About the home

Our villa is situated on one of the most exclusive luxury developments in Ayia Triada, Paralimni called 'Beach Gardens' with a beautiful sandy beach and a small picturesque harbour less than 100 metres from the door.

We have purposely given our villa a modern / contemporary feel in its design which works well on those gorgeous hot days and nights helping to keep the villa nice and cool with its spacious air-conditioned open plan lounge, dining area and kitchen. Outside you have your own private pool with spacious patio and decking area fully furnished with executive sun-loungers, outside shower, patio set and BBQ.

1: Bedroom 1 (master bedroom) has a double bed, bedside cabinets, large fitted wardrobes and patio doors leading to the balcony.

2: Bedroom 2 has twin beds, bedside cabinet and large fitted wardrobes.
Both bedrooms are air-conditioned which doubles as heating (if you need it !!)

3: Bathroom: Upstairs family bathroom has a bath with power shower, WC, basin and washing machine ( yes a washing machine in the bathroom - its a Cyprus thing ! )

4: Downstairs cloakroom has a WC and basin.

5: Kitchen: New luxury fitted kitchen with dishwasher, microwave, fridge/freezer, electric oven and gas hob, pots, pans, utensils, crockery, cutlery, toaster, kettle, ironing board and clothes airer.

6:Living Rooms: Large open plan lounge and dining area with two 2 seater leather sofa's, one twin seater sofa bed ( not shown in picture ) flat screen TV with English satellite channels, DVD / Playstation 2 (please supply your own playstation games and DVDs), Hi-Fi Stereo with CD Player and dining table & chairs.

7: Full remote control air conditioning is provided in all rooms.

8: The villa is fully cleaned and has fresh bed linen & towels before each new arrival (additional cleans and linen changes are available if specially ordered).

9: All bed linen and towels are provided (please bring your own beach and pool towels).

Further details outdoors:
The villa is managed by Sue & Brian who are English ex-pats and are available to help you if you have any questions.

The pool is cleaned, maintained and managed every Wednesday & Saturday by our pool man Demetris.

Around the private swimming pool there are 6 good sunloungers all with cushions, large decking area with table, 6 chairs, large umbrella and an outside shower. There is also a large traditional barbecue and perimeter lighting has also been installed all around the villa.

Through the cast iron gates leading upto the villa is a long driveway which parks at least 4 cars.

Further details

Changeover day is variable. Additional days can be booked on a first come first served basis. Normal check out time from Villa Rosie is 12pm this allows us time to prepare the villa for our next guests.

Extra hours may be booked for an additional charge - please ask for details when booking to check on availability.

Conditions

Our villa is suitable for couples and families only.

We regret that we are unable to accept all male or all female groups.

We reserve the right to refuse entry if a booking has been made but not disclosed. We operate a strict indoor no-smoking policy.

Full remote controlled air conditioning which doubles as heating in the winter months is supplied at no extra cost in all rooms and a safe has been fitted in the villa for extra security.

Remember that in our villa all electricity & gas is included in the price and you do not get charged extra for use of the all important air conditioning.

The Famagusta region

Local easy to get to towns such as Protaras and Ayia Napa have something for everyone. Long golden beaches, water sports, good restaurants and nightlife!.

A day trip to the Trudos mountains or a visit to the famous divided capital city of Nicosia are highly recommended but car hire would be required.

A wonderful view of the famous ghost town 'Famagusta' can also be enjoyed whilst walking along the coastline.

Most Cypriots speak good English (so don't worry about that Greek phrase book!).

Cyprus roads are the same as the UK (they drive on the left).

The Protaras / Kapparis area

There is a small bar at the end of the road but a short walk to Kapparis which is approx ½ mile away (0.8 km ) you will find all essentials such as well stocked supermarkets, bank/cashpoint, and good quality bars & restaurants catering for all tastes from around the world. If walking is not your preferred choice taxi's & public transport are easily accessible.

There are many local beaches along the coastline mostly with wonderful clear blue waters and plenty of water sports, water parks & scuba diving centres.

The nearest Scuba Diving Centre to Villa Rosie is just 25 metres away, as you walk down to the beach.

The easy to get to lively holiday town of 'Protaras' is approx 2 miles away where there you will find an extensive choice of bars, restaurants, nightclubs, beaches and your essential tourist shops.

The old traditional part of Paralimni is approx 2 miles away and has some fantastic traditional and modern cafe's, bars and restaurants as well as fully equipped supermarkets, Internet cafe's, gift shops, clothes shops, electrical shops etc....

The extemely popular Ayia Napa is approx a 10 minute drive away.

Most supermarkets in Southern Cyprus stock a good variety of quality recognisable food brands that you would see when shopping in the U.K.

Larnaca International Airport is approx 45 mins drive away from the villa which is mostly by motorway, which never seems to get busy.

There are plenty of car hire companies available online but it is not essential as there are plenty of reliable Taxi's and good public transport to neighbouring Protaras, Ayia Napa and Paralimni.

Once a booking has been made and paid for we will issue the full address, driving location map and entry details for Villa Rosie.

If requested, we can recommend a good car hire company and also arrange an airport collection & drop off service. Please ask for further details.

Just wanted to let you know that we had a both had the best ever time at Villa Rosie........

The villa was just perfect and so was the location being just by the beach. The weather was brilliant and we have both returned home with a very nice tan!! We had the most relaxing of holidays and did nothing but sun bathe, swim, drink, eat, sun bathe, swim. drink and eat etc, etc..........Pure bliss!!!

Many thanks for the bottle of wine ( on arrival )

Anyway, we do not want to be at home and we really had the best holiday...... We would love to come back another time and we will be suggesting a stay at your villa to our friends and family.........

If requested baby cots are also available for rental locally, please ask for more details.
