The ground floor is open plan with the lounge area furnished with a 3 seat and 2 matching 2 seat leather sofas coffee table and for your entertainment there is satellite TV. DVD player and Internet access. The Dining area is equipped with a Dining table and matching dining chairs.
Just off the lounge there is a Shower-room with basin & toilet. A modern fully fitted kitchen with electric oven, gas hob, fridge/freezer, microwave, blender, toaster, kettle, washing machine & dishwasher. Patio doors lead out to the Pool side area. Upstairs comprises master bedroom with en-suite facilities, a bedroom with a double bed and two with 2 single beds.
The family bathroom has a jacuzzi bath with shower over, WC and vanity unit with washbasin. The villa is air conditioned throughout and has an open fireplace for any cooler winter evenings.

Outside is a large private swimming pool with a Roman arch and steps, A feature water fall, Cypriot BBQ, sun loungers and garden furnisher. A large lawn runs down to the sea front.

A non refundable deposit of 25% is required to secure a booking. The balance is payable 8 weeks before the commencement of your holiday.
Payment by Bank Transfer
A refundable damage deposit of 350 euro is payable in cash on your arrival. This amount will be refunded following a satisfactory inspection of the property .
A welcome pack can be arranged for a fee of 30 euro.
The price is inclusive of cleaning ones per week and Internet access.
Check in at 15:00 and check out at 11:00 a.m. It may be possible to have a later departure or an earlier arrival for a small fee providing there are no other incoming or outgoing guests that day.
Car hire is not necessary though if you would like to visit other parts of the Island a car would give you access to more activities in the area and allows you to fully explore this beautiful Island.
Airport transfers and car hire can be arranged at preferential rates.
Conditions
Electricity - An acceptable useage of 150 watts per week is allowed and thereafter 28 cents per watt used will be charged. Air conditioning should be turned off when the villa is unoccupied to avoid extra charges being incurred. The units are very effective and can reduce the temperature to the required level within minutes.

The Famagusta region
The Famagusta District, on the islands east coast, was once the main port of Cyprus and a popular resort. After the Turkish invasion in 1974 the areas of Ayia Napa and Protaras were redeveloped to become one of the largest resort areas on the island with many hotels, tavernas, discos and bars. The area includes some of the finest beaches in Cyprus as well as Cape Greco and the administrative centre , Paralimni.
Protaras, with Fig Tree Bay at its heart is famous for its white sandy beaches and sparkling blue waters. It is the main beach resort. Looked over by green rolling hills you can find rugged cliffs standing high over small sandy coves and local fish tavernas serving fresh fish whilst you take in the wonderful scenery.
Ayia Napa is a bustling resort that has recovered its reputation as a great family resort with plenty of activities and entertainments for the whole family. Nissi beach is perhaps the most famous of the many sandy beaches in the area. Pay a visit to the old monastery and the local museum. The harbour has some excellent fish restaurants. If your passion is to dance the night away, then you will be spoiled for choice from the many lively bars and nightclubs. The Water Park is said to be one of the largest in Europe.
The Cypriot people are naturally very friendly, welcoming and helpful. They have a strong tradition for family life so children are made to feel welcome in most restaurants.English is spoken by most Cypriots.
The Protaras / Kapparis area
This villa are in an ideal location offering a haven of tranquility and privacy yet being just a short walk from white sandy beaches, tavernas, restaurants, bars, shops and all amenities. It offers a safe environment for families with children,situated in a quiet residential area in the exclusive Blue Water Village midway on a road with no through traffic, 200 meters in one direction to the beach and 200 meters in the other direction to the main road of Kapparis with its shops, supermarkets, bakery, restaurants, bars and tavernas.
It is only a 3 minute walk to a sandy cove with a variety of beaches including the best regarded beach in the area (Fireman's Bay). This beach is a favourite of the locals being less 'touristy' than most in the area, yet it still has sunbeds for hire and cold drinks available at the hot snack kiosk. Passing through Fireman's Bay is a coastal path along which you will find a number of other secluded coves and beaches.

Direct flights to Cyprus are available from a number of UK airports with additional budget airlines adding routes from March 2009. This will increase competition which, with landing fees at Larnaca airport reducing substantially this year will provide extra value.
Whilst Cyprus has two international airports with Paphos to the west of the island, Larnaca is the airport of choice when visiting the Famagusta area. It is a 40 minute drive from the airport to the villa.
Regular schedule flights to Larnaca are operated by British Airways and Cyprus Airways.
Hiring a car is recommended (preferably one with air conditioning), if you wish to tour the island and sample all that it has to offer. There is a wide choice available based at the airport. Oh and there is no need to worry, we will provide you with a map and clear directions from the airport. Remember too that they drive on the left the same as in the UK and that road signs are also in English.
