About the home

The villa has floor space of 450sqm with a separate one bedroom apartment all of which stands in its own plot of 1800sqm. In the spacious landscaped gardens there is a private 12m x 6m tiled overflow swimming pool with a stepped Roman end leading into the water.

Around the pool area there are sun lounges, parasols and outside shower.In a separate part of the garden there is a hot tub and shady pergola equipped with seating area, bar and fridge. This area of the garden is crazy paved and well planted with palms and tropical plants. There is a large terrace which goes completely around the villa and is equipped with Garden tables, chairs and parasols. On the rear terrace of the villa is a pool table with steps leading up to the bar and hot tub areas.

All patio doors and windows are fitted with blinds and curtains, all rooms have air conditioning, central heating, stylish light fittings, ornaments and paintings.The villa sleeps up to 12 people, sleeping 14 with 2 high quality 3ft fold ups beds provided if requested.

High chair and large travel cot can also be provided if requested.

* Utility room with washing machine, tumble dryer and sink.
* Bedrooms are equally finished to a high standard with fitted wardrobes (some mirrored) bedside cabinets and lamps.
* 5 en suites have large walk in glass showers with twin shower heads. All fittings are too a high standard.
* 1 en suite with s shaped bath and large rain shower with glass door.
* Inside roof bar with fridge and sink, 360 degree panoramic views on the outside veranda with various chairs and tables.

* Villa has a large veranda to the front, sides and back of the property. Front veranda includes 6 lounge chairs with a fantastic view of the Mediterranean. Side veranda with a number of chairs tables and parasols with views of the swimming pool and sun loungers. Back veranda includes a pool table and BBQ area. There are also steps leading to the Jacuzzi and outside bar.
* Bar fitted with sofas, bar stools and fridge.
* A top of the range jacuzzi. Room for 7 people with back massager. This area is full of tropical plants and palm trees for that secluded feeling.
* Extra large 12m x 6m tiled swimming pool with Roman end leading to the water. This is surrounded by 10 sun loungers with parasols.
* Gardens to the front, side and rear of the property are well stocked with various tropical plants and palm trees.

Further details

A 20% non refundable deposit is required to secure booking the balance is payable 8 weeks before arrival.

We require a refundable deposit of 850 Gbp against damages payable with final balance.
This will be refunded within 14 days after departure subject to a satisfactory inspection of the property.

Payment made by direct bank transfer.


For stays of 2 weeks or above a mid term clean of the villa is included in the price.

Car hire is recommended.

Airport transfers can be arranged.

Electricity: After an acceptable useage of 400 units per week a charge will be made at meter reading. If the air conditioning is used sensibly the allocated 400 units per week should be sufficient.

Conditions

Smoking is not allowed within the villa. But is allowed on verandas and outside areas.

Please be aware that the villa is situated in quiet locations with neighbours. The villa is therefore not suitable for groups of all males or all females. Please do not try to book the villa under false pretences as these groups will be turned away on arrival and no refund given whatsoever. Please note that no discrimination is meant and this clause is for the protection of all parties.

The Famagusta region

There are many great places to visit within the Famagusta district.
One of these areas are:

Ayia Napa with its array of golden sandy beaches, restaurants, bars and museums, is a very diverse place to visit. Head over to Ayia Napa harbour with its Greeks tavernas specialising in fish mezes. Or just relax with a cold drink taking in the views. Nissa beach is where the tourist development area started.

With its pleasant sandy beaches and various water activities, including diving a jet skiing it is the perfect place to visit for a relaxing day. Also a place to visit is Ayia Napa monastery with its welcoming gardens. Its church was built in the 16th century over a cave where an icon of the Virgin Mary was supposedly found.

The Protaras area

Protaras became an idyllic holiday resort largely due to the beautiful sandy beaches in its vicinity. There are several excellent beaches, For instance the main beach Fig Tree Bay. Regarded as one of the most popular beaches on the island, offers a wide range of water sports, snorkelling and beach-side restaurants. The restaurants, pubs and bars gathered around the main road constitute the night-life of this resort, With its live entertainment, shows and karaoke.

Protaras is the idyllic resort for families, alongside its bars and restaurants there are many lunar fun parks for the children and the dancing water gardens.

The villa is only a 30 minute drive from Larnaca airport. There are many airlines in the UK which offer flights to and from Larnaca airport.
