Keys are provided to the guest for a property on the understanding that they are responsible for it whilst they are staying in it.
There will be a charge for any lost keys and you will be responsible for any other expenses in relation to replacing locks, locksmith call out charges etc.
We will deliver to you all the information you need by email prior to arrival. It is important that you follow the instructions we provide to avoid confusion - please read them. It is your responsibility to keep us informed of changes to your email address and/or telephone numbers and any flight information you have provided to us.
Check-in after 16.00 and departure by 11.00. (These times may be flexible). Late Check-out may be possible but must be agreed with us before the date of departure. Late departures may be subject to a "late departure fee".
Upon check in credit card details will be taken to cover any accidental damage which may occur during your stay. The property will be checked for any damage on departure and any costs incurred will be advised at this time.
Payments can be made by card or bank transfer.
A 15% deposit is required within 7 days of booking. A 100% deposit is required if your booking date is within 28 days of arrival.
The final balance is due 28 days prior to arrival. If you have not contacted us then we will collect the final balance using the card details already provided.
Failure to pay your final balance within 28 days of arrival may result in cancellation of your booking and the loss of your deposit.
If the behaviour of any of the guests is in the opinion of us unacceptable, then we reserve the right to ask them to leave the property and/or terminate the rental agreement immediately. This policy is for the benefit of all our guests.
Cancellation of your booking will result in loss of deposit in all cases. Cancellation of your booking within 28 days of arrival will result in payment of 50% of the total booking value. Any amount already paid above 50% of the booking value will be returned.
Under no circumstances will we be held responsible for any accident, injury or damage, and any related expenses which you incur whilst staying in the property.
It is recommended that you take out Travel Insurance cover before arriving with adequate cover to meet any possible expenses either medical, consequential or third party.

The Famagusta region
Famagusta District lies on the south east coast of the island and it is considered by a lot as one of the nicest parts of the island due to what it has to offer whether it is the white sandy bays of Ayia Napa and Protaras or the traditional villages still offering that unique character that has over the years attracted a lot of people to make this area their permanent home or their holiday dream .
The district itself not only includes Ayia Napa and Protaras , two of the most known holiday resorts on the island but also is home to a lot of other small villages known as the "red soil villages " due to the rich copperish colour of the very fertile soil .
Paralimni has now become the administrative town of the area and bears little resemblance to the sleepy rural backwater of the early 1970s. The centre of Paralimni with its superb Church, is very popular and the town has retained a friendly charm that is definitely worth visiting. Paralimni is a place where the old and the new seem to work in harmony , a place with traditional coffee shops and old stores.
Further to Paralimni it is worth visiting Liopetri to see the art of basket weaving and if you are a fresh fish lover venture a 5 minute drive to " Potamos " the river of Liopetri and enjoy the fresh catch of the day.
The Protaras / Kapparis area
The coastline boasts some of the best sandy beaches with its shallow, clear, turquoise blue waters and white powdered sand offering a range of popular family resorts, quiet coves, bars, clubs and restaurants.
Cape Greco, a protected nature reserve with great views, offers nature trails for those who like to walk. Travel further inland to explore and experience the ambience of the historic towns and villages. Take a trip to the spectacular Troodos Mountains where you can walk or go mountain biking to see the flora and fauna and ancient lifestyle, including the re-knowned painted churches. Winter travellers can even go skiing or boarding! Kapparis and the surrounding areas offer beautiful beaches such as Firemans Beach (1 km) or visit the popular Fig Tree Bay at Protaras (approx 6 kms) and Nissi Beach in Ayia Napa (approx 9 kms), as well as numerous harbours. There is a variety of entertainment and activities including watersports, bars, quad and motorbike hire, restaurants and shops.
Waterworld with its slides, rides and roller coasters is only a few kilometres away (9 kms) in Ayia Napa.
Protaras is the tourist resort of Paralimni located in the South East of Cyprus - Famagusta area. Protaras has one of the finest and famous golden beaches on the island namely " The magnificent Fig Tree Bay" and is visited by locals and tourists alike for its crystal clear waters and golden sandy beach.
Ayia Napa has over the years been known as a small piece of paradise on the lovely Mediterranean island of Cyprus. Agia Napa is very famous for its sandy golden beaches and the vibrant nightlife that is sure to please every budget and every taste . In recent years there has been a big effort to turn Ayia Napa into a family holiday destination, and even though a lot of youngsters are still attracted to the area, the number of families holidaying there is on the up year by year. Visitors to Ayia Napa soon learn that an afternoon siesta is a must if they are willing to make the most of the vibrant life the resort has to offer.

Kapparis is approximately 45 minutes drive from Larnaca Airport and 2 hours from Paphos Airport. The airport is located next to the main A3 motorway linking Larnaca to the eastern side of the island . Motorway ends in Ayia Napa and Kapparis is only a further 10 minute drive from Ayia Napa.
