Agios Nicolaos Villa is located just five minutes walk away, from two of the most beautiful beaches of the area.Sirena bay and Mouzouras beach. Also the location of the villa is very quiet and peaceful, and has easy access to all amenities, including the local market and many excellent restaurants for eating out. The villa benefits a spacious yard with stunning view, furnished with a table and 6 chairs to enable you to dine outside and also a comfortable outdoor sofa and two armchairs for relaxation. The villa is ideal for families, with plenty in the surrounding area to see and do during your stay.

The lounge area has a comforable couch and has a television.
The kitchen is well equipped, with cooker, a fridge-freezer and microwave, a dish washing machine plus a washing machine.
The bathroom has toilet, shower and cupboard space.


All rooms are fitted with air conditioning to allow you to enjoy the hottest of days, and all necessary pillows, cushions, linen, duvets, cutlery, glasses and crockery are provided.

The shutters in every room are configured so that you can open them independently to retain security while allowing a cool, refreshing breeze into the room.

No need to pack: an iron or a hair dryer. Both are provided

The Famagusta region

Cyprus is a great holiday destination with a wonderful climate - over 340 days sunshine every year. The south of the island has plenty of good beaches, ancient ruins and temples, as well as a number of quiet inland villages and landscapes, water activities and a vibrant night-life in the larger towns.

Famagusta is made up of many small towns and villages. It is definitely worth hiring a car for a few days to get out and about visiting some of the many places of interest. Each time we have simply gone exploring we have always found an area we would like to visit again!

Driving on the Island is easy as they drive on the left and many of the roadside signs are in English. Larnaca, Limassol and Nicosia are all about 1 hour away .

The town of Paralimni is a 5 minute drive and offers a combination of local taverns, traditional and modern shopping facilities and a huge variety of café-bars. The town square is dominated by two beautiful churches which attract many visitors.

It is also quite easy to either drive to ( check car hire insurance conditions) or book a trip to the north of the island for the day where you can visit the “Ghost” city of Famagusta and also drive easily to Kyrenia harbour.

The nearest town to the villa is Penera/Protaras where you will find a vast selection of restaurants and bars. This resort has something for all ages and is probably one of the best holiday resorts you will find anywhere in the Med. A little further around the coast is Ayia Napa (about 12 klm)

Ayia Napa has something for everyone, with the great water park, golden beaches (Nissi Beach in particular) and very picturesque harbour area plus the stunning architecture of the local churches. Not forgetting the wonderful night-life for the young holidaymakers in the main season! Ayia Napa is an all year round resort!

There is plenty to see and do !

The Protaras / Sirena Bay area

The Villa is located close to many small coves and picturesque harbours such as Ayia Triada fishing harbour, Serena Bay with its small peaceful sandy cove and beach bar/restaurant - only a 5 min stroll away, as is Golden Coast with a large sandy bay and harbour with access to water sports and cafes etc..

Within walking distance there is a local supermarket and also some good local restaurants. The larger resort area of Pernera is only a 10-15 min walk along the beach and from here you can visit many superb restaurants, bars and beaches.

A local bus service is a 5 minute stroll away for those of you who wish to see the area but don't want to hire a car; this service will take you you to the main towns of Paralimni, Kapparis, Pernera, Protaras, Ayia Napa and on into Larnaca - the service runs regularly throughout the day and evening, even stopping at the famous waterworld in Ayia Napa!

The two main airports in Cyprus are Larnaca and Paphos. Larnaca is the nearest to the villa and is only a 40min drive away. Paphos is approx. a 2 hour drive but is still within commuting distance.

We can arrange transfers from and to either airport at excellent rates.

“very pleasant” My husband and I had a very pleasand time at Mrs Nicoletta's place. It's only a short walk to the sea, with a fantasic bay, sandy beach and a wonderfull warm, blue sea. it's a quiet and friendly sorroundig. There are some nice tavernas near by and 3 convenience stores and a bus stop just around the corner. There will be a next time indeed! “Nice place!” Pleasent small villa with living room - kitchen on the ground floor and two bedrooms on the first floor. Fully packed kitchen. There are two small sea bays near the villa - 4 and 7 min walk. 10 min by car to Protaras Center (Sunrise Beach and Fig Tree Bay). €10 - one way taxi's fee to Protaras Center. The Villa is very good place for family with 2 kids. The stair is little scary! Wi-fi router is not very power (on the first floor it almost disappears), but ground floor and terrace covered very well. By agreement with the owner for an extra €20 the internet's speed was increased in 3 time. The owner is very kindly! Response: Thank you very much for the nice review. About the wifi the problem is solved because i arranged to increase the speed. Kind Regards Nicoletta

“cute place, well designed, well fitted, and so close to the sea and what matters” very good location for the one who comes to relax and enjoy the sea and sun a bit off the noisy places for the gregarious one who craves for them (not our case) the house itself conveys a very friendly atmosphere, and is well kept, with everything needed; no space is lost
