About the home

A beautifully presented 3 bedroom / 3 bathroom villa with private pool situated within minutes of the golden beaches of the Ayia Triada coast. The villa is on a secure, private and peaceful complex of villas but only minutes from the lively resorts of Penera, Protaras & Kapparis. The local town of Paralimni, with its authentic Cypriot character and culture, is a two minute bus or car drive away whilst for the young (and the young at heart) the non-stop night life of Ayia Napa is fifteen minutes by car or local bus/taxi.

The villa is ideal for families or couples looking for a relaxing holiday by their own pool with fantastic beaches & amenities close by as well as a wide variety of shops, restaurants, bars and nightlife.

The villa has an open-plan ground floor with large modern kitchen, lounge, dining room and patio doors leading to the pool and garden. Upstairs the master bedroom has en suite and there are additional double and twin rooms, master bathroom and balconies. There are two big comfy sofas so you can relax in front of the large flat screen TV (with satellite reception, DVD player and music system). Outside, the villa has a large pool and pool-side terrace for sunbathing, complemented by gas BBQ, dining table / sun umbrella (6 seats) and 6 good quality sun-loungers. For the sun-worshippers, relax on the roof-top terrace and soak up the rays! For those who enjoy outdoor dining, light-up the easy to use gas BBQ.

The Villa is located in Ayia Triada between Pernera and Kapparis which is part of the Protaras area. It is located in an area that is quiet enough to enjoy a relaxing holiday but with walking distance of the sandy beaches. The nearest bars and restaurants are also 5 minutes walk away. Car hire is not necessary but advisable to best explore this beautiful Island. The main resort of Protaras is less than 5 minutes by car or take the local bus which runs through Pernera and Ayia Triada and can take you to Protaras, Ayia Napa and the Water park. In the other direction into the town of Paralimni, a traditional Cypriot town with shops, tavernas, churches and an interesting town square where you can sit in a café and watch the world go by.

The ground floor consists of an open plan living, dining and kitchen area. The living area is tastefully furnished with a comfortable leather sofas, television , DVD player and CD stereo system. The dining table has 6 dining chairs. The kitchen is fully equipped with fridge/freezer, microwave, washing machine and electric oven and hob.

Stairs lead to the first floor with two double bedrooms. One has an en-suite shower room and each have a balcony which overlooks the pool. The third bedroom is a twin room. All bedrooms are equipped with air conditioning units and ceiling fans. All bedrooms have fully fitted wardrobes. A full family bathroom with bath, shower and wash basin is located on this floor.

Stairs from the 1st floor then lead to the roof terrace with sea views.

Conditions

A 25% deposit is required to secure your booking, with the balance payable 8 weeks prior to departure. Additionally a separate deposit of £250 (refundable) to cover breakages/loss, will be required along with the balance payment. This will be refunded withoin 2 weeks following inspection of the villa by our representative.

Please note, we do not accept bookings for all male/female parties. Strictly no smoking allowed in the villa, although smoking is permitted outside (ash trays are provided).

The Protaras / Ayia Triada area

Ayia Triada is a small area between the main resorts of Protaras, Pernera & Kapparis. The villa is within walking distance of the sandy Ayia Triada beach, with its small fishing harbour and picturesque little chapel, and Serena Bay beach, with its scenic restaurant and bar. All along the coast are beautiful beaches and coves – ideal for diving & snorkelling. There are several restaurants and bars within walking distance of the villa.

The villa is near to the local bus route which connects all the resorts in the area – Pernera (2 minutes), Kapparis (2 minutes), Protaras (5 minutes) and Ayia Napa (10 minutes) – all of which have beautiful, sandy beaches, like Fig Tree Bay in Protaras and Konnos Bay near Cape Greko, and a variety of shops, supermarkets, bars & restaurants. The famous Waterworld waterpark at Ayia Napa is a must day out as is the natural beauty of Cape Greko National Park.

Paralimni is a 2 minute drive – a traditional Cypriot town with supermarkets, shops, tavernas & coffee shops.

There are boat trips from the marina at the Golden Coast hotel or from the local bay at Ayia Triada and water sports (paragliding, pedalos, diving, jet skis, etc) to suit all ages.

The villa is ideal being located in the peaceful setting of Ayia Triada yet only a stone’s throw from the bustling resorts of Protaras.

Fly to Larnaca airport, and take a 40 minute taxi ride along the A3 motorway to Protaras (Crystal Springs Hotel or the Golden Coast Hotel are the nearest landmarks). Or you can arrange car rental from the airport. Easy to follow directions will be provided.

“Excellent Villa and Great Pool.” I recently returned from staying at the Villa Abterra with my family and it was a large, spacious and well furnished villa. Pool was excellent and the children loved it. The service of the Rep Jill who showed us around and explained the area and sights was very helpful. 2 minutes walk to the Bus stop and to the beach is great, we had a car which proved to be very useful due to the hot temperatures. It is close to Kapparis for a night out, about 10-15 mins walking, for Pernera or Protaras the bus or a car is required. Roof terraces and balconies are lovely but we never really used them a great deal as we were in the pool or out and about. Only downside was some unfinished roadworks and housing on the estate but this didn't detract from the holiday. Great communication with the owner and very helpful. Thanks for a lovely holiday.
