

The Famagusta region

This area is the island's most popular tourist region providing the finest beaches on the island and the most popular is the Nissi Beach and Grecian Bay at Agia Napa and Fig Tree Bay in Protaras.

IN Famagusta you will find some of the best weather. Generally the weather through most of the year is fantastic but this part of the island being well away from any mountains is virtually cloudless through most of the summer.

There is many activities available in this area include every variety of water sports including Scuba diving, plus walking, cycling and horse riding etc. If you stayed in this area for two or three months you would be able to visit a different restaurant every night and there is evening entertainment to suit all tastes.

The Protaras / Kapparis area

This area is often described as the ‘jewel’ of the eastern Mediterranean, Protaras is an elite beach resort on the southeast coast of Cyprus. Here in this idyllic resort one can find golden sandy beaches and rugged cliffs complimenting the tiny bays while overlooking the brilliance of the early morning sun as it slowly rises above the horizon, as if emerging from the crystal-clear waters of the sparkling blue-green Mediterranean.

A string of secluded golden sandy bays stretch along this ruggedly beautiful coast, each interspersed with rocky inlets where many colorful fishing boats go for their daily catch. In Protaras you will find the magnificent Fig Tree Bay, considered to be one of the island’s premier beaches. The safe, shallow, crystal clear water is ideal for sailing, windsurfing, water skiing, snorkeling and scuba diving. A fun loving resort, there are many fine restaurants, local fish taverns, bars and a buzzing nightlife.
Kapparis is an area of outstanding beauty, within easy walking distance there are 3 lovely beaches, Firemans Beach, Malama nearest and includes water sports and Ayia Triada with its beautiful fishing marina and church.

For the explorers the coastal path can be followed through to Ayia Napa and Protaras providing many secluded beaches along the way and fascinating nature and historic churches. The path continues beyond Protaras to the National Park of Cape Greko.

Most UK airports fly to Cyprus. Larnaca airport is the closest to our Villa (45km ) and takes approximately 45 minutes to get there. The roads are good and well sign posted, an added bonus is that you drive on the same side of the road as the UK.

“very relaxing holidays” We had a very relaxing holidays at a very beautiful villa. The location is excellent. The villa is situated next to a very nice beach only three minutes walking distance and it was very easy for us to go on food every day. The kids spent a lot of time at the pool, they had so much fun there. We look forward for next summer. We definitely go back.
