This beautiful Villa is situated only 500m from the beach in the Marlita area of Pernera. There are several local bars, shops and restaurants less than 200m away. The "NEW 2011 Aquamania Water Park" is only a 200m stroll, and the main resort of Protaras is approximately 1.5km, but can be reached easily, with a 10 minute walk along the new beach front walkway.
Sleeping up to six people, the villa is ideally suited for those who want to sample all that this beautiful resort has to offer. Having the benefit of an 8m swimming pool and being near the beach, this property offers excellent facilities for couples and families alike. It has been furnished with a more contemporary feel, and benefits from a large private garden and gated driveway. Eating in, or going out, the facilities and location of this villa, mean you can enjoy your stay, your way.

The en-suite bedroom offers a small private balcony overlooking the BBQ area and pool, whilst the double bedroom has a larger balcony which also overlooks the pool and garden area.
In addition to the family and en-suite bathrooms, there is also a downstairs WC

There is an outside shower, which is great for cooling you down if you don't want to use the swimming pool, or for rinsing off sand if you have been to the beach!!.
Conditions
A non refundable deposit of 25% of the total rental, is payable to confirm your booking, the remaining 75% is payable 8 weeks prior to arrival
All guests are required to have appropriate travel/holiday insurance when the booking is confirmed.
Arrival after 1pm local time, vacate by 11am on the day of departure. Special arrangements can be made, however, you must obtain a written agreement. Vacating after 11am may incur further charges.
A security deposit of £200 will be required with the final balance, and shall be refunded within 2 weeks, following an inspection of the property upon departure.

The Famagusta region
The Island of Cyprus has so much packed into it, from ancient churches and monasteries, Troodos Mountains with its exhilarating contrast of invigorating air and fantastic scenery, to an array of sandy beaches and modern living. Cyprus really is the Island of dreams. Almost, year round sunshine makes it a haven for family relaxation or partying, whichever you choose, there’s something for everyone.
The Town of Paralimni is where you will find the large stores and supermarkets. The square in the town centre has many shops, you can visit the local church, then just relax at a Cypriot Taverna or chill in the modern Senso Café Bar.
On the main street you can find an abundance of shops and banks, however, time your visit carefully, as many of the shops close in the afternoon and re open at 4pm when the temperature starts to fall a little.
The history of the Turkish invasion in 1974, when Cyprus was divided, can be viewed from several points along the Famagusta border, you can book a trip with one of the tour operators, or try the open topped Red Bus Guided Tour, which takes you all around the area.
The Protaras / Pernera area
Approximately 45 minutes from Larnaca Airport, this resort is famous for the beautiful beach of Fig Tree Bay. Protaras is a modern resort which caters for young and old. It provides traditional Cypriot living, in harmony with the International bars and restaurants that the resort offers. Pernera is a lovely main street full of shops, bars and restaurants, for those who know the area, this villa is situated just off the road to Mojito, the Anastasia Hotel and Blue Spice Restaurant.
Along the coastline there are an abundance of stunning bays and idyllic coves which can now be accessed via a new walkway with covered seating areas, stretching from Marlita beach into Protaras. You can also sample a refreshing drink along the way at one of the many kiosks. An array of watersports and boat trips are available at the many sandy beaches.
You can browse around the shops, or visit the beautiful church of Profitis Elias, situated on the hill overlooking the resort. There is a small waterpark approximately 800m away, several fun parks, crazy-golf courses, and an Aquarium nearby, where you can see crocodiles, exotic birds and penguins.
